We closed on our house on 2/29/2012, which was the closing date in the contract. It was pushed back from 12:30pm to 3:30pm that same day. We just barely made that date and we could have postponed it if we wanted because ServiceLink's representative did not have our HUD-1 (with final amt. due from borrower) to us until a few hours before closing. (we should have it for 24 hours, to review). And even then, we had to protest because they were trying to have us split double the transfer taxes with the bank (since the property changed hands after the foreclosure and they hadn't recorded the second transfer yet). Luckily our lender caught that over-charge. ServiceLink is a Title Agent and not a Title company, so they actually send you to a real title company, but the person at settlement is just an agent for them. He could not issue checks to the realtors (or to me because our cashiers check was over). We did get a fed-ex'ed check within a day or 2 after closing for the difference. The biggest problem I have with them is how long it took for them to record our deed. Most title companies do this paperwork with the government within a week or 2 after the settlement. It took ServiceLink 4 months, and that's with me starting to complain after about 1 month. There was very little explanation given until I filed a complaint with the Maryland Insurance Admistration (who were a great help!) The strangest thing happened a couple weeks ago then. I received a check from ServiceLink for another $2000 -- just saying that they incorrectly charged us for something on the closing. I really looked closely at that HUD-1 at the time, so I have no idea how they owe us back $2000, but I gladly cashed it. It strikes me funny that they did this, and I just think something must have been a mis and they were worried I'd sue them or something.
Description of Work: We used ServiceLink FNF for our title company when we purchased a foreclosure property, because it was recommended by the bank we were purchasing from. ServiceLink did not charge us for the title services or owners title insurance, they were paid by the seller (bank) to organize the settlement. In the end, I think it was my real estate agent that lost in the transaction, because he did not get 3%, but more like 2% or something.
