During heavy rainstorms, a few times each year, about 1-3 gallons of water would get into our basement along one side of our house. Our foundation is built with brick and the mortar is over 100 years old and is in deteriorated condtion. While not a flood, we got tired of mopping up water and drying carpets. We contacted companies for estimates, including E&M Waterproofing. The other two companies were a general contractor and another specialist in basement waterproofing. We quickly eliminated the general contractor due to his limited experience. We were initially going to pick the other waterproofing company who offered to use a harder (but slower drying) cement and a more expensive waterproofing material (Tegraseal vs Vortex). However, the other company wanted a 10% payment in advance before the work was even scheduled, making me feel like a fish on a hook. With E&M Waterproofing, payment was not due until the last day, when the work is complete.
So how did the work go? E&M Waterproofing arrived on the scheduled day and completed the work in two and a half days, as promised. They arrived at 8:00 am with a 5 person crew an by the end of the first day, they had removed the old walkway that was adjacent to the wall, dug down to the foundation for half of the wall, and added waterproofing to that half, and backfilled the dirt. On the second day, they dug out the other half, waterproofed it, backfilled, and prepared the ground for cement the next day. On the 3rd day, they made some requested adjustments to the walkway (I wanted it a little wider and longer than the original), lay down a new cement walkway, and finished by noon.
E&M Waterproofing used standard waterproofing materials. After the trenches were dug alongside the house (about 45 feet total, the brick was cleaned an initial layer of fast-drying Hydraulic cement was applied to fill in gaps & cracks in the mortar and create a more even surface. A black exterior waterproofing coating was then pained onto the Hydraulic Cement. Large sheets of Vortex bentonite waterproofing material where then attached to the wall, on top of the painted waterproof coating. In case you are unfamiliar with bentonite, it is a clay-like material that absorbs water and becomes a self-sealing water barrier. It is widely used in dams, landfills, and building waterproofing.
The bottom line is the work was correctly performed and was completed on schedule at the promised price. Exterior waterproofing is expensive, but the price we paid was in line with estimates from other professional basement waterproofers. Of course the final success will not be known until we experience a few heavy rainfalls or a tropical storm. .
In June I contacted e and m waterproofing for a second opinion on a water issue that I was having. A representative from e and m came to my house within in a day or so and provided me with a detail inspection. As a person who suffers from allergies my concern was mold. The rep informed me that mold was just isolated to one section of the basement and was being caused by a hairline crack in the foundation behind the Sheetrock wall. I opted to have them conduct an air sampling /mold inspection test which included a laboratory report that was extremely detailed. The rep gave me a proposal to fix the crack from the outside and to do mold remediation to my basement. E and m came and did all the work neatly and in a timely manner. I would recommend e and m because they're honest, the other well known mold remediation company gave me a proposal just for mold remediation for $7300.00. e and m proposal encompassed the mold remediation plus fixing the crack from the outside to stop water penetration for $4100.00. I also purchased an aprilaire dehumidifier from e and m that they installed hidden in a utility room with a vent system. The dehumidifier is quiet and automatically empties water to the outside of my house. My basement smells better and is mold free. I recommend e and m they're are honest and professional.
