Although their own website and their posting on Angie's List clearly states that they do FREE estimates, they were going to charge me $100 to come check my foundation. Needless to say, 3 estimates trying to find the best price for my money would cost $300. They claim it be a regeneration fee. RIDICULOUS...it's either free or it's not...no matter what you call it. BEWARE!!!

"We do offer free estimates to homeowners. However, when an investor, realtor or when buying or selling, we do charge a $100 inspection fee that is taken off the bill if you hire us. We also use a lead generation service that charges us per call and when a lead comes in through them we charge the same fee that again is taken off the bill if hired. We had to start charging this way because they would have us come out for free and if the house was fine, then they would not require our services. If the house did need foundation repair then they simply don't buy, therefore they won't need our services. It was costing us a fortune doing free work without any return. We have also charged the fee if someone needs us to inspect ASAP and we have to make special arrangements to set the appointment, which is rare but agreed to by the customer. I didn't take his call to set the appointment so I don't know exactly which category he fit into and had he explained that he was the homeowner, that fee would have been waved. No such explanation was given so I cannot speak about his situation. I wanted to respond and explain why there would have been an inspection fee. A structural engineer would have given the same inspection but there would be a fee of between $350-$450. That money would not be reimbursed when then work was completed."

The owner inspected my floor levels and indicated that they were within acceptable tolerance levels. He could have sold me a pier support system but was honest enough to say that my home did not require any foundation work at this time.

I didn't actually use these guys (still getting other bids) since their schedule was backed up for 3 months. However, the company rep responded almost immediately letting me know they wouldn't be able to meet my (1 month) timeline due to their schedule. Also got some quick advice on what to look for with other companies.

They did a really good job as far as leveling. They couldn't level it all like I would like to but he had a lot of good workers. I sent him emails but he have not got back to me yet but I will still rate them "A" because I'm thinking it might be because of the weather. Everything was good. The were very respectful.

I'm not sure what exactly cost them time but I am sure they did not take shortcuts or perform sub-standard work to save time. If you live in the Canyon lake area, then they probably encountered a ton of rock that makes the job much more difficult. These repairs are meant to last a lifetime so you will most likely never have to worry about your foundation again."

Awesome! Foundation repair and leveling of pier and beam home. These guys had a quote for me same day they came out, their crew showed up on time, and were clean-cut and professional looking, they were very polite and kept me updated on what they found and what it needed. They finished the job on time and for exactly the amount they quoted. Now my parent's floor doesn't tilt and cause them to fall. We also got a transferrable warranty on their work, and a free inspection in one year. I am a Realtor, and though this was our own family home, Skillful Construction is going in my Best Tradesmen to Refer to Clients rolodex!!!

The team was extremely professional and polite. They worked in the terrible heat and other difficult conditions such as old insulation and debris and my very inquisitive dogs. The cost of the work more than doubled from the est. The time to do the work took 3 weeks, before they started they said it would take 3- 5 days. After 3 day's of work they did not come back for a week and a half. They never wrote down any finding's or reading's of measurement's taken before or after. So how do you know or prove the work is good or Bad?

"The cost of this project did indeed go up from the initial estimate. We had to add 2 additional piers and pump slurry and had an additional fee to a plumber - these costs were discussed with the customer and agreed upon so we continued work. Time Frame- After we began work it started to rain. Due to the rain, the customers swimming pool flooded and flooded under his home. This caused a significant delay in work. We must wait for all to dry to be able to continue, sometimes depending on the amount of rain it can take several days or in this case a week or more. Once the ground dried including under the house each hole was pressure tested again and we were able to finish this job. Universal City ( where this house is located) requires us to obtain a permit for work and provide an engineers report both of which we did. The invoice sent to the customer reflects that. All measurements/readings before and after work are on the engineers report that was signed off on by the engineer when work was completed."

Heavy rains in the Hill Country resulted in an underground spring next to the house, with water seeping through a wall.  I called Skillful Construction late in the evening, and was surprised to actually reach someone by phone.  Owner Terry Gregory agreed to come out the next morning to assess the situation.  
He was very knowledgeable and experienced, and quickly determined the action plan, ordering equipment and mobilizing
his team.  He brought in an excellent, hard-working professional crew, and proactively kept me updated throughout the
several-week project.
   I can?t say enough good things about Terry Gregory, as well as the crew.  I am so lucky to have found this company to help with this strange water situation.  Despite the significant stress of this type of situation, it was a pleasure to work with Terry, along with Ed who oversaw the rest of the team working on the project.  I highly recommend Skillful Construction.

