The experience of working with Red Door for the three years that we rented through them was nothing short of excellent. Everyone we dealt with was professional and courteous. Red Door performed inspections several times a year and always worked around my schedule so that we were not inconvenienced in any way. All maintenance issues we're resolved quickly and professionally. I would definitely recommend Red Door to anyone who has a property to manage and if they happen to manage a house that I rent in the future I would consider it a plus.

My daughter has been without heat and hot water for a week in the middle of winter with no estimate of time for it to be fixed. They have had many issues over the 3 years they have rented this property, but this is by far the worst. This is unacceptable, and I would NOT recommend this rental company to anyone. I rented for many years prior to purchasing my home, and have never seen anything like this.

Thank you for your inquiry regarding the issue with the heating system at your daughter's rental home in Durham, NC. Red Door Company is committed to providing excellent and timely service to tenants and we appreciate the opportunity to give a thorough response. Red Door Company received notice of an issue regarding the heat and hot water on the morning on December 31, 2014. Within a few minutes of receipt of the notice, Germany McNeal, the property manager, assigned the maintenance request to a local HVAC vendor. The HVAC vendor made contact with the tenant and went to the property. The vendor made repairs to the pilot light assembly on the afternoon of 12/31/14 and reported to Germany McNeal that the unit was working as expected. On January 1, 2015, the tenant contacted Germany McNeal and reported that the heat was not working. Germany McNeal contacted the HVAC vendor. The HVAC vendor contacted the tenant and went on January 1 to the property. While we were not privy to the conversation between the tenant and HVAC technician, it is our understanding that the HVAC technician instructed the tenant on how to relight the pilot light for the system and maintain heat generation while he was making arrangements to have the HVAC unit replaced. On Saturday, January 3, 2015, Germany McNeal contacted the HVAC vendor to get a status update. Germany McNeal was informed that the HVAC vendor had been working on the unit but ultimately the unit needed to be replaced. The HVAC vendor informed Germany McNeal that the type of heating system was a dual heating and hot water system, called a hydronic system, made by Apollo. This type of system can only be ordered from authorized distributors and that he would not be able to get pricing information until Monday, January 5th, 2015 due to the holiday week. Germany McNeal contacted the tenant and informed them of this delay. On Monday, January 5, 2015, the HVAC vendor sent pricing information for the replacement heating system to Germany McNeal. As property managers, Red Door Company works for the property owner and does not have decision or purchase authority for major repairs. Germany McNeal contacted the property owner with the pricing for the replacement Apollo hydronic heating system. Germany also provided the property owner with the HVAC vendor’s contact information so that the property owner could contact the vendor directly. The property owner had several questions about the replacement and also wanted to have a review of the issue and recommended repairs by a trusted relative who is familiar with HVAC systems. On Tuesday, January 6, 2015, Germany McNeal spoke with the tenant on the telephone. Unfortunately, the tenant began using profanity directed at Germany McNeal, so as per policy, she informed the tenant that all further communications would have to be via email. The tenant’s mother also called Germany McNeal and was rude and threatening. Germany McNeal also informed her that she would only be able to communicate via email once the mother threatened legal action. Germany McNeal continued to update the tenant during the day via email. Subsequently, the tenant did apologize for the profanity directed at Germany McNeal in a later email. In the midst of the communications with the tenants on Tuesday, January 6, 2015, the HVAC vendor responded and answered the property owner’s questions regarding the unit and the need for replacement. The property owner gave approval to replace the Apollo hydronic heating system. Germany McNeal informed the HVAC vendor of the property owner’s approval and the replacement unit was ordered. On January 7, 2015, the HVAC vendor contacted the tenant to make arrangements to access the property so that he could replace the failed Apollo hydronic heating system. The unit was replaced with a new high efficiency hydronic heating system on the 7th of January and heating was returned to the property at this time. The HVAC vendor made additional adjustments on 8 January 2015 and will make a few minor adjustments during the week of the 12th to optimize the system. It is unfortunate that the tenant has gone without heat for a period of time and we sympathize with them. Regardless, there is no way that Red Door Company or Germany McNeal could have arranged for this repair sooner. Given the specialized nature of the dual heat and hot water heater system (the Apollo hydronic system) and the timing of the New Year’s holiday, it was simply beyond our control to effect a repair more quickly.

