Sipes and Son did not give us the lowest (or the highest) bid on our job, but we chose them, in part, because we really liked Chad. Chad came out for an estimate and immediately impressed us as the most refined, professional contractor we've ever dealt with (and--yikes!--we've dealt with many). He patiently reviewed the areas we thought needed some repair or maintenance and confirmed some of our concerns; for a few, however, Chad stated honestly that he didn't feel they warranted repair. This was so encouraging! I've grown so accustomed to contractors telling me that any job is much, much bigger than I assumed; it was refreshing to hear, for once, the opposite. Because we were unsure of how much we could afford to do at once, Chad gave us an itemized estimate. We decided to have all of the work done. The crew of two took three days to complete the work and, like Chad, was extremely polite and professional. They placed heavy dropcloths down two hallways and up two flights of stairs to protect our carpets, and our house remained spotless though the whole messy job. They were quiet, pleasant, and as unobtrusive as possible: no loud music, no embarassing-to-overhear conversation or foul language, none of the issues we've endured even with other good contractors. After the first day's work, my husband and I checked out the progress and had a few concerns about areas that the crew said were finished. I emailed Chad and he responded quickly, thanking me for bringing it to his attention right away and reassuring me that "all will be well." And it was! Chad came out and personally inspected the areas of concern early the next day and returned again at the end of the day to make sure everything was ok. Everything met or exceeded our expectations by the end. When the crew found rotted wood under the skylight, Chad emailed me to let me know that removing the wood might damage the drywall beneath and that we could hire him (or someone else) to repair any damage. We agreed to have the crew proceed with any necessary repairs but, happily, they managed to remove the wood and keep the drywall perfectly intact. Here, then, is still more evidence of how trustworthy and professional this company is. Even after we'd already agreed to pay more for additional repairs, they found a way to avoid the problem in the first place. Chad is also the most responsive, easy-to-reach contractor we've worked with. He responds within minutes to most emails and always in the most helpful, professional way I could hope for. I know this probably doesn't interest anyone but other English teachers like me, but, even in emails sent via iPhone, Chad's grammar and punctuation are impeccable. OK, yes, I'm a n***; but careful use of language conveys the kind of diligence and high personal standards that one wants in a contractor, right? That's what I tell myself, anyway. From start to finish, our experience with Sipes and Son was outstanding. This company sets a new standard for excellence, professionalism, and customer service.

Chad and his crew were easy to work with and did the job on time and on budget.  This job took a lot of planning, including securing the proper permits and scheduling work with several outside contractors.  We were required to re-route some of our fire sprinkler system and Chad was able to work with the fire inspector and get quotes from several sprinkler companies.  Dealing with those things would have made me stressed, so I was very pleased when they were able to work with the subcontractors.  This project was also logistically challenging because it was to take place while my retail shop was open to the public.  I was very happy when the crew put up a large plastic sheeting over the back section of the shop to keep out dust.  The project required a lot of sawing, and the crew was very accommodating to us when it got loud, going into the basement or in the alley at times when we had a number of people shopping in the store.  I was also very satisfied with their clean-up.  The office looks great and we get compliments all the time about the recycled door railing that the crew installed.  We are thrilled with our new work space!

We emailed the company on a Sunday evening, providing a picture & some details on the work we were interested in having done (i.e., front yard would have to be excavated in order to install a parking pad & retaining walls for our home, which sits on the high side of the street). We were interested in a quote, as this company was one of several we did research on. The company replied via email on Tuesday evening that they were "currently booked & will not be able to submit a bid for the retaining wall. I hope we can be of service to you in the future. Good luck."  It was a disappointing answer, as although we were not in a hurry, we were left feeling like there was no hope that our job could be booked by this company ever.

My business partner and I got a great initial impression from owner, Chad Sipes. He was very excited about helping us do some light commercial work in a building we are renovating and seemed to understand our ideas for the space very well. The company had great reviews, and their website states that they specialize in building restoration and structural repairs. The work done included tearing out and rebuilding several sections of wall (adjoined to neighboring properties). We thought the estimate was a bit high, but based on the company's reputation and owner's excitement, we decided to move forward. Initially, communication was prompt and professional, and we were placed on the schedule quickly. When we went to examine the finished work, it was clear that neither Chad nor any type of project manager inspected the work at completion. In the basement, they repaired our walls with cinder block and the work was fantastic. On our main floor, however, they chose to drywall and plaster the repaired sections. The plastering crew had done very sloppy work, left a mess of our personal equipment, and un-hinged our new duct work from the ceiling, leaving a heavy section sagging. When we let Chad know that we were unhappy with the work, he apologized and promised he'd do whatever he could to make it right. He promptly came back to clean up the mess and even pressure washed some of our tools that were covered with plaster. It took about 2 weeks of Chad coming in and out to finally finish the walls - and, in the end, we are happy with how they look. Most frustrating, however, is that we were asked to leave our furnace running at 70 degrees so the "plaster could dry," and a lot of the work was done over top of our air intake during the 2 extra weeks. When our main contractor asked Chad why he didn't utilize a torpedo heater instead, his reply was that he didn't want to "drag" one all the way to the job site, which is only 1 mile from their business address. Luckily, we believe we caught our clogged filter in time to prevent any permanent damage to the furnace, but we just received a $280 gas bill for keeping this small, vacant space so warm while they re-plastered (more than double our typical winter gas bill).

