Found Ernie's on Angie's List and hired them to do the toilet repair.
The wax ring was a mess, and in fact the drain pipe was too deep under the floor, with the thickness of the tile, to install properly. It had leaked through the garage ceiling.
The plumber put a double wax ring and completely re-seated the toilet and re-secured it with new bolts to hold it tight. It isn't moving.
Then I found a non-functional water spigot on the front of the house, that the inspector had missed.
Ernie sent one of his guys out and he said he could repair the faucet but that he'd have to dig out the brick and its mortar, replace the line, but then I'd need to hire a brick mason to replace the brick as they were not able to do that.
Or, he could, for less money (about $530 instead of $550, approx), not only put in a new line with a special non-freeze "pipe" - a special type of freeze-burst-resistant tubing, a new quarter turn faucet AND a new-style water cutoff valve. The concern with the old valve is that one turn to shut it off, and it might never come back on and have to be replaced anyway.
It all made sense and even though it really was more than I wanted to spend, it seemed to be the right thing to do, to go ahead and get them both done.
So, I've spent some money with Ernie doing things I myself just won't or cannot do - don't mind some light plumbing repairs but I draw the line at the toilet wax ring, and this other thing I'd never ever touch anyway.
I felt good both times that I was getting service with integrity and I would recommend Ernie's Plumbing. They are not the cheapest, but when it comes to the plumbing in the house, why settle for 'cheap' on something so important?

Anyways, it is about 6-8 hours of work. Not sure where they get the $3500 estimate (after the friendly 10% discount). All the floors are out of the house and I even said they could cut up the subfloor to prevent from crawling under the house and I would fix the subfloor.
Needless to say, I didnt choose to have the work done by them. Im having another local company do the work for $500. Not sure how a plumber could charge $600/hour for labor. Even at $90/hr, this isnt a full work week for one of their plumbers.
"Remodel job? Well, that is where it all went wrong and I will take the blame. My dispatchers should have never sent a plumber to your home to give you a price on a "remodel" job. My company "Ernie's Plumbing Service" performs a service to its customers and that service is "Repair" work only. I will find out who sent the plumber to your job and "re-train" them. I might add that initially they are trained to deny anyone calling in for new construction and remodeling. Why? As you can see, it just is not the same and even the plumbers must be trained differently. A plumber repairing your faucet, or unstopping your commode does not know the first thing about installing new plumbing. Nor can he even bid it properly. And the same goes with "remodeling". Hence, why we don't do it. I've spoke with my plumber and the ONLY reason he bid it for you was because he was sent there and assumed he was supposed too. Lol.....Sorry, about that. Although, I must say that I certain am glad that he "over-bid" your job and that he did not "under-bid" it. Please know that my plumber was NOT attempting to take advantage of you. All he was doing was what he thought he was supposed to do and that was to bid your job and in order to NOT lose money on it he unintentionally grossly overbid it. Again, I am sorry. My plumbers are trained ONLY to bid service work. Not remodeling. Respectfully, Ernie."

UPDATE: I accepted Ernie's Plumbing's offer to complete the repair job (I had already dug down to expose the pipe and the leak, but could not complete the repair due to a lack of parts & darkness) for no charge. The worker came out, replaced the faulty section of pipe, and filled the hole back in. It looked like he did a quality job.
I would now happily recommend Ernie's Plumbing. After finding out about my negative experience with one of their workers, they went above and beyond to make sure that my problem was taken care of in an incredibly generous way.

This morning the provider showed up as scheduled, received a couple of courtesy calls prior letting me know when to expect someone at the house. The work was performed as promised, price was what was quoted, and work performed was excellent. The service technician was very professional in all aspects of the job.
I would recommend this company to anyone needing any type of plumbing work.

Our family was without hot water for two additional days because Ernie's chose not to tell me on the phone that they would not even attempt any repair work on a water heater as old as mine. I have no problem with the fact that Ernie's has that policy (for all I know that may be an industry standard), but I certainly do have a problem with them not telling me about the policy when I made clear on my original call both the age of the water heater and that I was expecting repair work. Clearly they did not want to tell me they would not do repair work just so they could get their foot in the door for a sales pitch. I would not trust this company and certainly would not buy an expensive water heater from them.

I occasionally come across a "rogue" plumber (as I like to call them) however, it doesn't take long for a customer such as yourself to post a review on them and THAT my friend is how I "weed" them out. So, I want to thank you "profusely" for writing your review on Angie's List because had you not complained then honestly I would have no way of knowing. Now let me state that my company is a "true service" company and it is my plumbers job is assist you in any manner he can within the industry's standard plumbing code. And for my plumber to have stated that we do not repair water heaters over the age of 6 years is completely FALSE. My company has in the past and will continue in the future to make the necessary repairs to any water heater of any age. The only water heater we cannot repair would be one that the tank itself is leaking. I can assure you that I am very upset that I hired a plumber that would say such a thing. In order to reflect to you my personal as well as my business character and the image I want to project to all of my Angie's List customers I have instructed my General Manager (Randy) to give you a call which he has already done and has informed me that he had to leave a message. Please return his call as he has been instructed to perform the following service for you; If you have NOT yet had those elements replaced then he will send you a plumber to replace them absolutely FREE of any charges, parts and labor and he will warrant them for you as well. If you HAVE already paid someone to replace them then he will request getting a copy of that plumbers invoice from you so that he may reimburse you the full amount you paid. I am so sorry for the inconvenience my plumber caused you and I can only hope that with this action that I might regain your trust in me and my company. Sincerely, Ernie."

Matt (#499) was fantastic. He was professional, courteous, and listened to me talk his ear off while he worked!! He never complained, and he actually went above and beyond to track down a particular fitting that was required. Had he not done that, we would have been without water to the house overnight at the least and possibly longer. He came out on a Sunday and got us squared away. Excellent plumber, and a real nice guy. Hang on to that one!!! Thanks again.
