about refinancing our mortgage. Rich was prompt in returning my calls,
able to explain all of our options in a simple, understandable way and
offered the lowest rates and closing costs of the companies we
contacted. He and his associates at Sail Mortgage led us through the
application, appraisal and closing all within six weeks.  I highly
recommend Rich Morrison and Sail Mortgage.

Steve was absolutely wonderful.  We needed a mortgage on a home that had been foreclosed upon, was purchased by a builder, updated, and being re-sold, i.e. A FLIP...and banks DO NOT like foreclosures OR flips so we were in quite a predicament since BOTH scenarios applied to the property we wanted to purchase.  Steve worked overtime looking for not just a lender to finance us but a REPUTABLE lender with the best interest rates.  I could not have asked for a more punctual, informative and knowledgable mortgage broker.  I have recommended Steve to anyone who needs a mortgage or anyone who is interested in refinancing their current mortgage.  Steve is straightforward and will tell you if he can help or if you are better off staying where you are.  I cannot say enough about Steve and his wonderful work.

In the previous year, Steve Langhurst has assisted us with a number of projects. Steve’s expertise was welcome during a year with tightened credit and extra stringent documentation requirements. Steve helped us refinance our home mortgage to finance necessary home improvements while locking in historically low interest rates. With Steve’s assistance, the home mortgage refinance was completed without any unexpected surprises. At our request, Steve provided numerous loan cost estimates as an option for settling an estate’s asset liabilities. Based on the cost estimates and associated loan restrictions that Steve provided, we decided to pursue other means for settling estate liabilities. Steve also helped us finance the first time purchase of a condominium for a young family member without an long established credit history. All went well until we failed to meet a new condominium loan restriction based on fixed percentage of owner occupied versus tenant occupied units for a condominium. Upon further inquiries, it was determined that the tenant versus owner occupancy data was not up to date. Once updated, the loan transaction was completed as planned.

Steve is truly the mortgage guru!.  He offered us several options for our new mortgage that we didn't even know existed. With his help we found one that best fits our needs.

We used Sail Mortgage when buying our home.  The people I worked with have amazing attention to detail and are very professional.  They did have an orignation fee of around 850-900 (don't recall exact cost) but I was happy to pay it for the services I got.  It was also comparable to others out there.  They processed a loan in about 2 weeks without any problems.  They asked for a lot of information up front and had everything together to submit for the loan application, so there wasn't any chance of a problem later - needing more information at the last minute, etc.  Their fees/prices on all the other stuff - notary, recording, title insurance - was a bit lower than other places we looked.  What I liked the best was that everything was so straight-forward and they explained every little detail very well.  The form they use which outlines the fees is a government form which has a HUD booklet which also explains the fees/what you are paying for.  We looked at another place which purports to be a one-stop-shop (realtor, mortgage services, insurance) and realized that their fee sheet changed by the day, nothing could be explained clearly and fees we were told we would not have showed up at the last minute.  Frustrated with the snake-oil-salesmen techniques, we went to Sail and couldn't have been happier.   

Lisa came recommended to us by Realtor Dianne Brillman with Howard Hannah and Lisa was by far the most interested and reasonable. I feel like she took a great deal of pride in the service she provides. Very pleased will use them again.

I can't recommend Steve highly enough.  Based on glowing recommendations from several of our friends, we had worked with him 12 years ago to obtain a mortgage on our previous home, and we had a great experience with him then.  A few years later, Steve contacted us to let us know that mortgage rates had dropped substantially and that we would save a lot by refinancing, which we did.  Again, the process was (relatively!) painless and quick, and we saved a significant amount of money.  When we went looking for a new home, we called Steve again so that he could help us figure out how much house we could afford based on the changes in our finances, in the housing market, and in the current mortgage environment.  Steve is extremely knowledgeable and really patient, as it took almost 6 months from the time we initially contacted him until we closed on a new home!  He explains things extremely well and is very accessible.  We worked by phone, e-mail, and in person.  It always felt like Steve was looking out for what was in our best interests, not his own, which seems pretty uncommon when working with real estate!  Our realtor was actually surprised at the rate that we were able to get.  Steve's thinking outside the box saved us at about 0.75% from what we were seeing elsewhere.  We will definitely use Steve's services whenever we're looking for a mortgage.