When the client informed us she was not satisfied with the work done, we immediately took all the steps to correct the situation, as we take great pride in our clients' satisfaction. Unfortunately, at that time we were experiencing harsh winter temperatures which made the space difficult to keep consistently warm enough to allow the plaster to dry at a typical rate. We did not feel comfortable heating the space with a propane torpedo heater over night unattended. We'd also like to note the pictures posted by the client were taken before we completed the job and do not reflect the end result."

I requested to have the EDPM flat roofing of my house assessed.  Chad (owner) performed the assessment and ensuing work.  Flat roofs can be difficult to maintain, but Chad seemed to have a strong background in dealing with such.  Work was done with high quality and in a timely manner.  Greatly appreciated his attention to detail.  Overall, very please with the work and professionalism of Sipes & Sons.

Chad showed up on time and walked through the house with me.  He was knowledgeable and diligent, climbing up on the second story roof to get a good look at it.  He advised on roof, electrical, and plumbing, and carpentry to be done to modernize this 100 yr old home.  A professional, high-quality, and thorough report was submitted to me within 3 days.  I was very happy with the product.  I only wish that they had the time to do the work.

Wonderful. Chester is that contractor that loves what he does and takes pride in his work. His crew replaced a leaking flat roof on the front porch. Feels great to sit on the porch without watching water drip in front you or on you. He gave me a reasonable cost to finish the front porch (10 x 22) with new railing and soffit. So glad I had it done.  Brings a nice new look to the house.

I emailed him and he replied the next day.  We arranged a time within a day.  He came the following day or two and met me at my house.  He spent 45 on the estimate and the following day, his wife sent a proper quote.  It was clear and I didn't need to guess.

Chad and his crew are great to work with.  We remodeled our 100 year old house over the past six months (while living in it!).  Chad was quick to respond to my original inquiry and provided a proposal that included everything we spoke about.  We started a few weeks behind our original schedule, but the crew was there everyday and were dedicated to finishing our job.  
Our scope included a full floor gut and remodel, and a new bathroom install on the second floor.  We also had to reinforce the structural systems in the house.  Chad was knowledgable about building and was able to take our design ideas and turn them into a beautiful house.  Even with unforeseen conditions, Chad would notify us immediately and go over our options.  I would absolutely use their services again.

My roof was in pretty rough shape, it could have lasted another year or two but I decided to get a new one now.  Chad was pretty quick to schedule an initial estimate and come out and setup the actual work on relatively short notice, within about a month of contacting him.  There was a minor issue noted that needed touch up about a week after the job was complete but Chad was quick in responding and was on the roof to fix the issue within hours.

I had several estimates for the work that needed done on a property that I recently purchased.  Out of several contractors that came to look at the job, Chad was the only one who climbed onto the roof initially to see what condition it was in, which was part of the reason why I chose them.  He took pictures of everything and showed me later on.  He had his proposal to me quickly and the price was very fair.
The entire process of getting the work done was quite lengthy because of a lot of paperwork that needed completed but Chad was able to get me everything that I needed.  He was quick to respond to emails and answered every time I called him.  Additionally, I have tenants in the building and I asked Chad and his guys to be mindful of them, which of course they did.  On the day that they started, the guys showed up at exactly eight as promised.  The team was quick to explain exactly what they were doing whenever I had questions and after seeing them work on the first day I was assured that the two-week job would be as painless as possible.
There are lots of intricacies about my house, and lots of things that needed fixed.  There were things that were worse than we had expected, but they did everything they had to do to make sure the job was done right.  The guys actually took care of a few minor things not in my estimate that I had later requested and were happy to do it.  They cleaned up each day and even though my house was torn apart, it was as good as I could have expected.  On one particular day, one of the guys was installing a door and he actually took the time to explain several things that I could do to take care of my gutters myself.
Shortly after all the work was completed, we got a big storm.  I had a leak in one of the upstairs rooms that was unrelated to the work the guys had done but needed fixed promptly and so I called Chad.  He actually came back and took care of it for me the next day even though they were already on another job.
I'm sure that I will need to use contractors in the future and I have a number of them in my phone, but moving forward Chad will be my first call.  This entire process was exhausting, but Sipes & Son did everything I asked for and more.

