We have been in business for 40 years, and it always been our policy to never sell a warranty without the provision of installing interior work. Unfortunately, there is no way to warranty an existing home without this provision, and we would have NOT written a contract otherwise. In the few times that we do an “Injection Only,” it is written up on a separate paper as “No Warranty” and only one application. According to our records, you did sign a contract with the provision to install our inside system. BW ankle always honor your choice to have the system installed, completing your contract the job of your hard to do. Since the setting up of the bentonite takes a minimum of 30 days, I can't say at this point what the overall success will be.
The men worked on drilling out the trench and making the drill holes on the outside of the home. They left around 5-5:30 on the first night.
They arrived the next morning around 10:30am to finish the job. The men seemed very friendly and helped to explain each step. They took quite a bit of time throughout the day, which I didn't have an issue with, except for the fact that they worked until 9:30pm at night. The work they did outdoors was all done in the dark. I also have small children (under age 5) and the loud noise until 9:30pm was a bit challenging.
At the end of the evening they handed me a sheet that asked me to inspect the project. The sheet asked me if the drilled holes outside were filled properly, if the downspout for the sump pump was at a downward pitch, and etc..
I couldn't properly evaluate what happened outside, since it was dark. I asked if I could fill that sheet out in the morning and return and they said yes. I paid my final payment and gave it to the foreman that evening.
My inspection found that the outside holes seem a bit carelessly filled. There are holes drilled around every 2ft around my house and you can obviously see them. I feel this could have been done a bit better or perhaps cleaned up better so the holes aren't so noticeable. I also noticed that when they drilled the hole for the pipe for the sump pump to the outside quite a bit of the stucco on the outside of the house chipped off. It was covered from the outside with a messy cement job. There is a pvc pipe coming out of the house sticking out straight around 3ft, no slope at all. It doesn't have any cover or etc. It doesn't look like I hired a professional company to install this. The next day our plumber returned to our home to make sure we were happy with his work. We asked him to look at the pump. He stated that the arrangement of the pipe inside the well looks a bit too close to the pump and that there shouldn't be sand inside that well with the pump (as there was) since it can burn out the pump.
Since I had these concerns and a few more not already mentioned, I called the owner James. He called back right away and said he would come out personally to review my house. I really appreciate his response, since this was a major investment for us. No one called back by the end of the next day, so I called them. The secretary stated that the owner couldn't come out for three weeks. I was a bit frustrated with that long wait and asked if they could try and get to my home sooner. I did notice that the check cleared my bank account yesterday (2 days after the completed job). The owner has very good ratings on the BBB site and this is why we chose them. Since they already have my money, I am putting my faith in their good ratings and hoping that they come and finish this job properly. My current ratings are based on the work I have witnessed so far. Even though I feel the job should have been done properly the first time, I am very happy to improve these ratings if the company is able to help with my current concerns.

The reasons that I chose Basement Waterproofing Inc. were #1-They had, by far, the best guarantee. Basement Waterproofing, Inc. will service any water seepage in the basement walls or floor at no additional cost to the customer at any time for the full life of the structure. #2-In combination with a french drain, they offered a sodium bentonite clay injection around the outside of my basement. No other company offered both of these options. #3-The price was comparable to other companies simply installing a french drain. #4-They included a Humidex dehumidifier in the price.
For those who are unfamiliar with what a sodium bentonite injection is, here is part of its description from New York's BBB:
This type of treatment does not require excavation. Instead, sodium bentonite or another substance--sold under a variety of tradenames--is injected into the space between the soil mass and the basement wall. It swells to many times its dry volume when it is first put into slurry form. The slurry will tend to penetrate and plug cracks where water might also find a path to the basement interior, thus reducing the flow of water.
The type of soil and the skill of the person directing or performing the injection operation has a strong bearing on the success
of this method to correct basement wetness. Certain chemicals, such as salt, will tend to prevent the effectiveness of the sodium bentonite, and undetected underground barriers (such as rock or wood) can seriously impair the effective use
of this method.
Anyways, I was able to schedule the sodium bentonite injection for a few days later. That went smoothly and I was told that it would take 30-45 days for the injection to expand and waterproof my basement. A week or two after that, the company's President, James, installed the Humidex dehumidifier. The dehumidifier is very impressive. It is quiet and requires no maintenance. James was friendly, knowledgeable and wanted to make sure that I was happy with all of the work being done. At the time, the sodium bentonite injection hadn't had time to expand but there had been very little rain so there wasn't much water in the basement. I was definitely happy with my decision to go with Basement Waterproofing Inc.. At that time James told me his company would install a french drain at no extra cost just to be sure my basement would always stay dry. I was extremely impressed.
