I truly could not give Tiffany Panhuis a higher recommendation! I have now worked with her to purchase two homes and to sell one. Her response time is always incredibly fast, and she is an excellent communicator. Tiffany also connects you to top-notch professionals (whether it’s a phenomenal inspector or a wonderful home stager). With respect to selling, I worked with Tiffany during COVID, and she helped ensure that I felt safe throughout it all. The house had four offers almost immediately such that the entire process could move quickly and smoothly, and Tiffany helped coordinate everything remotely per my request. With respect to buying, Tiffany truly cares about helping you find the home that you want. She has an amazing eye and will give you as much (or as little) advice as you want, and she also consistently goes above and beyond, from FaceTime walkthroughs to answering questions. There is truly no one I trust more when it comes to buying or selling a home.

Tiffany was an amazing realtor to work with during our relocation process. We were moving from Cincinnati to the greater Columbus area. She's an excellent communicator and is very responsive. Pat Belcher exceeded my expectations in every regard. With only three weeks to relocate from Cleveland to Columbus for work, I was in need of a good realtor who could act quickly. Pat agreed to show me houses on a day’s notice, and on a holiday weekend when other realtors refused. In this seller’s market, competition was fierce with many homes selling well over the asking price. I decided to rent for a year and get to know the area better. When I resumed the house hunt several months later, I contacted Pat. He made me aware of new listings immediately. He responded to texts and emails immediately. When we decided to sell our home and buy another, we logged on to Angie's List and checked out the reviews on their  list of realtors. We contacted Tiffany Panhuis at Coldwell Banker King Thompson after exploring her website and watching her introductory presentation video. She was a top rated realtor on Angie’s List and we can now attest to that. We had decided on short notice and late in the season to sell and Tiffany had our house on the market immediately. She had great suggestions for staging and presentation and it was in contract shortly after.
                On our hunt for a new home, we were very specific about the area, property layout and room orientation and Tiffany sent us many homes to look at that met our criteria. She was very professional in all aspects of handling our home sale/house hunt and truly interested in our likes and dislikes. She was quick to respond to our emails, phone calls and texts and, when during our search we changed our home criteria about 4 times, she immediately had more homes with our new likes to sift through. When we finally found the house of our dreams, her knowledge and experience of the real estate market and current housing price trends were invaluable during the negotiation process. She had great recommendations for inspectors and contractors when issues arose with both homes to make our part in these real estate transactions nearly effortless.

Having been through the home selling and hunting process before with other realtors, we were not looking forward to what we were sure would be a drawn out and exhausting search in a market the size of Columbus that was at the same time experiencing a low  inventory. Tiffany made our necessary effort and footwork minimal and our experience working with her was fantastic! We whole heartedly recommend Tiffany and her team to anyone looking to find a home here!                    

               

Over the past six months, Tiffany has represented my husband and I (newlyweds!) in the sale of each of our homes and the purchase of our condo in a positively dreamy Old Worthington location.  Each transaction brought its own unique challenges (as they always do, I'm sure), and throughout the process, Tiffany guided us with confidence and always-spot-on advice.  Tiffany's depth and breadth of knowledge is astonishing.  She seems to have navigated every possible real estate scenario during her years of experience, so nothing throws her off-balance and she has an uncanny way of identifying how situations will play out.  It is a real pleasure to work with Panhuis Belcher Huber.  They made everything as convenient as possible for us and really run a client-centered real estate practice.  (Tiffany is outlandishly responsive too, btw.)  We recommend them wholeheartedly.

Tiffany was an excellent realtor.  After a couple of years of searching for a new home with other realtors, we went to Tiffany on a friend's recommendation and were moving into a house we love in less than a couple of months.  She walked us through the process, was very hands-on and instructive and saved us some money along the way by advising us during negotiations.

