We were in town for a week and after 3 days without much success we started contacting Realtors hoping that someone would help us find SOMETHING for rent. The only call-back who didn't immediately give up on us was someone from Larissa's office: Nathan Stone. Up until we spoke with Nathan all of the people who called us wrote us off as soon as we started talking rentals. Nathan said that he didn't really do rentals either but would love to have us come in and talk for an hour about neighborhoods, the housing market, and the apartment market around Nashville. In our three days we had only spoken to our waiters and waitresses and consulted web-sites so we jumped on the opportunity expecting a hard sell on buying now vs renting.
Our meeting with Nathan was great. It was just what we needed. Based on his advice we ended up settling on an apartment for our first few months in Nashville. He didn't push a neighborhood, house or specific apartment. He just told us about the area the way a friend would and that was that. I took a card and we went back to Mississippi to plan our move.
After living in Nashville for a few months we were comfortable enough with the area to start a real house hunt. Based on our positive experience we called and were quickly reconnected with Nathan and the house hunt was on. Nathan show us MANY MANY homes in the greater Nashville area and was always supportive or our decisions relating to the house hunt. There was no pressure. It was a fantastic house hunting experience. My wife and I ended up finding the perfect house for us. There were all kinds of technical difficulties with the sale because we weren't the initial offer and it was a short sale but that was all handled completely by Larissa's office. All of our negotiation and details were handled directly by Nathan. It was nice not having to deal with a bunch of other people once the offer was accepted and things started to move.
I can't imagine any way that I could be more pleased with the service that was provided by Nathan, Larissa, and this Keller Williams' office. Fantastic in every way.
For the first 2 months and a week that we had the house listed with a *different* Realtor from a very large realty company, we had only two families look at the house. Even though the house was in brand new condition inside and out, we just weren't getting any inquiries. I requested that the Realtor get a professional photographer to do a photo shoot to help improve interest, but he insisted that professional photos were a waste of money, and that only time, luck and the cheapest price would sell the house.
Facing the prospect of making mortgage, insurance, utility, tax and HOA payments for an extended term on an empty house, I decided to change Realtors. I contacted Larissa Lentile after she sent us a card in the mail (she had just sold another house in the same neighborhood). Since I was out of town by this time, Larissa worked with me entirely through phone and email contact. She did her homework on the few nearby houses that had sold this year, evaluated our house in detail, recommended a realistic listing price, and recommended staging the house and getting professional photos made.
We relisted the house after following her recommendations. What a difference! People started calling and visiting, and we soon ended up with several interested families. Within a month and a half of relisting, the house was under contract. The cost for the professional photos? About $100, paid for by the Realtor. Again, since we were out of town when we changed Realtors, all arrangements were made entirely by phone and email. Larissa helped us all the way through closing and even took care of making arrangements for the title company to sign all the paperwork in our absence.
Larissa Lentile is a true professional and a joy to work with. I am truly impressed with the level of service that she has given us during the entire process and wouldn't hesitate to recommend her to anyone selling a house in today's very difficult market.
