My husband and I decided that we wanted to buy our first home, but didn't know where to start. Eric had helped my parents sell their home and buy a new home a few years ago, so my husband and I decided to give him a call. Eric now has a partner, Kathy Haggerty. Within 24 hours, Eric and Kathy had lines up several houses for us to look at. They asked us about our wishlist and our budget. Houses that matched our criteria were sent to us daily as soon as they were put on the market. We emailed them with the options that we wanted to go see and they set up the appointments as quickly as possible. Eric even took us to see a house on July 4th, which is the house we eneded up buying!
As first time homebuyers, we were inexpereinces in the home buying process. Eric and Kathy guided us through the process and were always quick to respond to our questions and concerns. While viewing properties, they helped us see the pros and cons of the properties. Once we found the perfect home, Eric and Kathy helped us prepare an offer and walked us through the cost sheet and all of the paperwork. They negotiated the offer and called us as soon as they got a response to let us know what was happening and that our offer was accepted. They continued to keep in contact telling us what we needed to do next in order to move the process along. We always knew that they were just a phone call away.
Eric and Kathy were very helpful during the entire process. We are truly grateful to have had such wonderful real estate agents, who really listened and got to know us and what we wanted. I would highly recommend them, whether you are buying your first home or your tenth!
Nobody ever told us how complicated it would be to buy a home. When my husband and I decided that it was time that we stop wasting our hard earned money on rent, we focused on looking to buy our own home. At first, we would go to open houses. It was discouraging because we did not know what we could afford or anything else. That is when someone in the family told us that we should try Angie's List. They helped us look and we found Eric Nichols and Kathy Haggerty. Before long, we called them and they offered to meet us in person so that we could talk about how they could help us. It started out with finding out what we were looking for in a home all the way to how they could help us stay within our budget. They listened and offered information that would help us to make good decisions.
Then we moved onto going to see homes in person in the areas we told them we would like to live and send our kids to school. It was harder than we thought it would be. But they did not give up on us. And when we thought we would not be able to afford our dream home, they showed us how we could. They worked hard to make our dream home come true! Not only did they find the right home for us, they helped us to make our decision to purchase the home. They also showed us that if interest rates would go up (which they did just 4 weeks later), what our money would be able to buy for us.
They never pressured us and always had our best interests in mind. They helped us with finding a mortgage company that would offer us the best rates.
We LOVE our home and are so glad that we took their recommendations. Our family is growing now and this home will have enough space for all of us.
We would recommend Eric and Kathy to all our friends and family.
Then, I found Eric and Kathy to pursue my home purchase.

They gave me all of the information that I needed every step of the way.
I never felt over-whelmed because I was told what to expect and constantly educated on the process.

Eric and Kathy tell it like it is and are definitely are not the type to just sugar coat things... I really appreciated that about them after my first undesirable realtor experience.
They were very concerned about helping me to make good decisions regarding this huge investment.