Terry Gregory the Owner of Skillful Construction, came and gave me two cost options on his bids. After assessing the area/and structure, one bid came in at: $10,200.00/this Contract if accepted would include: Raising the structure on 10", Labor, materials including $500 for Lumber. Engineer's Report (never saw one), city permit (never saw one); and haul off and disposal fees. Contract Price reflected $100 for Angie's List voucher.g 
The other cost option bid came in at: $13,500.00-with structure being raised higher from 12"-18. He highly recommended this bid. It was accepted. He wanted half up front: I paid him $6,600.00. In all fairness to Skillfull Construction and Due to constant rain January 2015-April 2015,
they fell behind schedule. This it seems is where problems started with this firm. There were scheduling problems and they repeatedly claimed that it was too wet; and when it was sunny, they were not available., which it was-so we waited and waited. There were problems with the structure due to the overall wet areas. So I waited, and waited 
April or May 2015. 
Mr. Gregory wanted more money and he stated his "crew had been working for free for 2 days and he needed additional monies. I explained I would not pay him the remainder until job was completed. He stated he needed more money for the costs of additional lumber; which I stated I would pay for that additional lumber ;but not for "his guys working for free" 2 days. He wanted an additional $2,000. (I had already given him $6,500.00 to begin the job.--that was his problem on how he managed his finances--he got pretty adamant. In all honesty we both did. I had a renter living there the entire time (gave her credit for the rent for the inconvenience)
On the The "additional sono tubes" he had explained that he could include up to 6--(he then changed it to 3)--I was not paying for more sono tubes--there was much miss communication-explaination was vague--the final balance (which should have been $6,600-ended up at $8,741.00 for a total Cost at: 14,741.00 (never did a final walk thru as he stated he had "another appointment) he met us and just wanted to get paid quickly and that he would send a copy of invoice.  He did state all was finished-and that only "loose ends"- needed to be done-which would be taken care of "next week" (something I heard so much) I paid him in full and he left-sent me a copy of Paid Invoice via email.  (By the way when I spoke with "Ed" and explained that they needed to come out and finish the "loose ends" after not hearing from them--and that I had already paid the invoice in full for the remaining balance of $8,741.00-he seemed very surprised at this amount. 
The grade of "C" is mainly due to much miscommunication; shortage of men; mismanagement of funding that in his opinion "his men were working for free" for me for two days
 I will be contacting them after the one year as instructed by my Inspector (and my attorney) for any readjustment that is required. Will evaluate them again until that time.

"This customers project was delayed by the rain we received at the time. When we have significant amounts of rain as in this case, it can take weeks for the ground to dry up underneath your structure. I met with customers on several occasions to show the amount of mud we had under the structure and to relay that we could not continue until it was completely dry. When the skirting on this structure was removed it was discovered that there were rotten beams and floor joists that needed to be replaced to make the structure sound. This is where the 2 additional days comes into play. My crew did remove and replace these damaged pieces that were not visible at the time of estimation. Customer did pay for the additional lumber costs but neglected to pay for the additional labor costs. We did install 3 additional sono tubes at no additional cost to the customer. The loose ends the customer is referring to are the temporary supports that are needed to ensure time for the concrete to cure. This process can take up to 21 days. When the appropriate time had passed we returned to the location and removed all such supports and completed the back filling. An engineers report and city permit are required by the city of San Antonio. Both were obtained and are on file. The customer neglected to pay her final invoice in full (2 additional days of labor)."

When they came out they said that the surface under the house was still too wet. We  had opened things up to let them dry and we thought it would be ok. There are some things under our house that are just not right. There are large piles of dirt that are not supposed to be there. He had to send the people back a couple of times to get things done. It seemed to me like he was rarely willing to make the drive himself. We only saw the people that work for him. We still have some structural issues. He said they guarantee they'll be back in a year. Yet, it has been almost a year and they have not returned. He was expensive and he just hasn't done what we expected. We have had our house leveled once before. I was not prepared for the level of damage from the work not being completed. This was an insurance job and there was a really lengthy 4-5 page contract that we signed which removed them from any fault for their services. I plan on calling them today to see when they're coming back. Unless they come out to fix these issues I would not recommend them to anyone else. They are too expensive and the guy in charge should have come out himself more often. They also put the skirting back on our house. They were paid well for the services even though the work is not finished. We paid over $2000 extra for the skirting to be put back on.

