This was the second inspection of our lives and the first in the last 15 years. Neither of us knows much about the kinds of things inspections look for. But Jim walked us through and around the house, answering our questions, letting us know not only what he found, but what it meant on a practical level. He did not rush us, but he did not waste time. He recorded all the important information verbally and in pictures. In the end we had a very detailed report hilighted for issues of safety, follow-up, etc. More importantly, he made himself available to us before, during, and after the inspection and always responded to our questions promptly and helpfully. The Technician was knowledgeable and professional. He gave recommendations verbally, but also followed-up with a written document of what was recommended and why. It was well worth the cost.

From beginning to end, my experience with Pinnacle was great. This was one of four companies recommended by my realtor, but this was the first company that actually picked up when I called and was by far the most affordable. $275 is a great price for an 1800 square foot home. Jim was my inspector and he was incredibly helpful. He gave me plenty of information during the inspection and delivered the very detailed and well photographed report 2 hours after the inspection.

Inspection was thorough, completed on time, reports delivered right away so we could act on the results.

From beginning to end I was impressed. The initial phone call to get information was a breeze to setup the appointment, get questions about the services, and get an idea on price. Regarding the inspection, Jim was already there and inspecting by the time I arrived and I arrived five minutes early. The actual inspection was very informative as he checked in with me a few times to go over what hewas finding along the way and let me ask questions. I received a detailed report the same day and was given a follow up email a few days later to see if I had any questions. I will call Jim again next time I am buying a home.

It went very well. He was on home and got right to work. After he completed a section, he came out to tell us a little bit of what he found and asked if we had any questions. He was very thorough and I would definitely hire again.

Inspector was punctual, professional, and thorough. He was so thorough that I think my realtor was mad. He took a very long time doing his inspection, but having bad home inspection experiences in the past, I felt that his thoroughness was a good thing. I feel like home inspectors I’ve used and other family members have used missed a lot and made excuses for not inspecting certain things. His report was extremely thorough and flagged quite a few problems. The thermal pictures were an added bonus. He found many things wrong in the house that the owners were in code violations over. So much so, that they had to give me credits in the home purchase to take care of them. As he went through the house, he answered my questions, and sometimes explained some cost effective ways to fix issues. As I am a recent widow with a small child, this meant a lot to me that someone would be this honest and considerate. My parents were with me and he even answered their concerned questions. I got the report that night via email and he even answered questions via email afterwards. He seemed highly educated in inspections, despite being young for an inspector. Once he saw my report, my realtor did not complain about the length of time it took. The report did however scare me so much that I nearly backed out of the deal. I saw the inspectors report for my own house that I am selling and it was not nearly as thorough.

Jim was there when I arrived and is extremely professional & thorough in the entire inspection process. He answered all my questions during and at the end of the inspection. He also made & explained recommendations on correcting some minor issues. The inspection report he provided afterwards was very professional, providing an executive summary along with detailed notes and pictures of the entire inspection inside and outside. I highly recommend. I liked the thermal imaging too, that was pretty informative.

Jim performed the inspection for a home we are in the process of purchasing, and did and outstanding job. He takes his time and looks at every little thing in every room. Not only does he look, he photographs and takes notes on everything. When the whole process is done, he does an infrared walk through of each room and provides and extremely detailed written report with all the photos. We recommend him to anyone who needs a home inspection, and will use him again in the future. Our realtor was so impressed, she is passing his info on to many of her buyers.

Jim arrived early, and was already inspecting the roof when we arrived. He was helpful with giving me advice, and pointing things out. I am very glad my realtor recommended his company.

The whole process was great. Jim was very informative and answered all my questions. I knew going in that the house was in good shape, so his opinon was reassuring. But I am glad we got him because he did find some issues with the electric and insulation that could have costed me quite a bit down the line. I strongly recommend him and this company. I will use him again if I buy another house.

Everything was fine until I found out months later that there is asbestos in my house that is clear as day out in the open. There's no way he couldn't have seen it and it was not included in the report. I contacted him when I found out about it and asked him to remedy the situation because he didn't disclose that there was asbestos in the home. He basically said he's sorry about the asbestos problem and that by law he is not required to inform me of asbestos. While he may not be required by law to inform his customers it would be in our best interest as I am now stuck with a home that needs major work done to make it safe for my family. I would not recommend using his services if you expect your inspector to tell you if your home is safe or not.

Jim preformed a home inspection on our new home in North Royalton yesterday. I came across him when the inspector the realtor would preferred to use was unavailable, and I am glad they were. His reviews an upfront pricing convinced me to call him, but his services solidified me recommending him to my friends and family. Jim was on time and very professional and a pleasure to deal with. He did a very thorough job; not only was the job he did done thorough, it was also done in 2 hours. I was planning on 3 hours for an inspection, and was surprised when it wasn't. He then provided a very detailed report, which laid out everything. As well as, discussing everything with me prior to leaving the property. The report was 42 pages and included thermal imaging - it was greatly appreciated. If you want an inspection done right please give Jim a chance to serve you, because he will go above and beyond what you ever expected from any home inspector - and at a cost that is much more competitive than the rest.
