My name is Stephen Appolonia and I am the Owner/Chief Inspector of AAA Home Inspections in Colts Neck, New Jersey. My business education began at Seton Hall University, afterward continuing on to property development and ownership of residential and commercial buildings since 1985. I received my New Jersey Home Inspection training through the Inspection 21 Home Inspection Institute, a state- certified facility. I am continually adding certifications to my inspection education. Furthermore, I am a member of the Colts Neck Business Association (CNBA), which enables me to help members of my community. I am also a Certified member of the National Association of Certified Home Inspectors My services are supported by expertise in general contracting, including renovation of older properties, with a focus on heating and air conditioning, plumbing, landscaping, and appliances. Most importantly, my attention to detail enables me to provide the best home inspection possible to help you protect such a valuable asset--YOUR HOME. I will do my best to protect you from major defects as well as help you understand the implications of my findings. My primary area consists of Monmouth, Ocean, and Middlesex counties. However, I am also available to cover any area in New Jersey. I provide a full-service inspection covering structural, radon, wood-destroying insects and mold. Hired him on short notice. Scheduled 2PM meeting. He showed up at 12pm and started early. Gave a good summary and walk through. Submitted report in a timely manner. Impressed me with a lot things that I as an average person would not have noticed/realized.
The Bad: Introduced himself as a generalist and not an expert in any one field. Report was a giant disclaimer and stated further evaluation by expert is required for just about every discipline such as chimney and all flues and vents, fireplace, attic inspector (unless attic is finished, mine wasn't), roof inspector, electrical, termites, rodent damage, and heating. I could understand deferring to experts for some things ..but come on everything? He told me I had to pay an extra fee for paying with a credit card. He said this extra credit card charge was mentioned in an email that he should have sent me. Afterwards, I checked my email and I never received any email indicating this fee.

What we are required to inspect is spelled out in the NJ Standards and Practices for home inspectors, which we as inspectors all follow which is strictly a visual, non invasive inspection. We basically observe and report. We recommend FURTHER EVALUATION BY EXPERTS IN A PARTICULAR FIELD SO YOU ARE NOT BLINDSIDED BY THE SIZE TIME OR SCOPE OF THE REPAIR AND BE ABLE TO ASCERTAIN ESTIMATES TO BE USED IN THE INSPECTION/ NEGOTIATION PROCESS AND TO ALLOW YOU AND YOUR ATTORNEY TO ASK FOR MORE TIME IF SERIOUS ISSUES ARISE OUT OF OUR FINDINGS. I sometimes arrive earlier to allow more time for my inspection but if you remember, i reviewed all my findings during my walk around and my explanation with you and your other family members answering all their questions. 1) Your furnace had not only rust, but a large amount of dust internally which is a fire hazard. 2) A level 2 chimney certification is recommended by the National Fire Protection Association as a safety precaution. Most towns are now requiring this and a furnace flue evaluation by the SELLER. 3) Obvious roof sagging or defect was observed, so we recommend it be evaluated. We are not required to determine the cause or suggest repair methods. 4)The NUMEROUS electrical issues observed are a safety concern that needs to be evaluated/ repaired by a LICENSED NJ electrician. 5)Termite treatment was observed. This is brought to your attention to advise you that there may have been damage that is hidden and to advise you to treat if treatment is old. Because it is a non invasive inspection, we cannot see already existing damage that may exist inside wall. 6)The credit cars fee which is exactly what our company pays is passed on which is stated on our initial proposal submitted to you.(unfortunately the e mail appears not to have been opened by you which is submitted by us prior to arriving at the home) We also accept checks or cash with no fees. The disclaimers are in place to explain better what we do and do not cover, which is required. I am available to you if i can be of further service or for consultation. Stephen was very understanding and we rescheduled for the week after. Stephen let me know he would be 15 minutes late because of traffic and arrived 10 minutes after the original appointment time. He spent 4 hours onsite and pointed out major issues to address with the owners prior to our purchase. He was very clear with the explanations and took all the time needed to answer all our questions. He also gave us advice on how to maintain the house and which issues to address in the near future.
Stephen sent us an 85 pages report 48 hours following the inspection with pictures and comments on all the inspection findings. We are very happy with the report and will definitely use it for further house maintenance.
One last thing, Stephen asked us to call him anytime for any follow-up question and when we did, he was very responsive. We will definitely recommend him to anyone searching for a comprehensive inspection.

All in all, I will recommend him without a second though and will use him again, hopefully soon.
"Thank you for your review. I tried to accommodate you for your inspection without much notice, as you needed it fast if you recall. When a client needs time, more questions answered, sometimes we run behind, but we always communicate that to our clients. You also requested your report quickly, which i accommodated you also. TY"
We put in an offer on a TLC house, pending inspection, and hired Stephen to do the inspection. Our appointment was at 9am and when we arrived a quarter to, Stephen already inspected the whole yard and went over all the details with us as we walked through it. We immediately knew we were in the hands of a professional. He answered all out questions and actually incouraged them. He pointed out all the cracks, code violations and safety hazards.
Stephen did a detailed inspection of the house, including the attic and the basement. We also had a pool to inspect and we went over all that was possible but because the pool was empty and not working, it was impossible to test it. Stephen explained, when giving us a quote when we booked the appt that that might happen, and dropped $100 from the initial price as promised. He was very true to his word.
The report arrived in my mailbox within 3 days and we couldn't have been more pleased. It was highly detailed and the pictures were clearly marked with circles and arrows pointing out everything that needed to be fixed.
We ended up walking away from the house because of everything that needed to be fixed just to bring it up to code. Stephen saved us from purchasing a house that would cost us thousands and thousands of dollars. He also took the time to go over the report with great details with us.
We're still currently searching for our house and will definitely be calling Stephen once we do.

From the first time I spoke with Stephen, he took the time to explain to me what he was going to be doing. He didn?t rush me, despite my many questions, and worked with me to schedule a day and time that worked for us (especially since we had an accelerated inspection timeline in our contract). On the day of the inspection, he was on time and for almost 4 hours very meticulously and patiently went through the entire house (inside and out), explaining what he was looking for and pointing out things he thought were important to note. He listened to our concerns, answered every question we had and addressed issues that were identified in a way that made us understand the magnitude and implications of not remediating them.
Perhaps Stephen?s greatest asset to us was his experience with identifying potential mold issues. Once found, he explained to us what he believed the cause was, took samples and expedited the results from the lab so that we would have them in time to meet our inspection deadline. Knowing how important the mold issue was to us, he even took an additional sample from the basement (fee free), just to give us peace of mind. We can?t thank him enough for doing such a great job.

AAA was my choice.
Stephen explained to me a the services he would be providing and I scheduled the inspection with him.
He confirmed a day in advance and then arrived on-time.
From the very beginning I was assured he was the right person.
He was there 2.5 hours.
He went over everything thoroughly and explained to me at each juncture what he was doing and what he was looking for.
He has a variety of test equipment he uses such a moisture gauge for walls and floors, a electronic temperature gauge for testing the central air and heating elements, etc, etc.
He was willing to look into anything additional I asked for.
He took pictures of various items on the property.
In less than 48 hours I had his 44 page report with pictures showing the repairs required, recommendations and detailed
explanations of why various repairs were required and why.
I am extremely satisfied with the quality of the inspection and reports.
