I phoned Greg up on a Monday and made an appointment with him that same Friday for the inspection. He arrived a few minutes before scheduled time, and gave me a summary of what he would start with and what he will be looking for. The inspection lasted four and half hours, which I followed Greg the entire time. It was a great learning experience for me as he was very willing to explain his findings. He made me at ease explaining that there is something wrong with every house, and that the building codes he inspects to change throughout the years. Since a 1999 house cannot have everything up to current codes, his report was extensive.
The evening of the inspection, Greg was able to deliver the inspection report. The report included multiple pictures, and incorporated wording and diagrams from current building codes as a reference. He took more pictures than was included in the report, and happily emailed them to me upon my request. Additionally, since I am moving locally, I had some concerns over my current house, and asked Greg to give me his opinion. He willingly took the additional time to do so without asking for an additional fee.
A few days later, he called me to make sure I understood everything and to answer any questions I may have. Oh, if possible, he does get up on the roof. My real estate agent was surprised by this, as it is rare. This was a big part of the inspection for me, as there were numerous issues that required $1500 to fix. This never would have been captures looking through binoculars from the ground.

I found a house inspector from a website and he was pretty good. He was a little bit more expensive but he was very knowledgeable so I felt like it was a good person that he is if you want a very detailed inspection done. You get what you pay for, he did a good job.

Greg was very professional. His inspection was detailed and illustrated. Anyone could follow the necessary repairs needed. His was fast with his report (same day). He also recommended a extremely good bug/termite inspection company. Dont expect much casual conversation, he is all business.

Greg arrived on time and was at the house for several hours. It was a good experience. My Realtor arrived before we had a chance to wrap up and he was very kind in moving the summary along. My step-dad referred an inspector he had used in the past. I called the
inspector and he was fully booked so he referred me to Greg. I called
Greg a few days prior to the inspection and he was able to accomodate my
schedule. He showed up the day of the inspection 15 minutes early and
was very professional. He did a thorough job explaining to me what he
say while inspecting the house. I received the inspector report within
24 hours after the inspection was complete. The report was documented
well and easy to understand. I would definately use Greg again in the
future. Highly recommended!

Greg was extremely professional. He responded to my initial email

Cypress Inspections inspected the house I ended up purchasing and I was satisfied with their performance. It is a one man show, and Greg was very knowledgeable and very through in his inspection. No major issues have been identified that we weren't aware of before.There were a couple items that were not accessible during the inspection, and Greg was very straight forward about what he could or could not do.
The only complaint was that Greg reported that the A/C unit was not performing properly and recommend additional inspection of the Cooling system. The A/C guy I had out said that there was no problem, but that this issue is often reported when the inspector uses a laser thermometer, as it measures the surface temperature of the vent, instead of the air temperature. Other than that, I have no complaint with Cypress Inspections.
After the inspection, Greg prepared a very easy to read report which helped to get estimates on the items that needed repair. He also offered himself up for any follow up questions we may have had.

"(Member name removed) When I discover that the cooling temperature is not within the proper range I use a second device to verify that the first device did not malfunction. Therefore I use both a probe in the ducts nearest to the evaporator coil and a laser thermometer to verify my findings. Did the HVAC techincian make repairs to other HVAC defects noted including air leakage with the duct system, primary condensate drainpipe incorrectly installed, electrical defects at both the heating and cooling equipment and an incorrect gas vent pipe installation with the heating system?"

We are extremely satisfied with Greg's work. He is punctual, very thorough, performed a 4 hour inspection, explained a lot of things on the site. Delivered a detailed professional report the same day.
Because we are buying an older house, there are quite a few items in the report. Greg again helped us get an idea of how much the repairs would cost after delivering the report. On top of that, he helped us identify the main issues.

Greg was very professional and exceptionally diligent. He noted the details that many others would have missed. (even our realtor, with decades of experience in the business, was impressed). The complete report was equally thorough incorporating numerous photos and explanations. The report was delivered within a day or two, and followed up by detailed response to our questions. I have recommended Greg to other friends, who have used his services and were equally impressed. It’s fair to note that Greg’s pricing is somewhat higher compared to other inspectors, but his knowledge, rigor and professionalism are well worth it.

Greg showed up actually a little earlier than we had planned, so he was able to start looking around the outside of the home before we got there. He quickly got my husband up to speed on what he had noticed, and they then walked through the house together. Greg pointed out everything he noticed to my husband, and they were able to discuss what he saw and what it meant. He finished in roughly the time he had led us to expect, and I had the report by the end of the day. His report was very detailed, with pictures when it made sense to do so, and gave us a thorough understanding of anything we would want to have fixed before buying the home. I can't recommend him highly enough!

Greg helped us avoid purchasing two 'problem' homes and his inspection results insured we were satisfied with the third and final home. Two particular areas that I felt set Greg above the 30+ inspectors I considered were the specific code references and graphics included in his reports (review the sample reports of inspectors you are considering) and his Texas Master Electrician License (I found very few inspectors with this additional qualfiication). First: 3500 sq ft new construction home with several serious and not easily resolved problems being revealed during the inspection - including missing and incorrect flashing and sealing (permitting water intrusion), attic HVAC units without proper access and equipment more than two years old in a supposedly new home. Second: 2100 sq ft 30 year old home which became a no-go less than an hour into the inspection - due to inadequate roof structure, worn-out roofing, significant and hazardous electrical problems and many substandard DIY modifications. Third: 2800 sq ft new construction, home with substantially better quality of workmanship - and very few and relatively minor inspection issues which the builder quickly remedied. I do not understand why anyone would consider investing in a home purchase without the qualified opinion of a home inspector that works for you, the Buyer, and not the Builder, Realtor or Seller) and can strongly recommend Greg at Cypress Inspections.
