My wife and I entered in a year agreement with Real Estate Pro's on 1/9/14. The up front effort and engagement with us had no concerns. However once we were a few months we realized their actual situation.
During a late payment from our tenants during our October to November 2015 cycle our bill showed no payout amount to us. And the payout received by us was even lower than the fees assessed. While they did try to add some back in the next month a $96 gutter cleaning appeared when I requested to them that they call me with all maintenance concerns as I wanted to fix all I could and there was no call from our tenants to request this service which I already complete twice per year. And most times we would call in and leave a message with no response.
We missed our chance to stop our contract at a year so we decided it was in our best interest to pay the roughly $618 termination fee to end this. We hand delivered a 30 day notice on 2/29/16 and requested if there was anything else needed. On 3/28/16 I again stopped in due to no response from phone calls to verify that everything was on schedule to terminate in 2 days. I was at that point notified that both renter and tenant had to complete an electronic termination agreement. This email was not received until April 14th which was 15 days past our termination date. At that point we were still requesting our tenants $1100 in security deposit and our $500 in operating expense back from them. We received only $1442 back. We followed up with calls (again with no response) and emails on 5/8 and 5/19 requesting why we were shorted $58.
Don't expect any returned calls and be wary of special fees!

Six months after the tenants rented my condo there was a leak in the bathroom ceiling in which Real Estate Pros never addressed until the tenant had to call me and inform me of the issue. When I called Real Estate Pros to inquire about the situation they assured me a contractor was handling it. When I asked why they did not go through the condo association, the response was, ?oh, it?s a condo?? I notified the condo association and after two months of neglect from Real Estate Pros the pipe leaking in the attic area was fixed.
When my annual contract was up I talked to Sean Hinely, who referred to himself as the owner and apologized for the missteps taken by Real Estate Pros and informed me that he had some bad employees that he had fired and convinced me to continue another year with his new employees. So I agreed and even added my wife?s house in Pataskala for Real Estate Pros to manage. That soon turned out to be a mistake. As we were cleaning her house before a new tenant was to move in, Real Estate Pros entered the house without our knowledge, put the inspection plate back on the water heater, tightened a screw in the refrigerator handle and put some sort of chemical down the laundry room drain. My wife knew someone has been in the house because the front door was left unlocked and the door from the laundry room to the garage was left wide open. When she asked Real Estate Pros if they have been in the house, they assured her they have not. However, we soon received a bill for almost $100 for conducting maintenance in the house. When we went to Real Estate Pros office and talked to Brett Stone, Director of Operations about the matter he was very defiant and rude. When I asked if this was going to be worth losing two properties over, he continued to be defiant and rude.
At the appropriate time my wife and I both submitted thirty day notifications that we will not renew the contracts with Real Estate Pros as per contract instructions. They then sent my wife a ?mutual Agreement? document in which they are demanding be signed before releasing the security deposit. We took this document to an attorney who advised us not to sign the document. Our attorney noted that there is nothing ?mutual? about the agreement. We are to pay Real Estate Pros legal fees and three times the amount of the deposit if we go to court. It also requires that we would not disclose anything negative about their company. We refused to sign the document and informed them there is nothing requiring that we have to sign the document before they release the tenants? security deposit and our maintenance reserve funds.
My contract with Real Estate Pros expired April 26, 2012 and the tenant received a letter stating: Real Estate Pros will no longer be managing the home in which they currently reside, that they will not be in possession of their security deposit after the conclusion of the April accounting month and that their security deposit will be disbursed to the owner. The tenants lease was up the end of May and to this date Real Estate Pros has refused to return the security deposit to me or the tenant and refuses to return to me my $500 maintenance reserve. My wife's contract has also expired April 4, 2012 and her tenants lease will be expiring June 30, 2012 and Real Estate Pros refuses to return the tenants security deposit and $500 maintenance reserve to her.
"We try to make all of our clients happy. In spite of our best effort we have not been able to make this client happy. It is true that clients property needed multiple items to be repaired that the total exceeded $500 by #18. Client does not claim that the cost of the repairs which included the main expense of a garage door opener to be more than expected. In addition to that a disposer was replaced and several other smaller items also completed. Client was provided receipts and detail of what was repaired. She will not accept that and we do not have actual store receipt because items were purchased using a commercial account by an outside company we contracted to provide the replacements and repairs. It is true that although sent out on time client did not receive her first monthly statement because we entered a letter incorrectly in our e-mail delivery system. Once client informed us of not receiving expected report a report was resent to the correct e-mail and adjustment in data entry so that all future statements woudl be received as expected. Client stated what she hired our company to do was done quickly, rent her home. Client does not disagree that the repairs that were done were not necessary and were done efficiently and for the price expected. The management agreement intentionally offers the client to cancel the agreement at any time. This client just chooses to complain and be unhappy when she can discontinue our service at any time. Her demands of us would be like asking McD0onalds for the receipt for the cheese from where McDonalds bought the cheese from? Greg Babbitt, owner"
