My home has indoor controls for heat/cold. John LaBossiere explained how the unit worked and did a 10min test to see if it cooled. He failed, however, to check the state of the filter. which was located in the bottom of the unit (I only found out that it was not replaced for years, after the a/c FROZE overnight and stopped working. Week later, hvac guy came and showed me filter in 30 seconds.). Not only did I not have a/c in summer for a week but that could also have damaged the unit.
I am not going to make a big deal on a $120 charge, for hvac to come out (still would be nice if they covered it) but also how was not brought up in July when I called John to ask about this issue. He also missed a 3" tear on a mesh on 1 of the windows but it's a small thing.
To be clear: It';s my first inspection and Ill admit, I don't know much about it or how these usually go. Also he was here about 90min tops, so I assume it was one of the quicker inspections... I spoke with other unit owners who moved in last weekend and their guy def popped filter out/checked, told them what they need and where to get a replacement
I probably wouldn't use them again...

Upstairs, Frank continued his inspection of all outlets, appliances, plumbing and exhaust again identifying items of concern. All along the inspection he offered advice and explanation of everything noted.
After the inspection was over he had the report which was over 30 pages in my email that evening.

Frank was incredibly kind, professional, and patient. He answered every question we could think of and worked with us on accessing some of the admittedly difficult areas of the house (lots of 'obstacles' right now, as stuff is moved around in preparation for the sale). The inspection was far more thorough than I could've even hoped for; finding things I never even noticed in 25 years of living in the house. In addition, he provided detailed recommendations/advice and a comprehensive report, with an incredible level of detail, along with pictures, and further recommendations.
I feel like I should've paid double for what I got here, even without the exceptional service. Definitely pays for itself in ensuring you know exactly what you're getting in a house, and I feel much better about what I'm facing now.

We had the pleasure of working with Frank the owner of the company. I cannot emphasize enough how impressed we were with his thorough inspection, attention to detail, and professionalism throughout. So many sites described home inspections as being a brief thing, but he took at least 3 hours to closely examine the property. He was an absolute gentleman throughout. He was very knowledgeable and in answering our (many) questions, he was articulate, courteous, and thorough without getting lost in minutiae.
I would absolutely recommend working with Hearthstone. They uncovered issues that we had missed, but there was no sense that he was trying to make issues out of nothing. The information was excellent, and we had a full color comprehensive report detailing his findings within a few hours. The pricing was reasonable and included mechanical, structural, septic, and well inspections. Many companies need you to find a separate well inspector, but that is not a problem with Hearthstone.
If you want it done right, this is your inspector.
If you are looking for a very professional and thorough company to do your inspection, Hearthstone is the way to go. We will use them in the future for sure.
Frank was extremely professional, along with his assistant Brian. They were prompt, courteous and respectful of the seller, and very helpful and patient to me. Frank took time explaining each thing to me that he found of concern. He also made recommendations to me outside of the scope of his report regarding maintenance items that I had questions about. He took photos of all items needing attention. He inspected the home at 3:30pm and it took about 2 hours. He was extremely thorough. By 11pm, I had the full inspection report and termite report. 48 hours later, I had the radon report. I also emailed Frank several times with questions about items in the report and he always promptly emailed me back within a matter of hours. Also, the radon test came back high and the seller insisted on a retest and Frank courteously offered to retest the property for me. I am 100% satisfied with his service and expertise and would recommend him to anyone I know looking for a home inspector.
