I'm very pleased that their report indicated that no foundation repair was necessary, but this would have been a positive experience even had their report been less favorable. I would definitely use them again if I needed a competent and unbiased foundation assessment.
We apologize for not getting back with you. Celia and I did see your email, and we discussed it. We just failed to get back with you in a timely manner. We are just a small business trying to manage 8 engineers and inspectors. We simply are not able to respond to every email.

Mike, you did an evaluation and report for me back in February, 2013 before I purchased this house at the below mentioned address. Now I may need your assistance again depending upon the cost.
I will be adding a small room enclosure under one section of my covered back porch. See attached sketch.
The City of Southlake wants to be certain that the foundation area under the exterior porch wall will support an enclosed wall with a brick exterior tied to the new walls. See photo #4. They want a document from an engineer saying it will be okay to proceed with the plan.
I also have another small issue with a slight dip or valley in the floor of my master bath. I need to find out if it might be an issue to be concerned about.
I don?t think this will take more than 30 minutes of your time. Cost is an issue. I am already spending too much for this little small room enclosure. Please get back to me with an estimate for a brief visit and short report for the City of Southlake. Thank you.

I was asked by my lender to have the foundation inspected by a structural engineer after the appraiser noticed cracks in the ceiling and wall joints in the upstairs master bedroom. The request came late in the process and I needed a quick turn-around. I contacted several inspectors who could not schedule me for at least a week. Lighthouse engineering, upon hearing the urgency of my request, was able to schedule an inspection for the following morning. Justin Conklin arrived right on time. I found him very courteous, knowledgeable and professional. He observed the cracks in the master bedroom, and then proceeded to perform a full foundation inspection, measuring the levelness of the foundation and noting any observable cracks on the outside of the house. He had report to me by the next morning that included a CAD drawing, pictures, observations and recommendations. Fortunately, no major repairs were required.
I am very pleased with the experience that I had with Lighthouse Engineering. Additionally, they gave me a 5% Angie's List discount. The cost of the inspection was a flat fee and was in line with the quotes that I had received from the other vendors that I contacted. If you need your foundation inspected, check them out.
The piers we needed to adjust were no longer under warranty and we weren't getting anywhere with the install company on the repair. Jason sent us 4 recommendations for repair companies (all highly rated on AL). We ended up using Foundation Dynamics (a seperate review has been posted for them) and they were terrific. Overall a much better experience and I feel confident we've finally solved the problem that plagued our house far too long. Jason will be my new "go to guy" for any future foundation concerns.
"This lady was very rude saying to me that she would not use our services but continued to ask questions. I said that since she wasn't interested in our services, I had telephone calls coming in so I was going to hang up. She continued to rant about our price, so I said goodbye and hung up."
