My name is Josh Branham and I am the Owner and Lead Inspector of By-Lions Home Inspections, LLC. I completed my course work at Hondros College of Business for Home Inspections. I have extensive training in home inspection services, as I completed several hundreds of hours with Forrest Lines. I am an active member of ASHI (American Society of Home Inspectors), as well as a local member of the Ohio Chapter. Home inspection is my passion and I enjoy educating the buyer on safety, maintenance and the components of their potential home. The inspector, Josh, was great. He was personable, friendly, and most importantly very knowledgeable in his field. As a first-time homebuyer, I really appreciated that he treated the inspection as a "intro to homeownership" crash course. He not only pointed out issues but educated us on what caused it, how to get started in fixing it, as well as how to care for the home to avoid issues down the road. His inspection was thorough and he made a point to explain what he was looking at and help me to see it and understand it as well.
The actual written report was equally thorough and detailed, even including photographs with arrows pointing to the problem spots. We received the written report in under 24 hours.

Josh showed up right on time. He explained everything he was doing and answered any questions as I followed him through the house. He never seemed bother or annoyed by the questions and he gave me very detailed answers. He explained not only what he was seeing but also the potential problem if something wasn't corrected.
He wasn't able to get on the roof due to snow from the night before but he said he would come back once the snow cleared to check it out for me.
I received a complete and very detailed report the next day including pictures and arrows to identify the exact spot he was referring to.
I would highly recommend By-Lions to anyone I know who is looking for an excellent home inspection.

Josh did a complete inspection. It was over the top according to our realtor and that is exactly what I wanted. I wanted to know every little thing that needed fixed. He provided a detailed report with pictures. The best part is that he actually did a walk through with us and explained everything, including things that were not issues but just informational. Josh explained how to fix issues and he was even able to give guesstamites on how much some things would cost to fix. I felt very confident going into our remedy period of our purchase contract knowing what was import to ask for and which we could skip and fix our selfs. (Our realtor was awesome on helping with this also.)
Our young children came with us to see the house and left with a sitter prior to the walk through. Josh seemed to notice their ages and bless his heart, he pointed out kid safety issues to me and of course how to fix them so my kids don't get hurt. This was more than I expected from our inspection.

Josh was very punctual to our appointment, and gave me a great rundown of the work he would be doing that day, told me to ask him any questions along the way, and he would point out any issues that he saw along the way.
Since our house was fairly new, it wasn't expected that many issues would arise, but Josh still performed an extremely thorough inspection, and while the house was in tip-top shape, I was given tons of advice about maintaining the home to this standard and things to watch for as the house gets older, even over the next 10-20 years. All in all, Josh made me feel like I was getting a very good, sound home with minimal work to be done, and I learned a ton of things about our house. At the end of the day, Josh told me if anything happens to the house, or if we need advice, even in the years that come, to give him a call and he can give us advice.
I had a home inspection before, and it was fine, but I really feel like this inspection gave me a complete picture of my home and what I can do to keep it great. I would absolutely recommend Josh, his prices are great, his inspections are thorough, and he's very friendly.
I don't plan on ever doing a home inspection ever again, but if I do, or if anyone I know does, I will be using Josh and By-Lions
