We moved here from Denver, Colorado and rented a home based on the pictures we saw. The home we owned in Denver, we rented there. So we were simultaneously tenants and landlords. Creative Housing was great to deal with. Any issues with the home were solved promptly. Moving out, the walk through went very smoothly and we received out security deposit back on the spot. I wouldn't hesitate to work with them again either as a tenant or a landlord.

Creative Housing provided substandard lease management service: 1. They used their own maintenance repair service to do repairs and resolve other issues, which had to be redone in several instances by independent maintenance repair/service companies (i.e., electrical work). 2. Their maintenance service personnel were very unfriendly and frequently argumentative. 3. They refused to answer my email or phone calls for about three weeks, and then terminated my lease management contract by mailing me the keys for the home and a letter stating that my contract had been terminated. They did not provide a thirty-day notification. 4. They had all the utilities services in the home turn-off without notifying me; they were aware that I was over 500 miles away and had to make a special trip to get all the services turned on again. 5. They did not have the renters repaint a room that they agreed to repaint to the neutral color of the rest of the home. This was the condition agreed upon to allow the renters to paint the room a new color. 6. They did not have the renters put the satellite dish on the rear of the house: this was the condition agreed upon to allow the renters to install a satellite dish.

Response from Creative Housing LLC
We began property managing the home at 8 Shannon Creek Court in August 2011, and a tenant moved in that month. The same tenant was at the home until the final walkthrough on October 1, 2013. As you can see from the attached email, the roof was replaced and a ceiling was repaired in August 2011. (member name removed) arranged for this work. We had absolutely nothing to do with finding this roofer. A possible problem with mold became apparent in August of 2013. There was moisture in the walls causing discoloration that the tenant alleged was mold or mildew. The tenant moved out of the home on August 22 because of his concerns about the mold. He gave a written notice that he was leaving at the end of September. We notified (member name removed) that he was leaving at the end of September. He did continue paying full rent until September 30, although he asked for a reduction in the rent, which (member name removed) refused. His final walkthrough with us was on October 1. We tried to relay to (member name removed) the seriousness of this situation. (member name removed) sent a mold inspector, Brent Horton, to the home (email attached). The mold inspection report went directly to her, and we never heard the results. We did, however, receive this email from (member name removed), asking us to call the roofer, Frank Frew, and make an appointment for him to inspect the roof. The email, which is attached, states that (member name removed) called on the roofer "to let him know there is a defect in the roof," which allowed water into several walls of the house. "Since the roof was replaced only two years ago, it is under warranty and the roofer need (sic) to make the needed repairs." The roofer was given access to the home the next morning to inspect the roof. After that time, we did not hear any more about the possible mold problem or a resolution to it. (member name removed) wanted us to re-rent the house, which we did not feel we could do in good conscience. We made the decision to write (member name removed) a cancellation letter. As far as her complaints, here are our answers. (1) We DID NOT use our own maintenance repair service to do repairs that had to be redone. We sent out subcontractors for small repairs, and they never had to make a second visit. Those repairs were not an issue. (2) When she says our maintenance service personnel "were very unfriendly and frequently argumentative," we have no idea to what she refers. The tenant feels differently. (3) We terminated her management contract because we could not re-rent the house with the problems it had and without knowing any resolution to the problem was in sight. (4) We did not turn off the utilities at 8 Shannon Creek Court. The tenants turned off the utilities when they moved. (member name removed) was fully aware they were leaving. Turning on utilities at a home is not our responsibility. Also, it would not require a trip to have utilities turned back on. We have many out-of-town owners (and even a few out-of-country owners) who turn on their utilities. The utilities were in (member name removed)'s name before the tenants moved into the house. (5) The tenant and the owner agreed between themselves that the tenant could paint one room a neutral color. (6) The satellite dish is located on a post in the ground and was not put on the roof.

Initial contact and services were good; when I was sent a 3rd invoice for the same repair and questioned the repairs, owner became very defensive, would not meet with me to discuss and abruptly cancelled my contract with no explanation to date! I hired another company to look at the problem and was immediately told me what the problem was and the cost to replace broken parts. The company appeared to be doing a "bandaid fix". Even though replacing the parts were more expensive, the "bandaid fix" cost me close to $800; this $800 could have gone towards replacing the parts! Very professional when soliciting my business; very poor customer service skills when a conflict arose!
Description of Work: The company provided management services for my rental property at at rate of 9% of rental charge for 14 months.
