Everything went well. Everyone was very Professional they were hard workers, they kept working when the weather was very cold and even some snow and they cleaned up every day. Have used Keith for various jobs for other family members and they were very pleased. Will definitely use again and highly recommend Hancock Building Associates.
they were pleased, so I went with Hancock. They came with a large crew and did the whole job in one day which impressed me since the roof was about 17 squares. I also had them remove and replace two vented sky lights which they did nicely. The old ones leaked every time it rained and the new ones are sealed nice and tight. The roof looks great and the clean up was very good. I found one small piece of a cut shingle a few weeks after the job was done in the middle of an English Laural but that is it.
In addition there were 3 1/2 packs of shingles and a roll of under-layment left over. I asked Keith if I could keep them as I wanted to eventually replace the roof on a small shed I have in the back yard (my spring time DYI job). He said I could but he looked at my shed and said I would need more than 3 1/2 packs of shingles and he delivered another pack for me. He did not have to do that but he did. I appreciate the effort to go that extra mile for a customer.
Neither if these happened. They did drape tarp in the back, but I noticed that it had gotten light inside and when I looked out the back window I saw that the whole small garden area - with the three rose bushes - was covered with black tar paper and shingles and plywood. The men were having a great time throwing plywood off the roof - one piece about 10 inches by 2 ft came flying off and was embedded in the lawn - standing up! I took a photo and emailed it to the office. The guys were having lunch and suddenly it got quiet and next thing I knew they were standing around the garden and cleaning the trash off the plants. I never did get hyacinths and tulips there this year! The rose bushes survived!
Keith had told us that the men would walk the plywood and shingles across the roof and drop them into the dump truck parked next to the house on the driveway. They did not do that, nor did they take off one plywood at a time. They removed the whole back of the house the first day, then after lunch started to replace the plywood sheets. They also added sister joists to two rafters. Overall, it took four days.
We noticed right away that there was a slight drip from the new gutter and they have been back twice to caulk it. Hopefully this time it will be good.
Then we noticed a large crack in the ceiling of a seldom used bathroom and when we looked further, found a couple more. We sent photos and got a check so that my husband can do the work himself rather than have another contractor come out from Hancock, since I don't have much faith in their work anymore.
The worst thing though is that the front of the house has a dip now, where there was none before! The foreman has come out to look at it and told my husband that it is because the rafters are bent! Why did we not have a problem with the old roof? They replaced all the plywood so I feel they should have made sure there would be a smooth, even surface. At this point I am just sorry we did not go with one of the other roofers, who were close in price, in any case.
The receptionist is always pleasant on the phone.
6/18/2012 Description of photos
1- the 'staging' that was NOT done next to the patio
2- scrap lumber used for sister joist - he did not charge for that joist, though we would have gladly paid the $100 for a new piece of wood to be installed parallel to the old joist which broke while they were on the roof
3- the dip over the front door
4- close up of the front corner
5- shows that a piece of new plywood is bowed, not the rafter/joist
"This work was completed in a timely manner. All of my men are Certified Certainteed Select Shingle Roofers and take pride in their work. We did stage the landscaping and there was no damage to the customer's rose bushes or flower beds. The customer did comment on the fact her sentimental rose bushes were not damaged. We removed the plywood in a fashion that was safe and efficient. All of the sheathing was replaced and a rafter was sistered to repair a dip in the back of teh roof. The front dip that she is referring to is a framing issue consistent with not all the rafters being crowned upon construction of home. We went back twice to reseal her gutter mitre and it is currently watertight and not leaking since last speaking with customer. The interior cracks which occurred were very minor, and I reimbursed her $250 so that her husband could repair them. I did offer to have someone come in and fix them, but she said she would settle for the $250 and have her husband do the work. She neglected to mention this in her complaint. I have inspected the entire roof and find it to be in great condition. The township issued the permit, the customer paid me in full and I will continue to uphold my warranties."
