My entire experience with Mortgage Source was absolutely fantastic. They were extremely wonderful with all manners of communication, phone, text and email. They were always available to answer any questions that I had. They even secured a fantastic rate for me. Their costs for services are very reasonable. They were quick to resolve any issues I encountered during the FHA home buying process. We discovered the day of closing that there was an issue with my closing costs and they were able to resolve it immediately so that I was still able to close on time! It could have been a complete disaster, they saved the day! I was able to close on time thanks to their exceptional help and attention to detail. Their staff members are extremely professional and very pleasant to work with. I would highly recommend Mortgage Source to anyone that would like to purchase a new home.

Our pre-approval went through without too much difficulty, so we went ahead and made an offer on the home of our dreams. That's when the nightmare started. In order to make the offer, we needed to have deposit money up front. We didn't have it at the time, so we got an advance from a family friend of 30+ years and paid him back over the next couple weeks. Our money was taken without issue and deposited without a peep. We then were told by Hiya McKenna (our Mortgage Source broker) that she could not put our loan through to the bank until we had the closing money showing in our bank. Again, we didn't have the money, but she said we could have it gifted from a direct relative. As the loan was to be in my husband's name only, I wrote a check from a separate checking account (one he is not on) and gifted him the money. Apparently that was not okay even though it was exactly what we had been told to do. We also found out at that time that the deposit money *also* had to be from a direct relative (oops!). Since we could not turn back the hands of time and do the $3000 differently, we felt stuck. We didn't know what to do. The only option we thought we had left was to withdraw our offer on the home since we had had a contingency related to flood insurance. That's when the nightmare escalated. Apparently my husband had unknowingly terminated the contingency for the flood insurance, so we were going to lose our deposit and still have to pay almost $1000 to providers for the home inspection, etc. After emailing the realtor for 2 weeks and explaining why we had tried the contingency (b/c we could not give Hiya what she was requesting), Hiya then piped up to say she'd already ended our loan process, effectively meaning we could not get our deposit back and still had to pay the providers. Her absolute failure to inform us ahead of time or provide us with adequate assistance has cost us nearly $2000. While I thought we were working toward getting a loan refusal so we could get our deposit back, she sat without saying anything. She was copied on all emails and was kept in the loop, but still she said nothing. This was an absolutely horrifying experience. If we can prevent just one person from enduring the lack of professionalism and integrity the mortgage broker at Mortgage Source showed, it will be worth our having endured it.

Although Hiya no longer works for our company, we enthusiastically stand by her work. She carefully documented all conversations with these clients. She was very clear about what items she needed from them. After finding some problems with the property, the client informed Hiya in an email that they were cancelling the purchase. Then, two weeks later they wanted to continue the process, but Hiya had already informed the lender of the cancellation. The Better Business Bureau reviewed this case and completely cleared Mortgage Source of any wrong-doing. This client's complaints are about things that are not in the realm of a mortgage broker's duties. We don't handle the earnest deposit checks, nor do we have any say whether earnest deposit money is refunded.
