They failed to follow up on tenants in a timely manner, took 3 months to prepare a house for a new tenant, failed to verify contractor performance to quotes. Finally, we found out they left debris in a house which they agreed to pick up at their cost, this after I had changed management companies. 3 weeks after the end of the month, they still had not got it due to tenant cooperation, so they asked the new company for help to get in. The new company, obviously, needed reimbursed for the original company's issues, but Realty Trust declined to pay it. Since it wasn't my fault, I told them they should, and again they declined. That's when I cut all ties, and have since paid for repairs they told me had been done, and completed before. I have a complete history of the emails back and forth. The owner wanted to negotiate, after he saw my reviews on BBB and Google+, but he was copied and aware of all emails in advance. Too little, too late from him on this. Avoid these folks. I called Cleveland ROI and am happy so far.
Description of Work: This firm provides property rental management services. I visited their offices prior to using them, and even though a little concerned, went ahead with a smaller firm that I thought would try harder. They should provide services for less than $100 per month, including collecting rent, checking on the tenant and utilities, and scheduling maintenance or repairs as needed, using contractors. They are paid to maintain, operate, and keep safe my property as if it were theirs.

Their pricing is comparable for service fees. They were willing to negotiate the contract based on our hesitancies due to past experiences with property management companies. They have sent us the invoices for any work done. They send us weekly updates. Our account manager is very responsive, he will answer calls and any questions. So far our experiences with them have been fine.
