First, when I called to schedule an appointment, the man that answered the phone was extremely nice and patient as I was trying to schedule the work around a couple of appointments. Based on my schedule, the appointment was set for two days later. Jorge (the repairman) called before heading over, to make sure I was home and ready for him to come over. Once he got here, I walked him to the faucet and explained about the shooting water and the leaking. He explained that the water shooting out at the end was normal function, but as far as the leaking we could have him simply tighten the nut and see if that will take care of it -- which it still might need replacing at a later date -- or simply replace the faucet now. Either solution was fairly simple and quick to do. Because I'm a "once and done" kind of person, I elected just to go ahead and replace the faucet now. I showed him where the water shut off was (in the upper crawl space) and he noticed that we have some water pipes that have a history or cracking, and so he pointed them out, told me to come down and check them periodically, and recommended that we always turn off the water when we go on vacations. He said he didn't want to alarm me, but felt that he had a responsibility to point out potential problems. Our home was built in 2001, and apparently during that time, some builders used this type of plumbing pipes. That he took the time to point this out meant a lot to me. He wasn't trying to sell something...just was giving me a head's up. After he replaced the outside faucet, we into the lower crawl space to see if there were any more of that type of pipe under the lower level of the house, and we couldn't see any. Again, he was taking a moment to show me all areas I might want to check on. Once we were done with this, he replaced all the guts on the toilet. Apparently the old unit was rusting and breaking down which was preventing the flange from setting perfectly because of the debris from the old unit. So that was all replaced and checked out three times to make sure that not only was everything working perfectly, but that there were no secondary issues like leaking under the tank. Kennedy Plumbing had a $30 off Angie's List coupon, so my final total for this work was $155.75 which included 1.25 hours of labor. I've got to say I was dreading this appointment because plumbers can be really expensive. Yes, neither of these "jobs" were labor intensive, but they were done right and it's one less thing I need to worry about. Jorge couldn't have been any more helpful or instructive and I truly appreciate when I can learn about how things work, and what things to be on the look out for. I will definitely use Kennedy Plumbing again, and will ask for Jorge by name.
Description of Work: I called initially to have the faucet on the back of the house repaired or replaced, and while Jorge was here, I had him look at the lower level bathroom because it kept losing water in the bowl.

They were punctual and professional. They found the problem spot, and fixed it by cutting the portion of pipe that had holes in it and attaching a new section. I liked their responsiveness, as they came out the very day I made the call. Additionally, they performed some measurement of our water pressure and adjusted PRV settings.

We just baught a condo that has been vacant for at least 18 months. We had it painted and cleaned to be ready for the delivery of our new appliances and furniture. A day before the appliances where to arrive we discovered a herendious flood in the laundry room and the water was dripping in the garage! I thought this was a disaster that will cost me an arm and a legg! I contacted Kennedy Plumbing early the next day, I got thieir contact info from Angie's list, and to my relief they sent an experienced plumber, George, immediately. George arrived in 25 muinits and started to investigate the problem! And advised me that it was not a big deal, it was only clogged drain that forced all water to come out of the washing machine drain in the laundry room, he unclogged it, and tested the house drainage for sometime to ensure the problem was solved. Thank you Kennedy Pluming, thanks George for the professional work! All I need now is to fix the garage ceiling from the water damage. Seems I'll use Angie's List yet gain. Kennedy Pluming, from my experience with them, are trustworthy, prompt, clean and professional, and George was a real gentleman
Description of Work: I called Kennedy Pluming to solve a major flooding that happens ever time we turn on the water in any of the bathrooms on the top floor. The flooding takes place in the laundry room, and water runs down to the garage below. The plumber arrived very promptly, investigated, and to my relief advised me that he did not think it was as bad as I thought, it was oly a clogged drain pipe! He unclogged it, tested it extensively. The problem was resolved in a short while professionally and reasonably priced.

Description of Work: Brian gave me a call in advance of his arrival which was within the timeframe that they promised when I called. I had water leaking from the upstairs through the ceiling in my kitchen on the first floor. Brian was great in assessing the situation and source of the leak to find the problem which turned out to be a small leak on one of the copper inflow pipes. He was very respectful of our home when working and cleaned up afterwards.