I had concerns about there recommendations for inspectors having conflicts of interest, but to find out the plumber we hired had a conflict of interest during the home inspection, they said $2000 was needed to replace the outside trap. Kathy recommended another plumbing inspector, that did not install traps, and they were able to inspect the drain lines and they looked perfect.
I have high expectations and these guys met them.
Eric and Kathy then represented us on the buyer's side. We found a house we liked, but it was a unique situation as we were trying to buy a model home in a new construction development. Eric and Kathy helped us to formulate an offer and were meticulous as to what we wanted done in the sale. Eric submitted several offers for us and helped us through the negotiations as we tried to reach a deal with the home-builder. We agreed to buy our house in July. Finally, in October of 2011, we moved into our new home!
On top of helping us sell our home Kathy and Eric helped us find and buy our new home. Again, they were patient and understanding. We were very open about where we moved, yet very picky about how much we spent and what we expected. They listened to our needs and wishes and even helped us consider things we hadn't thought about. Our search took several months, but they were very patient and again did not pressure us. We ultimately found a house that met our needs and our budget and we couldn't be happier.
Overall Kathy and Eric are genuine. They are professionals who obviously enjoy what they do, and do it better than anyone in the business. I would highly recommend them and although we don't plan on moving again any time soon (thanks to their help!), I would hire them again in a heartbeat.
They quelled any fears of their availability to serve us as with a team (where our old home was on the other side of the city from them), at least one of them would be available anytime we needed them. After viewing the very professional looking pictures (Eric is a master photographer), we knew we were in very good hands. We immediately started having showing that week and averaged at least 2 to 3 per week through June, and when we stopped/slowed in getting visits, we were already on message due to their knowledge of the real estate business, holidays and vacation periods tended to yield fewer visits. Eric and Kathy also let us know that there would never be a showing without at least 24 hours notice, as we were still in the house and did not want us to be inconvenieced.
With a down market, there were many offers that were trying to low-ball us. Both Eric and Kathy encouraged us to stay the course and ultimately had the hard conversation to drop our price and instead of just saying because of the market, they provided us with very detailed, fact-based information that we were very much in favor of doing. We reduced the price and got even more showings to our house. This continued throughout August into October. We were considering just taking to house off the market for Christmas, when Eric and Kathy contacted us concerning a potential buyer that had been seriously considering the house. The buyers gave us an offer, we countered, but only remembering some good advice about the counter offer process. Fortunately, the buyers accepted the offer and we began the closing process.
Eric and Kathy were in constant communication with us and the worked the fine line of being both the selling and buying agents. Once there was information, we had it. Any questions we had, promptly answered, through text, email or call. In the midst of all this, we then had to go search out a new home. Kathy and Eric again then worked with our scheduled and set up a long day of looking at homes with us. Once they verified out requests for a home, they prospected and set up showings with some prospective houses that fit our screens. Again, they provided very candid comments about the homes we were viewing and we had a great day with them. A testament to them as true professionals: several of my friends who had purchased a home stated they were never even given the recommendation to look a new construction. BOTH Eric and Kathy strongly encouraged us to do so. They made the call to the Ryan Homes rep, set us up a time to meet with Stefanie, that afternoon. They walked us through the model, offering great comments about what we were seeing. We discussed the best course with them and they helped us with the pros and cons and we made the decision to go with new construction.
From the time that the hole was dug for our foundation until the closing on Good Friday, we heard from Eric or Kathy weekly, just keeping in the loop with the build, even coming out to the site to ensure things were going as planned and again, making sure if we had any questions, they were answered. The subsequent weeks later, we met with the financial officers to go over our finance documents. Again, our agents (this time Kathy) were there for us. Kathy's presence was reassuring and if we weren't really sure about something the finance agents were discussing, we deferred to her knowledge and experience to give us the layman's terminology of what we were signing. Kathy also looked over all documents and kind of gave us a brief overview about what this meant, again, above and beyond helpful to us.
As the closing date approached, we got another reminder of what we needed to have to be ready for closing from Eric and Kathy. Kathy was there for closing, offering up support and representation. Even though we were very ready for closing, it was very reassuring and comforting to know that even all the way up to the end, Eric and Kathy lived up to their promise...we will be with you through ALL aspects of the buying and selling processes...and they all that and more!! Even in the 3 months since we have moved into our new home (which we love!!), we have been in communication with both Eric and Kathy. Even after their responsibilities have essentially ended. they are still ensuring that everything is all right. Again, above and beyond expecations!
Both Eric and Kathy are wonderful people, great sense of humor, extremely professional, answering any and all questions that we have had. Too many times, it is very easy to sugar coat and tell someone you are working for, what they WANT to hear, not what they NEED to hear. If you want someone to placate you, you are better served with going to someone other than Eric and Kathy. You will become just one of the numerous properties they are trying to sell. If you want the best real estate professional in the Pittsburgh area, who are totally committed to you, don't go any further than the team of Eric Nichols and Kathy Haggerty. You will not be sorry!
Our home sold in a timely manner right before another Pittsburgh Winter.
To begin, Eric and Kathy are 'very motivated' and 'very confident' in what they do and their abilities. My wife and I were looking for these qualities because buying and selling a home is a very difficult and intrusive process and my wife and I just wanted results especially given some of our prior experiences. Eric and Kathy were very direct when presenting the specific issues as to why we couldn't sell our home and then presented tangible solutions (i.e. contacts of independent contractors) to assist in our efforts. Please note that my wife and I didn't even put our house on the market for weeks until we worked through the necessary changes, but it was well worth it as we then had an offer 45 days from the time we put our house on the market and we were able to close within 90 days.
On the buyer side, we were impressed with how accomodating Eric and Kathy were given our busy work schedules. As such, we often needed to look at houses late at night or on weekends. Additionally, they both handled our interests given we were working with a very difficult agent on the other side. This made addressing issues very difficult and negotiations tough as well. Even so, Eric and Kathy were effectively able to remove the 'personal element' from the situation and simply shield my wife and I from the headaches while addressing the issues at hand with the opposing realtor.
In summary, our experience was very postive in working with Eric and Kathy and we truly credit both of them for allowing one of our biggest dreams to come true. We have had experiences before with numerous realtors and please understand that there is a dramatic difference between having 'good' realtors versus 'ordinary' realtors. We would certainly work with Eric and Kathy again and would recommend their services for others interested in buying/selling their home.
