After my ceiling began leaking on 3/11 and collapsed 3/12, they did fix the ceiling a week later (3/18). It took an additional week for them to get a carpet cleaner out (in mind, the carpet was sopping wet for a day an a half (mold/mildew?) and I paid for the electricity to run industrial fan for three days), The options presented to me while I had a hole in my ceiling were (a) I sleep in a vacant apartment (where they would not help me move a bed; (b - presented by me)) stay in a hotel - which they said they could not reimburse. I choose to sleep in my bed, but it was 40* outside and the heating bill that I pay literally went out through the roof. I still question the integrity of the structure as on 3/22 (with no rain between) I found water stains in another room. It took until 3/27 for them to inspect and they claimed it dry. How water stains can occur without moisture is a little confusing to me. My statement above has been submitted with no response, in addition to phone calls. When I try to call the office, I am most often forwarded to their message center, but it is a dime a dozen that I actually get someone on the line or a call back. As a management company, I feel it is their job to maintain not just the structural integrity but as they have said "my comfort." They have not take the responsibility to do either. This is their job and I feel that I should not have to make multiple calls (3 yesterday and 2 today). As stated previously, the initial letter I submitted above was at date and I was told that my apartment was "livable but might be uncomfortable" (I had a 4'x6' hole in my ceiling). Please help. Description of Work: March 12, 2009 I was told on March 11, 2009 when I had water coming out of my ceiling that my apartment is "livable". The next day, after my ceiling caved in, I was told that it might be "uncomfortable", but my apartment was still "livable" by Community Manager Veronica Moran. A)There is only one affected area. B)I had to move all of the furniture from that area into other areas making them cluttered, inaccessible, and not livable. C)The affected area involves approximately 25 square feet that has no ceiling. The wood in the visible roof above is saturated with water. D)The affected area is where I relax, watch television, and unwind at the end of the day. I cannot work my 60 hour a week job with daily stresses without being able to unwind. E)I have had to miss work. If I am not working, I cannot pay rent (on an apartment that has a hole in the ceiling and limited living space). F)I missed sleep to empty bucket after bucket of water… Or I can let the problem leak down through the floor to my downstairs neighbor. Thus far I have chosen to sacrifice sleep. G)I did three loads of laundry last night – all towels that were soaking up rain water that looked like "beer" (as described by Community Manager Veronica Moran). The towels were mine; three were tossed (with my permission and under the condition I would be reimbursed) when they removed insulation from my ceiling off my floor. H)The lack of aforementioned insulation is going to raise my electric bill. I)Moisture promotes the growth of mold and mildew. J)The carpet is soaked. I am not sure it can be adequately dried without removal. My carpet was soaked when I got up at approximately 7am on March 11 and was covered with plastic since around 11 that day. At 5pm on March 12 contractors came, ripped up the carpet, and removed the underlying pads exposing a saturated concrete floor. They then put the carpet back down and set up a fan that we were instructed to run for two days, plugged into my electrical outlet at my expense. K)I still have water coming out of my roof where there is a hole in the ceiling, which requires buckets to be placed on wet carpet. Again, moisture promotes growth of mold and mildew. Management’s Presented Resolutions: 1.Sleep in a vacant apartment a.What happens to my belongings? 2.Stay with friend a.Why am I paying rent? b.What happens to my belongings? 3.Receive unsaid amount of compensation AFTER the repairs are completed. This could be weeks and months from now as repairs can not be made until roof is repaired and apartment is dry. Tenant’s Proposed Resolutions: a.Move into vacant apartment of same size or larger at same rent as present lease. Management will pay moving costs. b.I don't have time or energy to pack up and move all of my belongings. c.This is not my problem. d.I know that it is not your fault and that it cannot be taken care of until the weather dries up, the contractors are available, and other things beyond any o
