Inspectioneering, LLC is a Home Inspection company serving the greater Pittsburgh and surrounding areas. All inspections are performed by a nationally Certified ASHI Inspector. Our Inspector is a graduate of the American Society of Home Inspectors School at Cincinnati State Technical Community College for Home Inspection. He has completed an apprenticeship under a licensed Structural Engineer and has years of hands-on experience in all phases of the construction field, as well as performing home inspections. Also having been Owner/proprietor of a construction company, gives our inspector an advantage over most home inspection companies as far as knowing exactly what the client expects and actual construction experience. Buying a new home is probably the biggest investment you'll ever make and it is a decision that will affect you for years to come. The process can be extremely stressful and confusing. And of course, there is always considerable risk involved when making such a large purchase decision. A professional inspection will significantly reduce your risk and help make the entire home buying process easier and less stressful. We truly enjoy assisting our clients in this process as customer service is our highest priority. Our inspection report is a computerized, reader friendly document which includes pictures taken at the property site as well as illustrations that help our clients to understand the condition of the property. In most cases, our clients are able to view the report at the end of the inspection or on the next day at the latest. We strongly encourage all of our clients to accompany us during the inspection. You should feel free to ask the inspector any questions you may have during the inspection process. The inspector will point out deficiencies within the property and explain the cause of the concern. The inspector will also highlight the positive aspects of the property. Plus, we will explain what routine maintenance is needed to keep the house in top working condition. Along with the information provided during the inspection, as well as a comprehensive report, not only will you be armed with the confidence to make an educated decision on the purchase of the property but how to maintain the systems that encompass your future property. Rob was responsive, friendly, professional and very thorough. He returned our calls very quickly and was able to help us manage our time crunch and get into our new house quickly to get the inspection completed. Rob turned around the inspection report in a day and it was very detailed. He included color pictures, descriptions of his findings and clear recommendations. Rob is amazing, probably the best inspector in the city and who I will happily return to for any future home purchase. Rob treats the inspection as if he's looking over a house that he's going to live it, you can tell he's constantly thinking and trying to unravel what's going on in the house based on the information he's seeing during the inspection. He revealed a number of problems that I would never be able to see myself such as a jetted bathtub being an electrocution hazard due to a lack of gfci protection, fire hazards in the garage, and code violations on a deck. He takes the time to make certain you understand what he's finding and gives you an honest assessment on how much you should worry about each problem, neither over-playing or under-playing any issue. His report was delivered promptly the next day, contained numerous details and photos, and provided solid evidence for us when we negotiated with the seller post-inspection. He's also completely professional during the entire process, if you're an Arrested Development fan he will remind you of a certain someone who only uses one word to describe himself (professional).

I was not planning to leave a negative review even though I was not overly enthused by my experience with Inspectioneering, but since the inspection just over a year ago there have been two major items that were obvious misses by the company which have led me to leave a review. When I arrived at the time of the scheduled inspection, the inspector was already at the house for about an hour. Being a first time home buyer I wanted to tag along during the inspection to learn and ask questions, so it would have been great if he could have informed me so I could have arrived early. However, he offered to take me back through what he had already covered which was very helpful, but any time I asked questions his responses seemed to be defensive when I would ask about something he had not pointed out, or acted as though the questions I was asking weren't necessary. Even though there were a few things during the inspection that rubbed me the wrong way, I tried to give him the benefit of the doubt. Upon receiving the report there was an item missing from it that we had discussed during the inspection. I asked to have the missing item added to the report to ensure everything was completely documented, and he got extremely defensive and acted as though I was just missing it on the report - to the point where I had to send screenshots of the section where it should have appeared before he believed me. He did end up apologizing for this mishap, and said he was going to follow up on what exactly happened, but never provided any update back. There was also another item I noticed after the inspector left that I was concerned about and asked about, and again he got very defensive and basically said if he saw an issue with the item it would have appeared on the report. I tried to give the benefit of the doubt again even with a snarky response and just assumed there was no issues with this item - but when I received the new version of the report, this item was added to it and had negative remarks about needing improvements to make it satisfactory. Again, would not have been a big deal had he just admitted to either of these mistakes, but trying to blame me for the missing report item and cover up how he missed the second item was not the right way to treat a paying customer. Upon moving into the house, the first shower we took just minutes into it there was water pouring through our kitchen ceiling (located directly below the shower). I remember the inspector saying he ran all of the faucets and shower prior to our arrival at the inspection, but had he ran the shower he certainly would have seen this issue. Based on how unprofessionally I was treated regarding the issues with the report I decided not to even try to have the inspector admit to this mistake or ask for some sort of compensation, especially since we had a home warranty that would cover the issue, but clearly this was a huge miss on his part. And the final straw was last week we had large amounts of water leaking through our roof into our bathroom and down into our kitchen. The inspector had found some minor issues with the roof (exposed fasteners, missing flashing) that we actually had the previous owners fix prior to moving in, but the report said that other than that the roof was in pretty good shape and had atleast 5-7 years left. After having a contractor come look at the damage, they confirmed that the roof was in pretty poor shape and an improperly sealed pipe led to the main leak. Worsened by some recent bad weather, it now requires a whole new roof. :) The contractor said the poor state of the roof/pipe should have certainly been pointed out by the inspector.

