I was surprised to see the review from the owner that rated Sue Sherman a and quot;Dand quot;. Obviously, they don't know how home renovations work on a 70yr old property. One has to expect the unexpected in an older home and contingencies must be planned for. Sue has a long history of performing remodels on behalf of area Realtors, and she has performed some major work over the years for me. Her integrity is above reproach and she is responsive and fair to homeowners when issues arise. The scope of work Sue has performed for me is listed above. That said, she has done everything...from cosmetic upgrades, to total gut jobs. We used to affectionately call our home in Bent Tree and quot;Downtown Baghdadand quot; because its condition was so bad when we purchased the property and it looked like some of the images on TV during and quot;Operation Shock and Aweand quot;. Realtors knew it as and quot;the house with the sh*tty pool!and quot; We moved walls, removed an interior atrium, and turned a and quot;closed conceptand quot; into an and quot;open conceptand quot; way way way before it became so popular. We put in porcelain floors in main entry and tile in the master years before it was so commonplace. People see our home and marvel that it is 40 years old and looks so modern. Sue is honest and transparent about the pricing. What else can you ask?
Description of Work: Sue has remodeled the following for me with excellent results 1. 1996 - Home in Bent Trail 3100 sq ft Contemporary remodel. 2. 2002 - Update home above in preparation for sale. 3. 2002 - Update rental property in preparation for sale. (2700 s.f.) 4. 2003 - Complete renovation of a large 4,700 sq ft home in Bent Tree. 5. 2006 - Office renovation near Love Field 5,000 sq ft. 6. 2013 - Porcelain Tile floors in Main living area of over 900 sq ft.

The project started on time, but finished later than promised. While this is not unusual, she knew that timing was critical for us and to my knowledge, there were no unforeseen delays during the project. While the project came in just under our maximum budget, the scope of the project was expanded by the contractor with out us know about it first. For example, the painters decided to paint the entire bedroom and hallway, not just the walls effected by sheet rock repair including all the woodwork in the bedroom ans hallway. Since we moved out of the house, we were told that only the contractor and her forman would have the key and the alarm code. I stopped by after work each day to follow the progress and on multiple occasions found the house empty and unlocked or unsecured with windows left open. When I contacted the contractor, she was very apologetic, but the behavior didn't seem to change. Near the end of the project, I actually found the key and the alarm code and quot;under a potand quot; on the back porch. Our biggest negative experience involved the tile setter. While he was very nice, he didn't seem to be very skilled. Something was done incorrectly when grouting the shower floor. This was supposedly fixed as one of our punch list items. The problem redeveloped with in a short period of time. When the tile setter came back to re-grout, he ruined the porcelain tiles during the process. We asked that the floor be retiled, but not by the same tile setter. Since the contractor had no one else to offer, we turned to Angie's List to find someone to fix our problem. The contractor provided the replacement porcelain tiles after first supplying an inferior replacement glazed ceramic tile, However she has refused to incur any of the cost of having the floor repaired after her tile setter ruined it.
Description of Work: We had 2 bathrooms gutted & remodeled at the same time requiring us to move out of the house during construction

Response from Sue Ellen Sherman Designs
I was hired by (removed member name) and the house’s co-owner, (removed co-owner’s name), to remodel 2 adjoining bathrooms. I estimated that the work on this 70-year old house would take 4-6 weeks and would cost approximately 40 thousand dollars. The cost estimate included high end tile, plumbing fixtures and custom cabinetry, not to mention re-working the entire plumbing system in the house. The job was completed in 5 weeks and for less than the estimated cost. (removed member name) sent me emails with rave reviews expressing her appreciation about the work along with pictures of the house before and after the work was completed. I have the pictures and would be glad to forward them to you. The present complaint involves a very small part of the overall job. Here’s what happened: Somehow, the grout on the floor of the shower cured unevenly. I sent the tile setter that I use back to the house to re-do the shower floor, which he did. However, what we later learned was that the grout was defective. I then sent the tile setter back a second time to replace the grout using a different product. During that re-grouting, 3 tiles were chipped and, unfortunately, the shower drain was scratched. I took TOTAL responsibility for what had occurred, but (removed member name) and (removed co-owner name) would not allow me to do the warranty work that I was more than willing to complete (tearing out & re-grouting). I paid for tile for the entire shower floor surface, not just the tiles that had been chipped. I provided a new drain and, of course, offered to repair the floor at no charge to (removed member name) and (removed co-owner name). When they declined to allow me to have the floor repaired, I offered a $50 good will amount that would have more than covered the reasonable cost of a 15 sq. ft. repair, but they declined again. Instead, they hired another tile setter who, according to (removed member name) and (removed co-owner name), charged them $350. I have never seen that other tile setter’s invoice, so I don’t know if that was the actual charge for just doing a 15 sq. ft. shower floor repair and nothing else. However, if it was, in my opinion (removed member name) and (removed co-owner name) were considerably overcharged. I have been in business for 30 years – I have countless clients who could post extremely positive testimonials about my work as well as my character. I’m sorry that (removed member name) and (removed co-owner name) now say that they were disappointed, because I have e-mails stating that they were initially happy. This complaint is nothing short of harassment. Even so, for the next 30 days I will continue to honor my offer to send them a $50 good will amount for the reasonable cost of a 15 sq. ft. shower floor repair. Finally, regarding the reference in the complaint to the additional painting, that was provided at no cost to (removed member name) and (removed co-owner name) and was done in an effort to produce a better finish out of the work on their 70 year old house. Thank You, Sue Sherman 972-733-1912