Chad was very responsive with a quick turn around for providing an estimate.  His price was fair and his crew was able to finish the job in less than half the time other contractors quoted.  The crew was punctual and tidy.  The original walk through upon completion showed a few spots that needed to be refinished.  Chad finished them right then and there and had someone come out shortly thereafter to complete the final touches.  They were in and out in just a few days and it completely transformed our living space! 
It is worth mentioning that we tried about a dozen contractors before finding Chad.  It was the peak season for deck work and house reno (early summer).  We were lucky to find someone that accommodated our tight schedule who also provided quality work for a reasonable price.

Chad is extremely responsive and always prompt - he returned my first phone call within a few minutes and made himself available immediately to provide a detailed estimate.  Throughout the work he answered email and voicemail very quickly and always showed up for appointments on time.  He took his time with everything as we set up the contract and really made us feel comfortable with his attention to detail and good natured manner. 
We received one other estimate for the work that was almost double Chad's estimate.
The guys that Chad had actually do most of the work - Brendan Malcolm and Dennis Martin - were absolutely excellent.  We feel that all of the work is top quality.  They really cared about whether we were happy and were always open and responsive to feedback and flexible when we wanted to change things.  They picked up materials whenever necessary, and both Chad and Brendan were happy to talk me through anything when I wasn't sure about what to do.  
There was an instance when we were not told that we were customizing something (and thus upping the contracted price), until after the work had been done and we were quoted at $900 extra.   However, when we expressed our frustration about this to Chad, he was responsive and understanding and we ended up paying only $300 extra, which we were okay with.  We feel that development areas for Sipes and Sons are making sure that everything is in writing and price is consistently clearly communicated, and at times prices seemed a little high (as we talked to people along the way).  
We think Sipes and Sons ensures that excellent work gets done and really cares about making clients happy.  We recommend them highly.

Sipes and Son were hired to correct problems with a new rubber roof that I had installed last summer (2011).  The previous contractor had made the installation over masonry that was crumbling and directing the run off from the flat roof into a single downspout that was clogged.  The previous contractor informed me of these problems after completing the work and only after I called because the roof was still leaking.
My initial call caught Chad (the "son") on a job and he directed me to their web site were I filled out a contact sheet which worked great.  Within about three days we were able to set up a meeting.  After they took a look at the roof I had the initial estimate within a couple of days. The house is about 120 years old, so there were some specific things that I wanted addressed.  With a couple of phone calls and a few emails, we fine tuned the proposal.
Of the three estimates I had for the project, Sipes and Son were the mid priced bid.  I went with them because of the confidence Chad demonstrated through the survey and bid preparation process.  Within a week of finalizing the the deal, they were on the roof.  The work took three days as planned and was completed without incident.  The crew was great.  I was on the roof twice and each time they took pride in showing me what was going on and walking me through the next phases.  They were more than willing to consider my concerns and we actually made some modifications to the flashing method after the work had started.  In addition, they came up with a great idea for capping the parapet walls - which also secures the rolled rubber roofing - with aluminum caps they fabricated.

Chad was quick to follow up after the initial home visit to survey the damage, but since then his response level has been lacking. I emailed him two weeks ago several questions and he only responded to a few of my concerns. I have requested the contract to be sent over and I was basically given a duplicate copy of the estimate. From Angie's List articles, I have been able to read about the contents of a good contract. Currently, I am sending an email to him asking to respond to my previous questions and to draw up a well written contractual agreement. Even though there were only 6 reports for this company I initially thought the son, Chad, has benefitted from the experience of his father. I really want to have the service performed, but a contract is highly important to me to have before the service is started.

  1. The sidewalk project went extremely smooth. May 2011.
    The workers were on time, and courteous. Our sidewalk is contiguous with the neighbors. The workers were very attentive to not disturb the boundries. They did a really professional job and added detail to the concrete surface by smoothig the surface with their broom strokes. The clean up was quick and thorough. Chad remained on top of the project by checking in with the workers and us to assure the job was progressing to our satisfaction. We are planning to have the driveway done this spring, and will definitely use Chad again.

2.    The kitchen redo was outstanding! It was the week before Christmas 2011.
Chad and Chester measured twice before ordering the cabinets. ( I admired their thoroughness). Everyone was prompt each day (job took 2.5 days) . I feel that the guys went above and beyond to complete the job. For example: Chad had to run to Lowe's on 2 separate occasions to exchange a cabinet and obtain additional shelving which I requested. The guys never missed a beat and continued working installing other components, etc.
The existing backsplash was tile. I thought with the redo I might have to replace it. Chad assured me it was salvageable. The guys remained cognizant of not disturbing it, and even recaulked in some areas.
One of the electrical outlets on the counter had always been loose. I didn't even think to ask them to adjust it. They did it automatically.
We had ordered a dishwasher and stove that were in the garage. We did not order it through Chad. But, the guys uncrated them brought them upstairs and installed them.
What a wonderful group of guys. They all worked in sync and were a pleasure to be around.
The end product is beautiful.
