I am the board president of the Crestwood Condominium Association located in Levittown, PA. Crestwood Condominiums is a very nice complex consisting of fourteen twenty-unit buildings, one eight-unit building, and a clubhouse/community building. The association includes many amenities including, but not limited to, a swimming pool, playground with swings, slides, and other fun challenges, and the clubhouse with gym equipment. We have been using MGM for nine years to do any repair projects beyond the capabilities of our part-time handyman. Some of these projects have been as simple as changing a light switch to those more complex such as: the total remodel of the clubhouse restroom facilities, replacing concrete sidewalks, and replacing damaged roof shingles on our 15-year-old roof. It was after replacing shingles on several buildings that Gary advised us that the roof was failing and needed to be replaced. A subsequent engineer report confirmed that and the roof replacement project commenced. The engineer supplied the detailed specs for the project and proposals were submitted by six firms. In addition to removal and replacement of the existing roof, the skylights on each building needed to be replaced as well. Twelve of the buildings had 28 skylights, two buildings had 56 skylights, and one building had 12 skylights. The contractor was required to communicate with each homeowner regarding options available, such as: solar venting, motorized blinds, or standard fixed units. The board narrowed down the contractors to three firms and each was interviewed, at which time they were given the opportunity to address the board and then answer questions that each board person may have had. Following this, the board discussed the merits of each contractor and the decision to hire MGM was unanimous. Gary and Matt gave a professional presentation and answered each question convincingly and without hesitation. Our goal was to begin the roofing May 1, 2021 but the process of having the engineer evaluate our buildings and provide specs, time for the contractors to prepare bids for a project this size, reviewing the bids and interviewing the contractors, as well as the now well talked about supply chain issues proved a bit optimistic. However, Gary and Matt were pretty confident that they would be able to complete this job by years end. Actual starting date was the second week of July and I was settled on the idea that MGM would complete between 50% - 75% in 2021 with the balance early spring 2022. This was conveyed to our homeowners and the board in regular communications. From the day MGM was awarded the contract Gary and Matt were in continuous contact with the board, the management company, and the residents. Gary and Matt even attended an open board meeting to answer any homeowner questions. The project was well planned in advance and the homeowners knew the order the buildings were being done as well as the logistics for what they needed to do to keep the area safe, minor inconveniences to a minimum, and the project moving smoothly. A few days before the next building was to start MGM provided each homeowner with a detailed map and explanation as to when and what was happening. The communication from MGM was crucial to keeping homeowner frustration to a minimum. Myself, board colleagues, and the management company have received many compliments regarding MGM's performance. "They showed up on time every day and worked all day, 8, 9 hours or more" and "l like the fact they are here to work and do not blast loud music all day" were just two of the comments received. The praise for the workmanship of the MGM crew just reassured us that we made the right decision for this major project. I should also note that I am glad I didn't let my ego get the better of me and wager with Gary that MGM would not complete this project by the end of 2021. The final building was completed, including cleanup and dumpster removal December 20th . It is without hesitation that I am proud to endorse and recommend MGM as a professional, competent, and honest contractor firm.
