Full House Property Management LLC handles all aspects of commercial, residential, and condominium property manangement in Great Falls, Montana and the surrounding areas. We have two fully licensed property managers. For owner's of investment properties, we treat your property as we would our own. We have a very thorough tenant screening process. We advertise and show the properties to potential tenants, and thoroughly screen all applicants. We handle all maintenance and repairs for your property using the vendors of your choice and pay vendors for work completed. For any large projects we would obtain multiple bids for your review. We collect all monthly rents and maintain a detailed accounting and also make deposits to owner bank accounts. If necessary, we handle collections and evictions. We provide a monthly accounting report to the owners. For potential tenants, we have a number of good, clean rental units to include single family homes, duplexes and multi family complexes with various monthly rental rates and sizes.

John and Colleen are nice and friendly, as long as nothing out of the ordinary happens. My home in Great Falls fell victim to the mess that is Eagle's Crossing (foundation/structural issues). We identified the issues with the home and that we were persuing a claim against the builders to Full House Property Management prior to signing the agreement. As soon as some of the issues arose with regards to being required to deal with rodents entering the home, being called for depositions in the case, etc, both John and Colleen became distant and began to ignore their duties as property managers. John was always quiet, and Colleen was the kind face of Full House. After having some issues with the home, John became hostile, both with myself and with my laywer. Even the tenants were hesitant to contact them for concerns, instead choosing to contact our lawyer or myself directly. We decided to cancel our arrangement and seek other management. In closing, we are still having problems getting Full House to release the current tenants security deposit. We have since hired a new manager and they are working to secure the deposit. I will update as details unfold.

To clarify: When we initially took over mgmt. of the [Removed name] property there were no signs of any structural issues and nothing was disclosed to us by the [Removed name] with regards to any issues. We were not aware of any pending legal issues at that time between the [Removed name] and the builder/City of Great Falls. We placed a tenant in the house and the house started to literally fall apart around them almost immediately after they took occupancy. Our business was disrupted by us being dragged into their legal mess with the builder/City of Great Falls. We spent countless hours in individual attorney depositions and countless hours with inspectors, etc. setting up appts. with the tenants to tour the house to allow all of these entities to assess all the issues. The tenants were also disrupted by all the appointments. I spend hours making copies of all invoices, work orders, pictures, etc. to provide to his attorney. Tenants are finally vacating and we terminated our management agreement with the [Removed name] by providing them the required written notification, 60 days prior to the expiration of the agreement rather than the required less time frame of 30 days and sent this notice by certified mail, which the [Removed name] refused to pick up and sign for. When we received the certified letter back as "unclaimed" I e-mailed it to the [Removed name]. On the date of termination, we closed out the account and mailed the [Removed name] all documentation regarding the current tenants including a check (dated 10-23-14)for the tenants security deposit, made payable to the tenants as we are required to do by Mt. State law. The [Removed name] had the security deposit check in their possession and rather than contact us with any questions/concerns they indicated they tore the tenants security deposit check up and then requested we provide another. Since we had no proof that they destroyed the original check and due to the high amount of the check we requested that the [Removed name] remit $29.00 so that we could place a stop payment on the initial check as they should have communicated with us prior to destroying the check. The [Removed name] are refusing to remit the $29.00 fee so now their tenants are going to pay the $29.00 so they can get their security deposit check re-issued. [Removed name] demanded that we re-issue the check and send it back to them by standard mail. He stated they are never home and don't want to be required to sign for the mail. Unfortunately with a check for this high of an amount we will only send it certified mail or registered mail as we want confirmation that it was received and by the proper party. The [Removed name] lack of communication and total lack of understanding regarding Mt. State Law is not my problem. There has been nothing but serious problems with this house from an initial mold issue that the [Removed name] noticed as they were moving out to other issues that started after the [Removed name] left including serious shifting/structural issues, gophers getting into the home where the house has shifted, gas meter shifting and leaking and sprinkler system vacuum breaker shifting and leaking as well as numerous and serious other problems. The issues are endless and still ongoing. Just because the [Removed name] resolved their legal issues with the builder/City of Great Falls and received some monetary settlement doesn't mean the house issues have been corrected. Had we been made aware of any issues and/or pending legal action we would have never taken on the mgmt. of this house. Contrary to what [Removed name] states, he never had any discussion with us during our initial meeting and there were no signs whatsoever of any foundation/settling issues when we started managing this property. [Removed name], in one of his e-mails to us after the issues with the house became increasingly obvious stated to us that he wouldn't blame us if we no longer had an interest in managing his house. So why the [Removed name] appear to be angry and upset that we don't want anything more to do with this property surprises me. At no time did we fail to perform any of our management duties with regards to this property. At no time did [Removed name] ever offer any financial compensation for the countless hours we spent going above and beyond for his property including time to make all attorney ordered copies, provide all pictures, work orders, invoices, etc. not including the hours we spend in attorney ordered depositions that we both received subpoena's for. The management of this property was above and beyond ORDINARY as [Removed name] states. We communicated with the tenants and the [Removed name] regarding every issue and handled the issues as they came up per instructions from [Removed name]. At no time throughout the management of this home did we ever ignore or fail to communicate or act in accordance with the tenants request or the [Removed name] request. The tenants have never had any issues with contacting us or with us responding to their requests or needs. They have never been hesitant to contact us - in fact we still communicate with the tenants and have a very good relationship with them.