As we were moving from Wisconsin, we arranged to spend a week in Columbus to do a focused housing search with Tiffany. She got quite sick right before we were coming to town, but Pat stepped right in and cleared some significant chunks of time to show us around and make sure we got to take advantage of our brief time in the area.
Throughout our time working with Pat, we've felt like we were his highest priority. Not only while we were looking at houses, but as we made an offer, went through inspections, etc. Since we were remote, we couldn't be present for much of the action, but Pat handled scheduling inspections and work, being present to supervise, etc. He was great about sending us texts to keep us updated.
It's been a week since we moved in, and Pat continues to be a major point of contact for us. He's been proactive in helping us get set up with contractors and helping us deal with our home warranty company.
Pat's responsiveness has far exceeded my expectations. He responds to inquiries by email, phone, and text usually within minutes.

Tiffany worked with us to buy a home in Hilliard. She did a fantastic job of keeping us updated as homes went on the market that matched our needs, then walking with us through each step of negotiating and closing, even through a chaotic closing process. This is the second time I've worked with Tiffany (first time was selling a home four years ago), and both times she has been on top of follow-ups and stayed in constant contact at all times of the day. Great experience!

I cannot say enough nice things about her. I have never sold a property before and she walked me through the whole process clearly and explained any of the terms that I did not understand. She had my back as far as telling me about things that I didn’t have any idea about so that she didn’t let me get blindsided by anything. She showed the house to four people at one time and one of the people put a bid in on the house and that is who I ended up selling it to. It was a very painless experience and in addition to that, I had already moved to the Sandusky area by the time we closed on the house and she took care of getting the title company involved and making sure that any of the warranty information was taken care of without any problems. She handled the phone calls for me expect the very few that I had to give my permissions for. She is a terrific lady and obviously I was very successful with it, I got the price I wanted so can’t say enough good things about her. The house was sold for $102000 and she had about four percent of that. They are very trustworthy. Their communication is above exceptional, it is just terrific. Even when she had taken a couple of days off, she made sure that I got a phone call back from somebody on a question I had. She is very knowledgeable and a good person to have on your side.

I am satisfied with her. She's very friendly. She does the job well. She seems fine. She is doing what I expected. She is very professional. Communication is very good.

We bought a home using Pat Belcher as our agent. He did a great job through every step:
Home search: We received an email from Pat about most listings of interest to us the day they were listed. He included pocket listings and rumors of upcoming properties way ahead of time we wouldn't have known about otherwise. Houses were going fast and he got us in quickly. He was knowledgeable and pointed out some potential flaws/issues. Not once did we feel pressured; he was extremely patient. On the one occasion that he was unavailable, Tiffany Panhuis seamlessly stepped in and was equally as great to work with.
Offer, inspection, and negotiation: It was a difficult transaction with many curveballs thrown by the seller. Pat advised us to flat out deny some of their demands even at the risk of the sale. He urged us to investigate each scenario until we felt comfortable with the purchase. We did our own research on the inspection consultants he recommended and they were reputable, skilled, and honest so we used them.
Closing: Pat was always in close contact as closing drew near. He closely worked with our lenders and provided them some documents before we even knew they were requested. As a result the closing went without a hitch. He even offered help coordinating some post-closing repairs.
I would highly recommend Pat. You can't go wrong with him.

We met Tiffany after reviewing local Realtors on Angie's List. Her all A reviews is certainly well-deserved. After about two months of updating the house (based on her recommendations), we sold our house for full listing price within 36 hours of it posting. In addition, after the inspection we got about 2 pages worth of remedies. Due to her negotiating skills, we did not fix a single thing (or pay additional closing costs). She was excellent.
When we decided to buy a new house in the area, we were disappointed w/ the lack of inventory in our desired neighborhoods. She patiently took us on dozens of home tours, before we found the perfect house. Again, she helped negiotate a good price and after the inspection we came back w/ 5 hard remedies. She made sure that every single one was updated by the seller. What a smooth process. We have no reservations about our home-buying/selling process thanks to Tiffany and her team. If you are looking for a local Realtor, you will be hard-pressed to find one better than Tiffany.