Ed and Paul came by for this project. That morning, they picked up the materials at Home Depot Will Call and as usual, they should up here right on time and prepared for work. They took on the half wall supports first and asked me how I wanted to have it done. They needed to be installed in line with the supports from other side of the room and the kitchen counter was in the way. I had envisioned just cutting out an "L" shape on each end of the counter top to accommodate the 4 X 6 posts. Ed suggested just cutting out the holes, slightly oversized of course, and just sliding in the posts keeping the counter's edges intact. It worked out great and Paul suggested using some laminate on the exterior with crown type moldings and quarter round to match up with the wood cabinets in the kitchen. We have yet to get this part accomplished but his advice was very helpful in us seeing the supports in a different type of finish out. The second task was to install a back door frame and door. They ran into a couple of hurdles but quickly worked out the kinks and had it installed moving on to the front door install. The front door was a beast, Southern style solid wood with oval glass and is very heavy. Needed this one mounted inside of the existing front door frame and as luck would have it, the hinge cut outs didn't match up but they took care of that in short order. Both Ed and Paul made sure that this was mounted and operated to both mine and my wife's satisfaction and they even put in the new door handles and locks for us. It opens and shuts with ease and is sealed properly - meaning it was hung straight  - and looks just great!  We're very pleased with what was provided overall for the price charged. Once again, another job well done by the fine folks at Skillful Construction!!

**** YOU CAN STOP LOOKING! YOU'VE FOUND THE BEST! ***** Bright and early on the morning of the 9th, a four man army showed up to level my home. I say army because these guys deployed immediately and were well into doing the job within the first 20 minutes. Their "commander" - Ed - masterfully accessed the entire situation and was directing each member of his team as to what he wanted them to do first. Despite running into several obstacles, these guys dove in and had the hardest part of the job done well before lunch. Never have I seen such dedicated motivation and group teamwork as they all executed their assigned tasks. Each person was extremely knowledgeable and professional. For the most part, they worked independently and helped each other out when it was needed. This "divide and conquer" method enabled them to cover a lot of area in a relatively short period of time. When one of them did stop for a moment, the breaks they took were few and very brief. They even came back from lunch before the full hour was up! Ed kept me apprised of everything they were doing and the reasons why they were doing it. His approach to addressing each situation was very methodical and intelligent.Throughout the entire job, I felt fully confident that it was all being done the right way and was going to last for a very long time. Terry Gregory had given me an estimate of 3 days and these guys were done on the late afternoon on day# 2. They finished in only two days and came in way below the materials estimate! Hats off to the fantastic four - Ed, Randy, Stacey & Paul - for a job well done and a rock solid work ethic!!!  I couldn't be happier with what was done and I most definitely will be calling Terry again soon to have some more work quoted! Quite simply put: THESE GUYS ROCK!!!!

We found Terry and his crew at Skillful Construction to be quality from start to finish. As with most construction projects, ours was one filled with challenges, including the 9 inches of rain that San Antonio received on May 25, 2013...just three days after we had first met Terry. Along with this rain, the city of San Antonio changed some of their standards and regulations for leveling houses. During these challenges, I found Terry communicative and honest. The news he delivered was not always what I wanted to hear but it was honest and was necessary to make sure that our project would be completed in a right and permanent way.
Once the ground was finally dry, Terry and his team began their work and finished the foundation leveling in the number of construction days he projected. The changes that the City of San Antonio made right before our project also created challenges. Once again, Terry communicated with us in an upfront manner and worked hard to keep close to our budget while following the new guidelines. We couldn't have been more pleased with the job that Skillful Construction performed.
We were so pleased with the job that he and his team did that we chose to use Skillful Construction again for replacing the skirting on our house. Once again, the project was finished well and on time and on budget and all of this while we were out of state, having to manage the project from afar. In short, I would not hesitate to recommend Skillful Construction to anyone I know. Again, thank you Terry for you and your team's character and competence.

Terry arranged for two personnel to come out and level and anchor my garage lifts. Ed, my point of contact, did an excellent job. After having a little concern of the exact leveling and tightness of the anchors, Terry immediately had Ed come back out and address all of my concerns. He thoroughly checked all of the bolts and leveling of all columns and made the necessary adjustments. Skillful Construction is truly a professional company that I highly recommend.

"Estimates are Free, verbal or written. We offer a free estimate. If the prospective customer informs us at the appointment that they are not going to have the work done, but just want to know if they have a problem and about how much it would cost to repair, we will usually give a verbal free estimate. Written estimates are usually reserved for situations where the work will be completed, either by us or another company. Or when requested. (Member name removed) was given a verbal estimate and appeared content. Mrs. Allen informed us that her children wished to purchase the home. She wanted to tell them the cost of the repairs to deter them from purchasing her home. She even informed me of this over the phone when the appointment was made. As for punctuality. When the appointment was made (Member name removed) was informed that her appointment would be the 2nd appointment that day. She was informed that the 1st appointment was scheduled for 10:30 am and she would be seen directly after that, and she was. The date was May 15, 2014 and I arrived at her home at a few minutes past 12:00 noon. The appointment went smoothly with no conflicts and (Member name removed) appeared contented when I left."