**Some helpful facts not mentioned when lease is signed may include: • Lying to tenants. (Tenants have literally been TEASED with their money by Full House Property Management.) • Not cleaning rentals before tenants move in. (When we vacuumed the floor, the amount of scum and dust was nauseating)! • Their so called "maintenance" includes refusing to replace rundown appliances. (For nearly a year, we had W/D that would flood floors up to our ankles and break down constantly, but were never replaced). • Also may include an water-powered heater that's built outside the unit and keeps freezing, due to Montana's -40 °F winters. Instead, they could be resolving those issues entirely by replacing appliances with built-to-last longer than a month quality. • Failing to mention to new tenants when they are moving into a bedbug infested rental. • In the event of disaster or fire, may change your locks on you, provide you with absolutely nothing, refuse you your property, and yell at you when questioned. • In the event of a damaging sewage flood that destroys your bathroom, and if it's determined by a professional that your walls need to be completely tore down and rebuilt, Full House will likely "respond", but the only repairs likely to occur are fans being put on near your walls, a few new tiles, and Full House telling you that everything is fixed and cleaned.
Description of Work: We would rather live in a cold, dark cave than rent from Full House PM again. Our experience with Full House PM has been the absolute worst experience we have ever had renting a property. In our opinion, they would rather risk the lives of their tenants than pay the cost of keeping rentals up to code!! http://www.krtv.com/news/great-falls-apartment-fire-victim-dies/ DO NOT TRUST THEM! My fiance, myself, as well as 8 other tenants have been literally kicked to the streets by these crooks that we are supposed to trust with our sense of stability and security. Some of the tenants have permanent injuries from the building, others have gotten sick from the untreated mold and bed bugs and lead paint. All of us are homeless, Full House has shown absolutely no sympathy or compassion towards anyone. No one deserves this.

IN MY OPINION, WORST RENTING EXPERIENCE EVER!! THESE CROOKS ARE ONLY AFTER YOUR MONEY. AN APARTMENT BUILDING OF THEIRS BURNED AND LEFT 8 TENANTS HOMELESS. FULL HOUSE PROPERTY MANAGEMENT HAS PERSONALLY TOLD ME IN FRONT OF 2 OTHER PEOPLE THAT THEIR TENANTS ARE STUPID. DON'T TRUST THESE PEOPLE. A BUSINESS THIS DISGRACEFUL AND BAD SHOULDN'T EVEN EXIST IN THIS CENTURY!!
Description of Work: In my opinion, Full House LLC are a pair of pathetic, mean, heartless crooks and I think you all deserve to be warned of their excuse of a business. Just yesterday, John and Colleen said to 3 of us that will contest to hearing this that all of their tenants are stupid.