Tiffany is very professional and approachable. She gave helpful advice on selling and purchasing a home. She responses to questions within the hour. Very flexible with her schedule. Provided me with frequent lists of homes in the areas I was interested. With the house I purchased she helped coordinate estimates to give to the seller for work that needed to be done on the house. She is patient and was concerned about making sure I purchased the house I would be most happy living in. I would highly recommend working with her.

It was a pleasure and fun working with Pat in helping me through the Home buying experience. Being a first time home buyer and not being knowledgeable in the process, Pat was there in every way, answering all my questions and concerns. He was very punctual in getting back to me mostly through emails- my preference.

We were in pinch in Closing on schedule and Pat worked diligently with my lender and title agency and communicated every little detail to me. Even though we didn't close on time (not Pat's fault) he made sure everything was done correctly. He was very friendly and had a very positive and profession attitude from our first meeting through my closing. Pat also was there even after closing to assist and answer my questions.

After having several realtors that caused me endless frustration I had almost given up on house buying...until I met Pat! I won't be able to describe all the awesome things pat does/did so I'll list the things I appreciated most:

1. Replies to emails instantly! I don't think I ever even waited 15 minutes for a reply
2. Showed me houses as soon as I wanted to see them. Houses were going like hotcakes in the neighborhood I was interested in and Pat would have me out within a few hours if I wanted to go.
3. Did things that weren't his 'job.' When I couldn't get my A/C to work the day I closed, he drove out to my house and called his contacts to figure out what was wrong.
4. He's extremely patient! Never acts like you're bothering him!
5. He's NOT PUSHY! Oy, I cringe at the thought of my other realtors.
6. He's super nice and trustworthy.

We chose to move from Ohio to Oregon, and needed someone to act as our representative in selling our home. Tiffany was outstanding. She worked to keep us informed of all the details, and she made the process of selling our home from across the country as easy as if we were just across town. When some last-minute work needed done to the buyer's specifications, she had a handle on it, called, and the work was done. I cannot emphasize enough how hard she worked for us, the seller.
SHE IS AWESOME, AND I WOULD TRUST HER AGAIN TO SELL OUR HOME (if she came to Oregon, that is)!

We decided to hire Pat to help us sell our house in Hilliard, Ohio. We moved to California for my husband's job at the beginning of the year, so we were out of state for the entire selling process. I found Pat on Angie's List and once I reached out to him he responded promptly and professionally. I was worried about handling the selling process when we were not in town, but Pat reassured me he had worked with other clients who lived out of state and it would all be very easy. And he was right! Pat communicated with my husband and I through phone calls, emails and we even used Skype to officially and quot;meetand quot; one day. This was the first time either of us had sold a home and whenever I had a question I asked Pat and he responded immediately.
Luckily, my father lives in town so we were able to have him give Pat a key to the house and show him the property. Right off the bat Pat recommended we do some things to prepare the house for the market. We had a foundation issue in the basement repaired, had the house professionally cleaned and landscaped, painted the entire interior and replaced all the carpet. At first I was a little hesitant to put money into the house, but Pat was right and it paid off in the end. Pat worked to get us quotes, meet the contractors and set up the repairs. This was extremely useful since we were out of town and took some of the burden off my father. His contractors were reasonably priced and did amazing work. When we were finally finished with the repairs, Pat used comps in the neighborhood to pick a price. We trusted his expertise and agreed on the price he suggested. It was right on!
Finally the house went on the market and Pat's company had us in contract for the full asking TWO DAYS after we put it on the market! We were amazed with the quick turnaround, but when I had a chance to visit Hilliard for a weekend and saw the house after the repairs it looked brand new. The carpet, painting and landscaping made a huge difference and in my opinion sold the house for us. We made back the money we invested and made a profit.
The closing was ideal, Pat sent us the paperwork via FedEx, we signed it and sent it back and it was done. It couldn't have gone smoother. I can't say enough about Pat and his entire team and the great job they did selling our home. At one point Pat was out of town and his associate worked with us and was just as responsive and professional during the process.
I would definitely Pat and his team to help you sell your house and I know we would use him again if we ever purchased in the area.