Our relationship with Red Door began well. I am in the Air Force and was forced to move away from the area after living in the townhome for 4 years. Due to the down market, my wife and I decided to rent the property instead of selling immediately. The original property manager was attentive and seemed to care about our property. However, when he retired, his replacement did not uphold the same standard. He continued to report that all was well at the house - and quot;she's messy, but nothing is damaged.and quot; When we decided to sell the house this past spring, our realtor discovered the tenant had been smoking in the home. The property manager claimed he never smelled the smoke until the final inspection, but it was bad enough to require 2 coats of paint, full carpet replacement, and an ozone treatment to remove the smell of smoke. His argument was she must have smoked outside the window, which was corroborated by the used butts and burns on the porch. Additionally, we had to bring in a handyman to repair the screen door, wooden deck, missing light covers, and a missing door knob that he never mentioned. Throughout the process, we never felt like Red Door represented us - rather, they defended the renter. We received no compensation from the tenant for the expenses we accrued trying to return the house to its original condition. 2 things you need to be aware of if you hire a property manage in North Carolina: - I'm not sure if all property management companies do this, but Red Door keeps all late fees so you won't see any of that money. - Even if the lease specifies and quot;no smokingand quot; in writing, you will have to catch the person in the act. And the security deposit cannot be used for cleaning. To be honest, I'm still not sure what the security deposit does since all repairs were paid for out of our pocket.

thank god this was only a rental.
Description of Work: leasing agent for rental home completely unresponsive on numerous occassions 1)had a gas leak and no heat in december with 3 kids-- we called him and he said he would send someone in the morning. we called the fire department/gas company who shut the gas off due to the leak. no compensation made for no heat in december 2) we had another lack of heat in january- no compensation made 3) we moved out per our lease term -- had a final walkthru after initiating 3 requests to leasing agent who stated everything was fine then charged us for painting a hole and fixing a shelf when he used my husband's supplies to do so 4)only responds after numerous attempts at contact

I was impressed from day one when Germany and I met on a weekend to discuss the house. Germany was already in her car waiting when my friend and I arrived at the house. Additionally, she was completely professional when I told her that I unfortunately forgot the keys 300 miles away. She gave me as much information as she could and then subsequently followed up with me via email. When I decided to go for it, she set my online account, sent me clear instructions, and answered all of my questions. Over the course of 6 months, Germany kept me updated on the progress of the repairs and showing the home to potential tenants. She took care of looking for different vendors, getting quotes from each of them, and providing notes and observations to help me make an informed decision. Whenever large repairs had to be made, she checked in with me (it's in their policy, as well), gave me all of the information and let me know what my options were in terms of payment. Some of these were pretty large sums, so sometimes I asked her to hold off for a couple of weeks and she would respect that time-frame, making clear that the process was stalled until payment for the repairs was made available. I was kind of bummed to have to keep on shelling out money, but I had to keep in mind that it is a pretty old house that I never fixed up during my decade of ownership and I didn't have to deal with the added stress of having to deal with vendors and coordinating logistics. As far as I'm concerned, it worked out great - especially now since a tenant has been found. There wasn't much to go on (in terms of reviews) when I chose to contact Red Door Company, but once I met Germany in person, I knew by her demeanor, professionalism, and clear communication style that she's a person I would be willing to entrust my property management needs to. It's been a long, hard road for me and all I can say is that having this company and Germany deal with the details has been a lifesaver.
Description of Work: Germany McNeal is the property manager that I've corresponded with from Red Door Company. She basically held my hand throughout the whole process and exhibited an immense amount of patience. The following is a brief summary of what she and Red Door Company did: -- Scheduled an in-person meeting at my home during the weekend when I was visiting from another state to discuss the possibility of having Red Door become my property management company -- Followed up with me within a reasonable timeframe with pertinent information and price list -- Set up an online account so that I can view transactions, invoices, requests, etc. -- Subsequently dealt with every single house-related needed improvement and repair: new carpeting, vinyl tiling, gas leak (!), busted HVAC, missing thermostat, messed up plumbing, cleaning, etc. (It's an old house!!!) -- Took pictures, posted them online, and showed the house -- Successfully found tenants after a very long 6-month process of fixing up the house

All was pleasent, easy and professional from start to end. I would definitely recommend! My decision to sell in no way was a reflection of Red Door's service!
Description of Work: I initially chose Red Door because they represented several owners in my neighborhood, and it was apparent that the homes rented very quickly. I worked with their agent for several weeks before deciding that I wanted to sell my home instead of renting. During the time I dealt with Red Door, all conversations - whether in person, on phone, or by email were extremely professional and courteous. I know the company did all it could do to rent my home.