Over the next few months it rained a lot and my basement was wet. I was frustrated that I couldn't get an appointment for the french drain installation earlier than the end of August but it is understandable that a basement waterproofing company would be busy during that time of the year. The french drain was installed at the end of August. The workers did a wonderful job and cleaned up perfectly. My basement floors have been bone dry ever since.
After a few more rainy days I noticed wet spots on a few of my walls. Nothing major, just some wet spots. I made an appointment for James to come to my house to assess the situation. James and I will be setting up an appointment for Basement Waterproofing inc. to inject more sodium bentonite in the trouble spots and to add dirt along the foundation outside my house to increase the grade, redirecting rainwater away from my house and outside the perimeter of the sodium bentonite injections. He will also be drilling into a few of the blocks to get the walls completely dry. All of this will be done at no extra cost even though the contract doesn't cover increasing the grade of the land around the basement foundation.
If all goes well, I plan to improve the rating for my basement waterproofing to an 'A.' James has been very knowledgeable and willing to do whatever it takes to get my basement dry. Basement Waterproofing Inc. takes their customer satisfaction very seriously and I'm happy I've done business with them.
"(member name removed)'s contract was offered to him three ways. The Floor System and Bentoite Injection done at the same time. The Bentonite Injection done first and if determined necessary, the floor system installed at a later date or just the floor system without an exterior bentonite injection. The bentonite injection will stop a wall problem, however, many homes have a hydro-static pressure problem. When we installed (member name removed)'s Humidex we suggested he have the floor system drains installed. He agreed and requested an August date. When the rains came heavy this year, our calendar was filled up and when he requested to move up there were no slots available except the one he requested. My apologies for his delay, but he was installed as requested and it was our request or sugesttion to have the system installed and he could have had it earlier as his installation was prior to the heavy rains of June. I value (member name removed) as a customer and will always look out for his needs for service should they arise."

problem. Apparently guarantee is only good if you do not try to utilize it.
"My records show an installation date of Friday, 3/24/06, a request for service on Wednesday 6/26/2006,a service completion date on Thursday 7/28/06 with a preview meet n greet in-between these dates. Our office received a complaint and when reviewed was a problem with excessive humidity andn condensation, not covered under contract warranty, however installed a Humidex Unit for humidity control at "No Charge" on Wedesday10/11/2006. Once this unit was installed, our company never received another request for service. No additional moneys were ever solicited and the Humidex was done at no charge. Should anyone ever request proof of this matter can contact our office to validate who be speaking the truth. However, should this customer request a need for service, our copany would be more than happy to respond in person to his service needs."
The primary reason I hired this company was their warranty. Not only is it "lifelong," but the warranty is transferrable to future owners! (This will be a selling point when I put my house up for sale, and may help me get some of my money back.) BW was the only company to offer me any warranty, and this one was transferrable, too. Sure enough, three years later I got to test this warranty, and now know that they stand behind it.
My original problem, back in 2010, was that I had water seeping into my basement through the walls and floor. I was getting small puddles all over my basement, and eventually started getting mold. As soon as I saw a strange mushroom ( !!) growing in my basement, I called in some contractors. Upon further inspection, my wife and I also discovered that at least $500 worth of our belongings were even destroyed by unseen water seeping through the floor and walls they sat against.
I called three contractors. Two wanted to dig up my yard, including the front, to refinish/waterproof the exterior of the basement walls. Not only would this mess have destroyed my landscaping, but it was almost ten thousand dollars! And despite all of this cost, they could not guarantee that my basement would be dry! (In fact, it wouldn't be, as part of the problem was UNDER the basement floor, too - a fact that only BW discovered.)
BW did these "injections" into the ground around the exterior of my basement, that keeps water away from the walls. No mess!! They also created an internal drainage system to deal with the water from under the basement floor (a problem that would NOT have been addressed by the $8-9000 work with the other contractors). My basement has been bone-dry ever since, and I only payed around $3500.
BW is a knowledgable company that did great work, and saved me a lot of money and headaches. I couldn't be more satisfied.
