4 business days from closing, the underwriters started asking questions about the file, and indicated the following day that they would not approve the loan. 3 BUSINESS DAYS FROM CLOSING, and I had to beg my seller for an extension while I put in place another solution. Even while the loan officer was telling me we were all fine on the timeline, the title company was telling my real estate agent that the Directors was non-responsive to them and there was no way we could make closing. Even if there is a good reason they couldn't approve the loan, they should have examined the file early on and not teased it out until the very end which almost cost me my home purchase. Compare this experience to Guild Mortgage, who asks all the right questions up front, and provides constant, reliable and accurate communication through the entire process. I could point to dozens of particular examples that demonstrate how Director's service pales in comparison. I requested a reimbursement of my appraisal costs, and was denied.

Very frustrating experience. Would not use again. The processor assigned to our loan was not, in my opinion, responsive and did not push to finalize loan when we needed it. The delay cost considerable money in cancelling and then extending our move. Directors refused to compensate for any of the extra cost.

Poorly. Don't know where to begin. The miscommunication or late communication to the realtors, escrow, and borrowers was amazing. In the end, cost us more money because closed late. Not the cheapest loan just continued with them because we had already been preapproved when we were looking for a special kind of loan. Did not hold our interest rate for 30 days like other companies we've dealt with. Require appraisal fee up front, not used to that. Used lame excuses for why appraisal not done after three weeks (because we paid cash for appraisal). Thought it was a simple deal as we had great credit and over 40 percent down. Had to sign lots of papers AFTER the escrow signing that were "forgotten" or missed. Deal closed late. Messed up sellers and buyers moving schedules. Just a mess.

Everything was done professionally, on time and cost exactly what our estimate said it would cost. We've bought a couple of homes in the past and this was by far the best organized loan process we've participated in.We were actually able to close a day early because Director's had everything done and presented to the loan company ahead of time.

This company advertised a low interest rate home equity loan on the radio and during the ad never said anything about the rate being an introductory 3 month only period. When I took time off from work and went in to see them. The actual rate was a full 4 points higher than what was advertised. A classic bait and switch.
