Elite Property Mgmt assumed management in May, 2008. The then current tenant remained on the property until July 30, 2009, and all went well as long as the tenant paid her rent on time. In February,2009, the tenant became deliquent on rent due to job loss, and although we tried to work with her, she was never able to catch up. Ms. Oldham was never proactive in letting me know of deliquencies; she just waited for me to call when the rent disbursement did not arrive as expected. Often she did not return calls or emails. In July, when we finally decided to evict the tenant for deliquency of rent, Ms. Oldham did not seem to be familiar with the process and was reluctant to evict. According to her, she finally encouraged the tenant to move out. The tenant moved end of July and paid a final $1,300 toward the arrears, which I was notified of by manager in an email on August 17; the check was to have been mailed the day prior to that. That check never arrived. I e-mailed Ms. Oldham and called her multiple times to notify her that I had not received the check, but she never returned my telephone messages or e-mails. I had her contacted by an attorney in mid September, and she ignored that, too, until I let her know by telephone message in late September that I had checked with the Tennessee Real Estate Commission and was advised that she was not licensed to perform the activities involved in her business; i.e., collecting rents. Ms. Oldham finally remitted the funds (less two months management fee!) in early October in care of the attorney who had written to her on my behalf. I would not recommend Elite Property Management due to their unwillingness to communicate when communication is necessary for the conduct of business between management and property owner.
Description of Work: Elite Property Mgmt was responsible for collecting rents, providing maintenance, and remitting the rent less management fees and maintenance/repair expenses to us on a monthly basis. (Ms. Oldham managed the property from May, 2008 through July, 2009. Price: 10% of gross rent per month)
