"We do offer free estimates to homeowners. However, when an investor, realtor or when buying or selling, we do charge a $100 inspection fee that is taken off the bill if you hire us. We also use a lead generation service that charges us per call and when a lead comes in through them we charge the same fee that again is taken off the bill if hired. We had to start charging this way because they would have us come out for free and if the house was fine, then they would not require our services. If the house did need foundation repair then they simply don't buy, therefore they won't need our services. It was costing us a fortune doing free work without any return. We have also charged the fee if someone needs us to inspect ASAP and we have to make special arrangements to set the appointment, which is rare but agreed to by the customer. I didn't take his call to set the appointment so I don't know exactly which category he fit into and had he explained that he was the homeowner, that fee would have been waved. No such explanation was given so I cannot speak about his situation. I wanted to respond and explain why there would have been an inspection fee. A structural engineer would have given the same inspection but there would be a fee of between $350-$450. That money would not be reimbursed when then work was completed."

"Thank you [Member Name Removed]. Our crew tries to get things done fast, however wet weather, hard ground, deep beams, and low clearance can cost the guys time. I'm not sure what exactly cost them time but I am sure they did not take shortcuts or perform sub-standard work to save time. If you live in the Canyon lake area, then they probably encountered a ton of rock that makes the job much more difficult. These repairs are meant to last a lifetime so you will most likely never have to worry about your foundation again."

"The cost of this project did indeed go up from the initial estimate. We had to add 2 additional piers and pump slurry and had an additional fee to a plumber - these costs were discussed with the customer and agreed upon so we continued work. Time Frame- After we began work it started to rain. Due to the rain, the customers swimming pool flooded and flooded under his home. This caused a significant delay in work. We must wait for all to dry to be able to continue, sometimes depending on the amount of rain it can take several days or in this case a week or more. Once the ground dried including under the house each hole was pressure tested again and we were able to finish this job. Universal City ( where this house is located) requires us to obtain a permit for work and provide an engineers report both of which we did. The invoice sent to the customer reflects that. All measurements/readings before and after work are on the engineers report that was signed off on by the engineer when work was completed."

"This customers project was delayed by the rain we received at the time. When we have significant amounts of rain as in this case, it can take weeks for the ground to dry up underneath your structure. I met with customers on several occasions to show the amount of mud we had under the structure and to relay that we could not continue until it was completely dry. When the skirting on this structure was removed it was discovered that there were rotten beams and floor joists that needed to be replaced to make the structure sound. This is where the 2 additional days comes into play. My crew did remove and replace these damaged pieces that were not visible at the time of estimation. Customer did pay for the additional lumber costs but neglected to pay for the additional labor costs. We did install 3 additional sono tubes at no additional cost to the customer. The loose ends the customer is referring to are the temporary supports that are needed to ensure time for the concrete to cure. This process can take up to 21 days. When the appropriate time had passed we returned to the location and removed all such supports and completed the back filling. An engineers report and city permit are required by the city of San Antonio. Both were obtained and are on file. The customer neglected to pay her final invoice in full (2 additional days of labor)."

"Estimates are Free, verbal or written. We offer a free estimate. If the prospective customer informs us at the appointment that they are not going to have the work done, but just want to know if they have a problem and about how much it would cost to repair, we will usually give a verbal free estimate. Written estimates are usually reserved for situations where the work will be completed, either by us or another company. Or when requested. (Member name removed) was given a verbal estimate and appeared content. Mrs. Allen informed us that her children wished to purchase the home. She wanted to tell them the cost of the repairs to deter them from purchasing her home. She even informed me of this over the phone when the appointment was made. As for punctuality. When the appointment was made (Member name removed) was informed that her appointment would be the 2nd appointment that day. She was informed that the 1st appointment was scheduled for 10:30 am and she would be seen directly after that, and she was. The date was May 15, 2014 and I arrived at her home at a few minutes past 12:00 noon. The appointment went smoothly with no conflicts and (Member name removed) appeared contented when I left."
