Adam was extremely helpful throughout this entire process. I travel for work...a lot, and was in the middle of a move my self. He was patient, followed up and provided details of the process status throughout the experience. He was also very understanding and accomodating to specifc requests that I had with regard to the quality of some of the more minor details. I truly felt like Adam treated my home with the care as if it were his own. Throughout the process I felt like Adam's top priority was making sure I was comfortable with everything. It's easy to say that you care - particularly when I'm 1,200 miles away and would truthfully be none the wiser, but Adam demonstrated this level of care and professionalism multiple times. As an example, some touch up work needed to be done to repair screw holes left in the walls where pictures were previously hung. I expressed to Adam how one of the things I enjoyed most about my condo was the incredible interior paint job. Throughout the entire condo there wasn't a single drop of paint on any of the crown molding, baseboards or door frames. This was something that I wanted to maintain. Knowing this, Adam sent pictures of the touch up results that were done using the original paint that had been sitting in the garage. They didn't match at all, and Adam was attentive enough to literally have everything in place to repaint some of the walls entirely as soon as I gave the approval. This may seem minor, but Adam knew I would want this. The professional in him didn't want to do it without my approval, but the concerned advocate in him didn't want to delay the process once my approval had been given. It would've been easy for him to simply avoid doing work that may be for naught, wait for my response and then get to work, but he worked hard to line everything up prior to the approval because the moment I shared with him my concern on this particular topic, it became equally his concern. The new tenants requested that one of the walls be repainted a different color after this work was complete. Adam of course presentded me with this request as he should, but also wrote "the paint looks great after the painters {have finished}. I would hate to repaint, but it's your call." He didn't try and talk me into something he knew I wouldn't be comfortable with just to secure a tenant quickly. In fact, I don't think he wrote that with any agenda in mind at all - I think he wrote that because he truly adopted my concerns as his own, and it's how he felt.
I'll also say that I did look into several other property management companies. Some far less expensive in fact. However, after speaking with Adam over the phone and meeting with him I knew this was the right direction to go. To put that in perspective - their extremely reasonable fee of 50% for the first month's rent and 10% for subsequent months was actually misunderstood by me when I made the decision to go with Adam. I thought it was 100% of the first month's rent and 20% of subsequent months. I wanted Adam, and saw value in having him when I thought the fees were double! Fees are only an issue in the abscence of value. Adam and his company are a tremendous value.
"When our official inspection was conducted on the vacant property it is was discovered the property's condition was in much needed repair. It required the services of a general contractor prior to receiving any property management services. The owner was contacted within 24 hours of our official inspection to advise of these issues. In addition a video inspection was provided to the owner at no charge. Unfortunately our company was unable to enter into a contract to service this property due to its condition. The owner was not charged for any services. We pride ourselves in having an open and ongoing line of communication with our homeowners and apologize if it is felt this experience did not meet that standard."
