If I could leave a Zero star review I would. Please note that none of what happened would have happened if Legacy Property management and all its staff including its owner Abraham communicated honestly and kept their word. Or even just adhered to its own contracts and advertising. It started out great! Abraham came out to my house in December and assured me my house was wonderful and would rent fast. I had him schedule some tree debris removal. He got that done within a few days. after I signed the contract. I moved out and left the house in immaculate condition. I requested to have some wood and trash removed from the outside of the house in January. Abraham said he would have it done that Wednesday. I live very far away and when I came to check on the property in April the door was open and lights were on and all the trash and wood was still there. The house was still not rented. I called and was assured that they had been trying to get the work done but they said "they were busy". At this point I was informed that they had someone scheduled to move in on May 1st. This was the first I had heard about these perspective tenants. Even though they should have been sending me weekly reports with the interest in the property. 5 months was extremely excessive to get this work done and to get tenants in this highly desirable area costing me thousands in mortgage payments while the house sat empty. I informed the company that I would be back to the property the weekend before the tenants moved in to work on the washer and dryer. When I returned 2 weeks later the trash and wood was still there. I called again very upset and they said they were sending someone out before the tenants moved in to get it done. I came back and checked 2 days later and I found my house door unlocked, the lights and bathroom vent on, my fence gate destroyed and mud tracked through the house. Also everything out of my garage missing. I called right away since I believe I had just missed them and was told they accidentally took everything out of the garage and they would try to get it back. And they were sorry about the fence. In a email Legacy admitted to damaging the fence and said they would fix it. I was also assured that they were still working on getting the goods from the garage returned. After a month and speaking the Abraham again I was informed that they goods were trashed and there was no way to retrieve them. Abraham said he would make the "Situation right" since it was his companies fault for the unlawful removal. I sent him an itemized list of the contents and the very reasonable replacement cost. To the letter of the contract I terminated our service agreement and then spent the next several months getting the run around trying to get my keys and information about the people that were now living in the house. I had to call and demand to get paperwork and bills for the house that should have been given to me upon terminating the contract. When the 30 day deadline ran out (per the termination contract) for Legacy to provide me with the rent and deposits the tenants made I called yet again until I got Abraham on the phone. He was completely oblivious to the fact that I was no longer using their company for managers. He said he would get everything together and get it to me. He never did. I could not get anyone to call me back from their company for months. I kept call logs and emails as proof. And it was only after I wrote a official letter stating I would sue if they did not respond that I finally got someone to talk to me. I still had not gotten what was promised for the removal of the garage contents. In response to my lawsuit promise (and a very lengthy inquiry into why I hadn't gotten a bill for the final wood cleanup)Legacy manufactured a bill for the removal of the wood and trash. The bill was severely over inflated. claiming it took two people two days and 16 hours to remove the wood and trash. I personally moved all the wood and trash myself in the yard and it took me 2 hours total. But just to be sure I spoke to my neighbors who are admittedly very nosy and they informed me that they yard cleanup was done in a few hours in a single day. When I ask to speak to the people who did the work the company refused and wouldn't even tell me their names. They just assured me the work was done by staff at Legacy. This was 2 months after the work was done. I inquired about why it was less then $400 to remove 2 truck loads of tree and debris in December but it cost Just under $3000. To hall away half a truck of basic trash and wood in April. They said it was because they used a different company to do the December cleanup and Legacy's employees did the cleanup in April. It took phone calls to his financial staff and going into their office and sitting there until they gave me what they should have months ago.I had to fly in from another state to do this. In the advertising for the company they boast about great service, communication and how fast they get qualified tenants into rentals they manage. All of these things proved to be false. The company also paid bills late or not at all for the Utility companies while they were in charge. Legacy also wrote into the contract that the landlord would be paying for trash for the tenants and then never got trash set up. In conclusion I took the bill they manufactured for the yard cleanup and deducted it from the price of the garage contents. leaving me with less then a third of what they should have given me because it would cost me more then the items to take Legacy to court and fly back and forth from where I live now. I calmly voiced my displeasure about the false bill to off set the cost of what they owed while I was in their office. Abraham was not present for my office visit since I told him when I was coming exactly. I can only assume he didn't want to lie to my face in front of his employees who he blamed for a lot of what happened during the time they were my property managers. I cannot recommend doing any business with this company. As they have proven to be untrustworthy. They do the tenants and landlords a great disservice and only have their own interests at heart.

Poor customer service, for $1525 a month for a one bedroom apt. you too can come home to this poorly maintained facility. I'm fortunate that I can move and am not trapped like most hard decent working folks who are enslaved to the whims of "Legacy Property Management INC."

My interaction with Legacy Property Management has been entirely through Mr. Abraham Walsh. I had and have property managers in Portland, OR, and in other states over a period of 25 years. I rank Legacy Property Management and Mr. Abraham Walsh the lowest of all. By far.

 I signed their management agreement and gave them the keys of a nice 2 bedrooms, 1 bath, 1 car detached garage condo in a great location with swimming pool and view of Mt. Hood. A week later, not having found my property advertised on the Lagacy's web site and other plausible sites, I email Mr. Abraham Walsh asking if he can point me to where my property is advertised. No reply. A week later I email again. No reply. 3 days later I fire Legacy Property Management and Mr. Abraham Walsh. A few more days and I get an email from Mr. Abraham Walsh saying that he did not reply to my messages because he was in vacation in SunRiver with his family. Still no information where my property was advertised.

There is a 30 day termination period in the management contract. About two weeks into it I finally find my property on the Legacy's web site for $300 more than the rent that I recommended. By the end of the termination period Legacy did not produce any tenant. After the termination I ask by email where and when I can get back the keys, one of which is a FOB for the swimming pool. No reply. Calls to Mr. Abraham Walsh cell phone go to voice mail or report that his voice mail box is full. The call immediately triggers a text message back to the caller saying "I am in a meeting. I'll call you back as soon as I'm free. thank you." I never got a call back. Phone calls to the Legacy's office go to voice mail and are immediately followed by the same text message coming from Mr. Abraham Walsh same cell phone. I never got a call back either. After a couple of weeks I gave up trying to get back my keys and moved on.

 This experience result in 2 months of vacancy loss, over $100 for re-keying locks and replacing the FOB for the swimming pool, and a lot of time wasted. For these reasons, I rank Legacy Property Management and Mr. Abraham Walsh the lowest among all the property managers that I have or I ever had.

So far, so good. They raised the rent to a mark which was considerable. They're like what everybody else charges. I have no complaints. I'm giving them all units to rent for me.

ACM was able to get my home rent ready and on the market in less than a week. It only sat vacant for 8 days and they were able to command a premium price above market for the area! ACM's knowledge and years of experience in the industry has made my investment the most profitable it has been in years! They use the most current technologies available to give not only their clients but also their tenants the best management experience possible. I love the Owners Portal! I can view all my monthly reports online and I get to see a scanned pdf of all bills paid for my property!! I have used other property management companies in the past and it is my opinion that Apartment Community Management is by far the best of the lot. Their team is professional and responsive to my calls and emails. I no longer have the headaches of being a landlord and can concentrate on other interests. I would recommend ACM and its team to anyone with rentals.