My husband and I are in the process of purchasing our first home. We hired Robert Morrow and were very pleased with his work. The inspection went incredibly well overall. Rob is extremely thorough and will point out things you would not have thought about. By the time I arrived at the location to walk the house with him he had already checked the roof before the agreed on start time, which happened to be the #1 item I wanted checked. Rob also explains as he goes along to give you an idea of why things could be a problem and why it's important. Superb. The report that was compiled from the inspection was ready to view very quickly, so if you're in a time crunch you can expect to see a full report in an impressive time. Wonderful! Rob was already there working when I arrived and was a true professional. As a first time home buyer I was not sure what to expect or what was expected of me. It went well. Robert was there before our scheduled meet time. He carefully inspected the home and documented all major and minor issues with the home. His report was easy to understand, contained photographs of the issues, and clear descriptions. He also took the time to answer questions I had during the inspection and explain issues that I didn't fully understand. I don't plan on moving again anytime soon, but I would hire him if I ever needed another home inspected. I highly recommend him if you're in the market for a home inspector.

Better than I could have imagined. I showed up early thinking that I would beat him there by a few minutes and to my surprise he was waiting there when I arrived! Rob was excellent. He was extremely responsive, arrived early, and was exceptionally thorough. He was able to offer clarity about the heating system in the house when the seller was not and did an excellent job explaining everything to us as he went. He also produced a full report with color photos the same day. It was also very helpful that he identified issues and offered us guidance on a timeline of when it should be fixed.

As first time home buyers, we couldn't imagine a better experience! Rob is very professional and easy to contact. He arrived ahead of schedule and was already underway with the inspection by the time we got there. Rob took the time to listen to our questions and was very informative in all of his responses, both in-person and via email after the inspection. The report itself is very thorough. Each section is accompanied by photos and diagrams to make everything clear. These were very helpful for our own understanding of the report and useful as backup when we requested repairs from the seller. Rob also gave us advice on regular maintenance tasks we should be aware of as homeowners and included these as notes in the report. Finding the right home inspector seemed like a somewhat daunting task, but we are so glad we found Inspectioneering! The many positive reviews speak for themselves and the fact that Rob takes the time to respond to each one says a lot about the level of attention and professionalism you can expect.

Rob was able to provide me with a detail report of what issues there were with the house that I was looking to buy and advised a time frame of when each of the issue should be fixed. Rob is a very personable person and is able to do his ob VERY well. In the future when I would be looking for a n inspector I would hire him every time. The inspection went very well and was completed by Rob Morrow. We arrived on time and Rob was already on the property busy at work. We have a very steep roof pitch (no one is able to freely walk on), however, the use of the drone during the roof inspection made it a breeze. He was able to also include pictures in high definition of the roof (from drone) in the final report. Rob was very thorough and did not miss any details. He was very professional, informative and answered all of our questions as we walked around the house. The size of the house is not too large (1300 sq ft) but the inspection did take about 3.5-4 hours to complete. We also had our hands on the report by the end of the day! We would definitely hire again.

Rob did a great job. He took a lot of time inspecting the building envelope (roof, foundation, windows, and cladding); as well as the 'bones' of the building (the mechanical/electrical systems). His review went well beyond superficial. I walked with him and he was an excellent explainer. His report was also done in record time!
