Since I've used Rolling Suds before, and had an excellent experience, I contacted them again to set up an appointment to come out and pressure wash my aluminum siding. My initial contact was via email, and they responded right away. I subsequently needed to contact them again by phone and they answered promptly. We decided on a day and time. Their 2-man crew arrived promptly on the appointed day, and were very efficient, and professional. They did an excellent job of cleaning up the siding, and in addition pressure washed my concrete patio for no extra charge. They left the area just as they found it.

It went okay. They missed a couple of spots and had to come back and fix the issues. I still noticed that they missed the windowsills upstairs but I'm not going to make them come back again. They actually ended up breaking a sewer line on the side of the house. It was a plastic capped sewer line. They told me to contact a plumber to fix it and they took it off the bill. They were easy to work with in that way but I still had to have a plumber come to fix it so I thought they might reduce the charge but they didn't. They did take off the $140 plumber's charge but I thought they would maybe do a little bit more for me. I would possibly use them again but I would do a little more homework. They were nice about it but they had to come out to my house twice and they broke my sewer line.

I found Rolling Suds on Angie's List through a "nearby" search and, based on the good reviews, called to make an appointment for an estimate.  A truck came by the very next day (9/27/2011) and after a quick ten minutes, posted an estimate on the front door - unfortunately, I was on a phone call and couldn't hang up in time to answer the door.  I found the estimate reasonable ($300) and called the next day to schedule a pressure washing.  I reached the voice mail and received a prompt return call, scheduling the pressure washing for 11/7/2011. 

The day arrived and the young employee pulled into the driveway on time, very professional and courteous, and with one truck.  Based on other reviews, I was concerned about my low pressure well water and whether my cleaning would require one or two trucks; however I was assured there would be no issue.  He had my original estimate in hand and I noted after the visit that "*Fish Pond" was noted at the bottom, by the employee who provided the estimate. 

The pressure washing was complete in an hour and I walked the perimeter of the house with him, while he explained why some areas required additional treatment and what windows may require a rinse later in the day.  We briefly chatted near the small fish pond by the back door, while he explained what might be needed on future visits if we chose to clean surfaces such as the roof and decking.  The finished job was only $18 more than the estimate and I was thrilled with results and experience.

That is, until the next morning.  As usual, I walked out the back door to feed the 23 koi in my fish pond only to find them all floating, dead.  I was distraught.  We had only recently purchased the home from another couple who had owned the fish for at least ten years prior to our inheriting them.  They had quickly become like pets and now I had to scoop them and bury them and somehow rid the pond of what smelled strongly of chlorine bleach.  My lily pads were wilted and quickly disappeared.

The next day, I emailed Rolling Suds to thank them for what would have been a perfect experience, but also to express my disappointment that more care wasn't taken to ensure the safety of my pond and fish.  I wasn't asking for anything other than education to their staff to prevent this from happening, and perhaps an apology.  Two weeks later, I received a note from the owner's wife explaining that the owner was out of town and though she was sorry for my loss, she was also sorry I hadn't heard from anyone and would hear back from the owner when he returned.  I have not heard from them since. 

I was not left with a sense that my patronage was valued and won't use the service again.  Unfortunate, too, since the process was convenient, dependable, and reasonably priced.

My townhouse had a lot of algae or something green on the exterior on two sides.  They came on time, as scheduled, and performed the work.  The green is gone.  My only reservation is that there are places where it looks like they also took off a layer of paint from the siding.  But the place is 20 years old, and I'm honestly not certain whether or not that paint was missing before they did the work.  I notice it now because they took off the green stuff, which is what I asked them to do.  So next time I would ask them about whether there is any chance their process will take off a layer of paint.  

Also, I learned that they use chlorine, which not everyone would want going into their landscaping.  This was the first time I have ever had powerwashing done, so I have no idea whether or not using chlorine is standard or optional.

Men arrived at 1130 as they said.  They took the time to walk around the house and deck with me to explain what they could do and what they could not do.  They went straight to work and did good work.  I helped them move stuff off my deck as I did not know I had to move the stuff off my deck before they arrived.  That was not discussed but is minor.  They took about an 1 1/2 half and the results are amazing.  The price is very high but worth it if you are interested in maintaining your home's value and appearance.

I have a 3 story 150+ year house situated on a river.  It had a lot of mildew and discoloration and had not been cleaned in at least 15 years, if ever.  I am planning to paint the house and doubted the ability of any painter I hire to properly and completely prepare the substrate for painting.  For paint to stick to old stucco for years without bubbling or peeling it is important that the gritty sand that leaches out of the stucco over years be removed as much as possible.  And obviously any mildew or dirt underneath paint is not good.  Rolling Suds did a great job; the house looks as good as a decomposing civil war era house can possibly look!  They even hit a small area of the barn that had mildew, at my request-even though that was not quoted in their price. 

The truck the 2 person team arrived in (they were an hour late as I recall, hence my B grade on punctuality) was very well equiped with a generator that provided adequate pressure and a steam-heat grinder machine for the walkways and concrete decking.  They used my well water (noone could possibly carry enough water on a truck to go at it for hours), and I had to remove my house water filter in the middle of the job to give them adequate pressure to complete the job effectively.  If they hadn't told me my water pressure sucked and I knew how to fix it they would have had to come back another day to finish the job.  The heat from the hoses burnt some hose-paths in my lawn which I hope will recover, but we are in drought conditions right now and that doesn't help.  They should have kept the hoses on the concrete walkways as much as possible to reduce this problem. 

I decided at the last minute while they were on site to have them wash the wrap-around porch ceiling to clean off the very nasty peeling paint so it too could be painted.  RS spot quoted me $300.00 for this, which seemed very $$$, given their quote of $850 for the rest of the job.  But it too looks great, and now I can finally paint it. Their power washer ripped up parts of a couple boards on the porch that were probably rotting anyway, and tore out a couple chunks of concrete that I will have to patch before I paint.  But better now than after painting...

All said, they did great work with minimal damage that high-power washers can cause in incompetent hands.  I totally recommend RS and would use them again.
