When we decided to sell our home and buy another, we logged on to Angie's List and checked out the reviews on their list of realtors. We contacted Tiffany Panhuis at Coldwell Banker King Thompson after exploring her website and watching her introductory presentation video. She was a top rated realtor on Angie’s List and we can now attest to that. We had decided on short notice and late in the season to sell and Tiffany had our house on the market immediately. She had great suggestions for staging and presentation and it was in contract shortly after.
On our hunt for a new home, we were very specific about the area, property layout and room orientation and Tiffany sent us many homes to look at that met our criteria. She was very professional in all aspects of handling our home sale/house hunt and truly interested in our likes and dislikes. She was quick to respond to our emails, phone calls and texts and, when during our search we changed our home criteria about 4 times, she immediately had more homes with our new likes to sift through. When we finally found the house of our dreams, her knowledge and experience of the real estate market and current housing price trends were invaluable during the negotiation process. She had great recommendations for inspectors and contractors when issues arose with both homes to make our part in these real estate transactions nearly effortless.
Having been through the home selling and hunting process before with other realtors, we were not looking forward to what we were sure would be a drawn out and exhausting search in a market the size of Columbus that was at the same time experiencing a low inventory. Tiffany made our necessary effort and footwork minimal and our experience working with her was fantastic! We whole heartedly recommend Tiffany and her team to anyone looking to find a home here!
Throughout our time working with Pat, we've felt like we were his highest priority. Not only while we were looking at houses, but as we made an offer, went through inspections, etc. Since we were remote, we couldn't be present for much of the action, but Pat handled scheduling inspections and work, being present to supervise, etc. He was great about sending us texts to keep us updated.
It's been a week since we moved in, and Pat continues to be a major point of contact for us. He's been proactive in helping us get set up with contractors and helping us deal with our home warranty company.
Pat's responsiveness has far exceeded my expectations. He responds to inquiries by email, phone, and text usually within minutes.
Home search: We received an email from Pat about most listings of interest to us the day they were listed. He included pocket listings and rumors of upcoming properties way ahead of time we wouldn't have known about otherwise. Houses were going fast and he got us in quickly. He was knowledgeable and pointed out some potential flaws/issues. Not once did we feel pressured; he was extremely patient. On the one occasion that he was unavailable, Tiffany Panhuis seamlessly stepped in and was equally as great to work with.
Offer, inspection, and negotiation: It was a difficult transaction with many curveballs thrown by the seller. Pat advised us to flat out deny some of their demands even at the risk of the sale. He urged us to investigate each scenario until we felt comfortable with the purchase. We did our own research on the inspection consultants he recommended and they were reputable, skilled, and honest so we used them.
Closing: Pat was always in close contact as closing drew near. He closely worked with our lenders and provided them some documents before we even knew they were requested. As a result the closing went without a hitch. He even offered help coordinating some post-closing repairs.
I would highly recommend Pat. You can't go wrong with him.
When we decided to buy a new house in the area, we were disappointed w/ the lack of inventory in our desired neighborhoods. She patiently took us on dozens of home tours, before we found the perfect house. Again, she helped negiotate a good price and after the inspection we came back w/ 5 hard remedies. She made sure that every single one was updated by the seller. What a smooth process. We have no reservations about our home-buying/selling process thanks to Tiffany and her team. If you are looking for a local Realtor, you will be hard-pressed to find one better than Tiffany.
We were in pinch in Closing on schedule and Pat worked diligently with my lender and title agency and communicated every little detail to me. Even though we didn't close on time (not Pat's fault) he made sure everything was done correctly. He was very friendly and had a very positive and profession attitude from our first meeting through my closing. Pat also was there even after closing to assist and answer my questions.
Now I can enjoy my new home, Thanks to Pat Belcher!
- Replies to emails instantly! I don't think I ever even waited 15 minutes for a reply
- Showed me houses as soon as I wanted to see them. Houses were going like hotcakes in the neighborhood I was interested in and Pat would have me out within a few hours if I wanted to go.
- Did things that weren't his 'job.' When I couldn't get my A/C to work the day I closed, he drove out to my house and called his contacts to figure out what was wrong.
- He's extremely patient! Never acts like you're bothering him!