Monday, April 23rd my husband called Kennedy Plumbing because during the prior weekend the sewage ejector pump which serves the main floor of our home had begun to cycle every minute or so. We based this call on the Angie's list recommendation. Clay (the plumber) came out early that afternoon and diagnosed a failed pump. The system was 33 years old, so it was not surprising. These pumps are quite expensive and on the phone he authorized the purchase of the pump (over $1,000) paying a deposit with a credit card #. Clay passed on from the vendor that the pump would arrive Wednesday, April 25 and said that the earliest he could install was Thursday. We agreed to that. At this point, we had one upper level bathroom that could be used. All water from food prep and dishwashing had to be carried to the upper level to avoid overflowing the sewage ejector tank. No laundry could be done. We were camping in our home. When the service manager called and told us that the pump was in town, he told my husband that they could install the pump late Friday or Monday. !!! When questioned about why it wasn't scheduled on Thursday as Clay & my husband had agreed to, the service manager repeated that he could schedule for either Monday or late Friday - no explanation, no apology and certainly no compassion. We were camping for another day, even though the part had been in town for over a day at that point. Clay arrived Friday with the pump, but a part was missing. He spent time on the phone looking for the part - a flange that connects the pump to the system. He located one, had it delivered and it was the wrong one. He located another one back in the shop and went to get it. It didn't quite fit, so my husband allowed Clay to use his shop tools to modify the flange to fit the pump. In a side conversation with Clay, my husband found out that they had a plumber out sick - something the service manager didn't mention in any of this. By late in the day, the pump was installed but the float switches didn't work. Clay called the shop and they said they had a set. At this point, we could at least do dishes and laundry, we just had to manually turn the pump on and off. My husband did question why the switches were not replaced as an initial part of the job as they were 33 years old like the pump. Clay came back on Saturday with the switches from the shop, but they were 120 volt - not 240 volt to control the 240 volt pump motor. He said that the shop would call on Monday to schedule the install. On Tuesday morning, my husband called Clay to check on the switches. They were in, but again, the shop had not called to schedule. Later on Tuesday, the service manager called to schedule Clay for Friday. At that point, my husband asked the service manager for the owner's name, but he would not give him John Kennedy's name. He did transfer him to Mr. Kennedy's assistant - a call that went to voice mail. By Friday, two weeks after our initial call, we finally had an operational system. This was a horrible experience. In all fairness, once John Kennedy and Linda, his assistant were contacted, they promptly returned phone calls, but by then it was too late to change the course of this frustrating process. Clay, the plumber was a very nice guy and did a good job. The bottleneck seemed to be the service department. Our two major disappointments were: multiple commitments were made that were not met and that we would expect that the installation of the float switches would have been scheduled in a more timely manner, since that part of the project was an undiagnosed problem at the time of the initial visit. They had the float switches for four days before they were installed. Very disappointing.

Hired to install a new kitchen faucet. Came next day, very quick response! Very professional experienced plumber came and did a quick and accurate job. My only issue was that I was quoted $115 an hour for whatever time it took to do the job. When I got the invoice it had his actual time plus 30min. When I asked what the extra 30min was he said for travel time. That would have been fine if I was told that on the phone by the dispatcher/phone support. To get hit with an unknown 67% surcharge just p***** me off. You need to explain the charges better. If you have a minimum tell me, if you have travel time tell me. When you tell me you will pay by the hour for his time on site, then charge me for that. Clear communication is all I ask. The job was done excellently and I was happy to pay $115hr for his time.

I called Kennedy Plumbing because the other two plumbers I called couldn't come out the same day. Beaverton Plumbing recommended Kennedy Plumbing. A plumber was scheduled to come out about 4 to 6 hours later. Clay called me a half hour later and said he could be here in about a half hour if it was OK. I was thrilled. Clay was very professional and I believe he did an excellent job. The clog is gone and the new garbage disposal is working fine.
Description of Work: The kitchen sink pipes were stopped up with dry cat food that expanded and caused a blockage. The plumber noticed that the plumbing installation was not up to code and he needed to correct a venting problem before he could touch the clog. He then replaced the effected pipes and also installed a new garbage disposat that I provided.