While their price is fair and at market rate and they have quarterly inspections of the house and prompt electronic disbursements for payments, they have too many properties to manage and cannot return email or calls promptly causing them to fail in resolving potential tenant problems and leaving the tenants' bills and mess for the landlord to pay. The tenant they found for me was good at first but then began to show problems probably resulting from personal stress she had. The first strong sign of problems was that the tenant stopped cutting the grass letting it grow over 4ft high and leaving old carpeting, dead plants, and delapidated furniture on the front porch causing the property to look very bad. I told Red Door but they didin't do much. I was the one who had to confront the tenant directly and she eventually cleaned up the porch and cut the grass. When it came time for the tenant's lease to end the tenant asked for 1 additional month after over 60 days of discussion which Red Door and I agreed to. However, Red Door failed to collect the last month's rent. They did not even send the tenant a specific letter stating that she had not paid rent. And, unfortunately, the tenant left the property with a lot of damage to be repaired. I had a contract with Red Door only for this 1 tenant, and decided that they were costing me a lot of money due to their inability to manage the tenant and property. . Because I had to use the security deposit for last month's rent I had to pay for the tenant's damage myself. One of the damanges the tenant caused was that she took spare wood bamboo wood flooing and used it to seal up a fireplace. (See pictures) This was not caught during Red Door's quarterly inspections. I asked Red Door if this is what their contract states and complained to them. Angie's Llist helped me negotiate with the company which made Red Door return my calls and emails promptly instead of waiting 1 -2 weeks as they usually did. At the end, I was stuck paying for everything. Red Door said they could make repairs using my reserve fund and try to pursue the tenant. But, I knew this would take much longer than it would if I did it myself and believed that I had little legal recourse and the best I could do was make sure others knew abou my experience. DO'S - Beware: Red Door is run by a lawyer who knows how to interpret his contracts to his favor, leaving the landlord to pay for his mistakes and of course the tenant's. I have had used property management companies in 3 states for over 10 years to run 3 - 4 rental homes and this is the first I have worked with that doesn't realize that the tenant hasn't paid rent and then makes little effort in collecting the rent. In this day of electronic banking, email and skype, make sure your property management company do more than what you can do electronically yourself.

We were hired as the member’s property manager for a residential property in Durham, NC. We were paid 10% of collected rent ($85/mth, not the $95/mth stated in the complaint). Unfortunately, the actions of the tenant are not the responsibility of the property management company and this complaint really should be directed at the tenant. In NC, the only option a property manager has in regards to a problem tenant is to evict the tenant which the owner did not want to do (nor did the problems rise to the level of warranting an eviction). In this particular case, the tenant and owner went around and defined processes and communicated directly regarding the extension of the lease for an additional month (email dated 6/10/11) beyond the 7/31/11 end date. The owner had already made plans to rent the property to someone else (again outside of our process) and communicated as such to the property manager and tenant on 7/11/11. The primary issue is that the tenant did not pay the August rent nor did she meet her contractual obligation to have the property professionally cleaned upon leaving. Red Door Company’s property manager should have contacted the tenant on August 10th when the rent did not come in as expected; however ultimately it would have cost the owner more money (in court fees) to have the tenant evicted and it still would have taken approximately 25-35 days to have the tenant removed. Following the tenant leaving the property and refusing to provide a forwarding address or contact information, Red Door Company offered to arrange repairs and being the collection process. The owner had us apply the security deposit to unpaid rent and we transmitted the funds to the owner on 9/8/11. As we are unable to do repair work on credit (due to the account being a trust account), we asked the owner if she would like to pursue collections against the tenant for work done outside of our system. We responded no as that would be the unauthorized practice of law, which is a misdemeanor. After quite some discussion regarding the matter, the owner elected to pay for the repairs on her own and we transmitted the remaining owner reserve to the owner and terminated the agreement. It is unfortunate that we were unable to help the owner pursue the tenant for the damages the tenant caused and to remove the furniture she abandoned.