We were moving out of state and wanted to sell our place. We had considered renting especially because we had lots of friends in our neighborhood who were also selling - I mean had their home up for sell, but after MONTHS they weren't selling and didn't have any offers. I got info from them on their listing agent - who had lots of our friends homes listed. They were happy with her, just not happy that they weren't selling. I gave the agent a call., luckily she didn't answer right away. I thought about it and decided that maybe I should try someone else. We wanted to sell our house...not just list it. So I got on Angies list and found Tiffany.
She came out and saw our place, made some suggestions, gave us information on comparables, and suggested a price. We were impressed with what she had to offer and since I had all ready done some homework we signed with her.
She was available to open our house to the home stager and repair man. She often did a lot of the contacting for us. Which was wonderful. Its hard to be a middle man. The pictures that were taken were super high quality. We searched for our house online to see how it looked at different websites. It was awesome and in almost all cases was a featured home.
We moved out of our place, put it on the market and we were able to get into contract 2 weeks within listing our house. We had multiple offers and she helped us get the best price for our house....FULL PRICE! We moved out of state and we were able to get a hold of her when we needed to. Our house (condo) was listed with 20+ others that were all similar and weren't selling. We are so happy that we went with Tiffany. I can't say enough good.

Tiffany has been a pleasure to work with from the start. This is our first home buying experience, and we had lots of questions and uncertainties. She has been helpful and patient, taking us to see anything we want, giving us plenty of space to make decisions, and bearing with us when we decided against one purchase and later entered a short sale contract. If we ever need to sell this house, she will be the first person we call.

It went fantastically. We contracted with Tiffany in the purchase of our house and had such a phenomenal experience with her that we contracted with her as our selling agent when the time came. She went above and beyond in her service to us. As first time home sellers, she walked us through all of the various steps, the market conditions, pricing, staging, negotiations, etc. She held countless open houses, advertised our home both online and through the mail, and created fantastic color fliers to get the word out. She networked with fellow realtors and followed up on any and all leads.

We put our house on the market in early August and moved to Cincinnati a few weeks after that. Needless to say, we were a little worried about maintaining the house, etc. from so far away, but Tiffany answered our questions, met various repair people at the property, and helped us any way she could through the whole experience. When we finally got an offer on the house (in December), she guided us through negotiations AND arranged and showed up for repairs to all of the little things that were discovered in the house inspection (like sealing the chimney). She even took time out of her already busy schedule to meet with the cleaners we hired before the closing and make sure they received their payment.

I wish I could put into words how much it meant to my husband and I that Tiffany was our realtor throughout selling our home. Even from 100 miles away, we never doubted or felt like we needed to worry about anything. She kept in constant contact - even when not much was happening - to let us know how things were moving along. She answered all of our questions (or found out answers and got immediately back to us when she didn't know) and made sure we were as involved as we needed to be in everything.

Tiffany is a one-of-a-kind realtor, truly. Professional, personable, service-oriented, smart, courteous, and knowledgeable. More than that, she was an advocate for us throughout the negotiations and closing, making sure we understood contracts, terms, and finances. She left no stone unturned in her service to us and I cannot recommend her highly enough. If you're looking to buy or sell a home in Columbus, you seriously can't do better than Tiffany. She's fantastic.

AMAZING. Tiffany is absolutely fantastic to work with. She's courteous, professional, knowledgeable, friendly, and trustworthy. We were utter novices when it came to home buying (and now home selling) and she walked us through every step of the process, always taking time for any questions or concerns we might have. She helped us prioritize our to-do list, decide how to stage, and walked us through every step we'll need to go through from listing photos to the eventual closing. She's been an invaluable, knowledgeable resource and service provider and I can't recommend her highly enough. Tiffany Panhuis seems to have a well defined game plan in terms to try and sell a house. She has been able to solve certain situations that we knew we had, ahead of time.