Upon arriving, the plumber said he had to cut the discharge pipe from the trap. The reason was he thought he would have trouble with the 90deg bend. Plumber tried a small electric snake without success. He then got a large portable snake on wheels. No sucess after many tries. He then used a ladder to access the vent pipe on the roof with the small snake. Again, the drain was still clogged. After trying for over two hours, he said that the clog couldn't be removed with a snake. He recommended a plumbing service that used a high pressure pump to try to remove it. He said the cost of a pressure treatment would be over $250/hour. Since he hadn't fixed the problem, he said he would only charge me for one hour ($115). He accepted an Angies coupon for $30 off with a final charge of $85. Before he left, he said I could buy a coupler to put the discharge pipe back together. I then called another drain company from Angies list. When this plumber arrived, it took him less than ten minute to clear the drain with a small electric snake. He spent just under 30 minutes at the house, and even was kind enough to put the drain system back together.

The customer called on the morning of 4/17/12 stating that her kitchen sink was draining slowly. We told her that we would arrive at her house that day between 11:00 and 1:00. Our plumber arrived at her house at 11:15. Our plumber made multiple attempts to clear this drain, but was unable after two hours to get the cable down the pipe more than 18'. He then offered to pull off the job and only charge the minimum charge for his labor, minus the $30 coupon discount. On the morning of 4/19/12, the customer called in to the office stating that the discounted amount we had charged was still unacceptable. I apologized that we were unable to complete the task satisfactorily, and offered a full refund. The customer accepted this offer. The refund was mailed out the following day. Service Manager

This is the second time I have used Kennedy Plumbing (forgot to review last time) Story one. I first called them several months ago because they offered emergency service and I had discovered water pouring down a wall from a broken pipe very late one evening. They sent a repair man to our home within 40 minutes of my phone call. The crack was in a T-junction of unusual size and when the plumber did not have the correct part- he drove back to the office to get it. The repair was fixed within 2.5 hours of my first frantic call. The plumber needed to remove large pieces of drywall and insulation to reach the pipe. But the work was excellent, and all the debris was tidied into a garbage bag at the end, The plumber was a gentleman and I thought the cost was fair. Story 2. This time to repair a gas hot water heater---turned out the pilot light had only blown out. The plumber showed me how to light it myself next time- and did not make me feel silly for not knowing how to light (I had looked at the instructions before calling the plumber- but they were written by an engineer). We have poor plumbing in our home (it came with pvc pipes--never buy a home with pvc pipes) and after 8 different leaks in 8 years we have now put Kennedy Plumbing on speed dial.

It was nearly 11 PM and I heard a gushing sound coming from the crawl space under the house. I peeked down below the trap door and saw water shooting into the air near where the sump pump lives. I tried to shut off the water at the street but it was flooded too! It was a terrible rainy day and night and as I live alone...I was near panic. I tried to call a neighbor but being so late his phone was turned off . I turned on my computer to find who I could call that was on Angie's List as I have learned to trust their listed contractors. I looked for one that was more local so the travel time would be shorter. I called 2 others but their offices were closed and they did not offer emergency service and I then found Kennedy Plumbing. Their guy Clay answered the phone and asked me several questions and then headed my way. He was there within 20 minutes. I had bailed the water out of the street shut off and he saw that it was not a water main problem as there was no usage being recorded. Then we headed for the crawl space. He could see the problem right away. He turned off the sump and reglued the coupling. All this was done within 1 hour and he was on his way home and back to bed. Kennedy offers a $30 off coupon so I printed it out and Clay took it off my bill. I will always use Kennedy now as I am a true believer and Clay had nothing but nice things to say ablout them as a company. Thanks Clay & thanks Kennedy Plumbing!

Carl was fast, quiet, efficient, knowledgeable, friendly, literate and no more drip. Cost was very reasonable for two hours of work @$95/hr + $63 parts, considering he did not have accurate location of water shutoff from me and this job included one trip for parts. Water shut off is in patio area, not hot water heater area, and Carl showed me where it is, there is no need to crawl, as landlord indicated! Because Carl was professional enough to show me where it is, now I can shut it down myself if this happens again. He replaced two valve stems, two faucet handles and two flanges, because the old stems were smashed (so were at least 3 doors when I moved in). I love the quiet! No more drip-drip-drip! He was here right on time, worked very independently and quietly made no mess (or if he did cleaned it up). My house is an older manufactured house and I am hearing impaired. Sometimes it's difficult to get contractors to come out here. House was completely inspected before I bought, fixtures are 38 years old, stuff wears out. I would definitely use Kennedy again.
