At first I was very happy with the inspection.  The inspector found a lot of plumbing leaks that the seller had to fix, along with a couple of significant electrical problems which were also fixed.  The report seemed very thorough with multiple photos and a very professional look.
The unhappiness started when I had an issue with one of the toilets making a very loud whistling noise.  I hired a plumber to come out and fix it.  The plumber (Servant Plumbing) arrived and Charles started on the toilet only to discover that the shutoff valve did not shut off the water.. huh?  He said that he would have to rebuild the toilet and to do that he would shut off the water at the street, but before he did that he asked if I would like him to check the valves for the other toilet, and the sinks; I said yes to that.  Two other valves were completely frozen open and would not turn at all.  I also asked him to check the water heater.
Well, the water heater was leaking, and when he tried to loosen one of the connections on the top, the threads completely disintegrated, but it gets worse... we could not find the 240 breaker set for that water heater, and there was NO GROUND at all!  WHAAAA?  How could an inspection not catch those things?  Bottom line?  I had to have the toilet rebuilt, the bad valves replaced, the water heater replaced, and a pressure tank added.  I still need to have the electrical problem fixed and that's coming up soon; damages?  Nearly $1,700... so far.
Let's say that you have valves like the ones in my house and you don't know that they don't work and, hey, you had an inspection so you think things are OK.  Your upstairs toilet starts leaking, badly.  Well, or course you would shut off the valve and call the plumber... but wait... the valve won't shut off and the leak is now worse because you messed with the shutoff valve.  You run downstairs to turn off the water at the street... (you know where that shutoff is don't you?).  You find the cover for the shutoff valve and run to get a tool to open it.  You open it and find that you need a tool to shut it off.. do you have one?  Better hurry because that water gushing from your toilet is now showing up on your kitchen ceiling....
My problem with Palmetto was my contact after all this damage was found.  I was very surprised that these valves were not part of the inspection.  Palmetto's answer?  Basically, 'not my job'.  I was told that the inspection only covers looking at the valves to see if
 they are leaking.... seriously?  A valve that will not shut off can become a HUGE problem for a lot of home owners.  The inspection should definitely cover those valves.  Had those been inspected, and the sellers refused to pay for those repairs, I would have just had it done when I moved in... who wouldn't?  How was the water heater inspected and neither the leak, nor the electrical problem were found?  Beats me.