- He's NOT PUSHY! Oy, I cringe at the thought of my other realtors.
- He's super nice and trustworthy.
SHE IS AWESOME, AND I WOULD TRUST HER AGAIN TO SELL OUR HOME (if she came to Oregon, that is)!
Luckily, my father lives in town so we were able to have him give Pat a key to the house and show him the property. Right off the bat Pat recommended we do some things to prepare the house for the market. We had a foundation issue in the basement repaired, had the house professionally cleaned and landscaped, painted the entire interior and replaced all the carpet. At first I was a little hesitant to put money into the house, but Pat was right and it paid off in the end. Pat worked to get us quotes, meet the contractors and set up the repairs. This was extremely useful since we were out of town and took some of the burden off my father. His contractors were reasonably priced and did amazing work. When we were finally finished with the repairs, Pat used comps in the neighborhood to pick a price. We trusted his expertise and agreed on the price he suggested. It was right on!
Finally the house went on the market and Pat's company had us in contract for the full asking TWO DAYS after we put it on the market! We were amazed with the quick turnaround, but when I had a chance to visit Hilliard for a weekend and saw the house after the repairs it looked brand new. The carpet, painting and landscaping made a huge difference and in my opinion sold the house for us. We made back the money we invested and made a profit.
The closing was ideal, Pat sent us the paperwork via FedEx, we signed it and sent it back and it was done. It couldn't have gone smoother. I can't say enough about Pat and his entire team and the great job they did selling our home. At one point Pat was out of town and his associate worked with us and was just as responsive and professional during the process.
I would definitely Pat and his team to help you sell your house and I know we would use him again if we ever purchased in the area.
She came out and saw our place, made some suggestions, gave us information on comparables, and suggested a price. We were impressed with what she had to offer and since I had all ready done some homework we signed with her.
She was available to open our house to the home stager and repair man. She often did a lot of the contacting for us. Which was wonderful. Its hard to be a middle man. The pictures that were taken were super high quality. We searched for our house online to see how it looked at different websites. It was awesome and in almost all cases was a featured home.
We moved out of our place, put it on the market and we were able to get into contract 2 weeks within listing our house. We had multiple offers and she helped us get the best price for our house....FULL PRICE! We moved out of state and we were able to get a hold of her when we needed to. Our house (condo) was listed with 20+ others that were all similar and weren't selling. We are so happy that we went with Tiffany. I can't say enough good.
We put our house on the market in early August and moved to Cincinnati a few weeks after that. Needless to say, we were a little worried about maintaining the house, etc. from so far away, but Tiffany answered our questions, met various repair people at the property, and helped us any way she could through the whole experience. When we finally got an offer on the house (in December), she guided us through negotiations AND arranged and showed up for repairs to all of the little things that were discovered in the house inspection (like sealing the chimney). She even took time out of her already busy schedule to meet with the cleaners we hired before the closing and make sure they received their payment.
I wish I could put into words how much it meant to my husband and I that Tiffany was our realtor throughout selling our home. Even from 100 miles away, we never doubted or felt like we needed to worry about anything. She kept in constant contact - even when not much was happening - to let us know how things were moving along. She answered all of our questions (or found out answers and got immediately back to us when she didn't know) and made sure we were as involved as we needed to be in everything.
Tiffany is a one-of-a-kind realtor, truly. Professional, personable, service-oriented, smart, courteous, and knowledgeable. More than that, she was an advocate for us throughout the negotiations and closing, making sure we understood contracts, terms, and finances. She left no stone unturned in her service to us and I cannot recommend her highly enough. If you're looking to buy or sell a home in Columbus, you seriously can't do better than Tiffany. She's fantastic.
What's even more is that due to a job change, my husband and I will be relocating out of Columbus in the very near future. We fretted about trying to sell our house in the current real estate market, and once again turned to Tiffany for guidance and insight. She helped us prioritize our to-do list, decide how to stage, and walked us through every step we'll need to go through from listing photos to the eventual closing. She's been an invaluable, knowledgeable resource and service provider and I can't recommend her highly enough. To put it simply, she's phenomenal and, if you're looking to buy or sell a home, you can't ask for a better person to have on your side and working with you to make it happen.
