The estimator, JoshBultman, immediately identified our problem and determined that it was a landscaping issue not a foundation problem. Even though his company would not be involved in the fix he spent 45 minutes with us diagramming what we would need to discuss with a landscaping firm and gave us language to use. My wife and I were so impressed with his willingness to help two senior citizens who really did not know where to turn. We left the meeting feeling so much better prepared for what needed to be done. Even though we won't be doing business with Dry Basement at this time we know who we call if the need arises. Dry Basement exhibits the highest level of honesty and integrity and we will be recommending this company to our friends and family..

First, we were impressed with the evaluation of what exactly was wrong with our foundation and their plan for fixing it. They were the only ones out of the many estimates we got who had their engineers look at our house and know exactly what to do.  For the amount of work they had to do to fix our problem, the price was fair.  They also offered us a 1-year same as cash way to finish paying. The crew that did the work is absolutely fabulous.  You couldn't ask for nicer, more professional, or harder workers.  They had to dig 3 whole house length trenches with jack hammers and hand digging, then when they hooked up the hydraulics to move the wall back in place,  their precision was exactly level.  We could not believe the difference.  There was always a supervisor or engineer stopping by to make sure the project was on track, and to check the work.  Several of them told us once they got the foundation dug out that it was clear this was the correct way to fix it.  We were so glad we went ahead and had it done this year instead of putting it off because they said at the rate the back wall was going out, it may have gone too far to fix in a few years.   We feel relieved to know that our home is safe and secure now and for the future.
Dry Basement was very hands on with us through the whole process.  They even came out a few weeks after the project to make sure everything was right and that we were happy.  They are nice people, but even better they really know what they are doing and they do it right.  We hope you don't need foundation repair but if you do it can be frightening.  We feel Dry Basement saved our home.

This is the fourth time in ten years that I've had them do work on my house which has had multiple problems. The same estimator comes each time so he is familiar with my problems, and with the fact that I'm having to address them in stages due to budget constraints... stabilize the house first, then I'll worry about the occasional leaks.  There was some glitch in communications between what the estimator told me and what wound up on the work order for the crew, but everything was addressed. Alan (the estimator) told me that since my condo association had put new gutters on the house I might not need the full crack repair/sump pump for waterproofing that he had told me a couple of years ago (and which I couldn't afford to do at that time) but I'm not sure that's going to be the end of the story. If the leak persists, I will ultimately have them install the sump pump etc.

It was very expensive. It came to twisting repairs that an engineer said we needed like the other company that came out and said we didn't need any repair.

They were very good. They responded quickly when I called them, they came out within the next week, did a thorough review of the foundation problem that I was having and they gave me a very good reasonable price. They came out and I contacted them to do the job, they gave me all the paperwork, told me exactly what they were going to do and how long their guarantee would last and so I went ahead and contracted with them. They came when they said they would, they stayed all day and finished the job in one day and they were just really good.

Representative showed up 15 min before scheduled appointment time.  Spent some time telling me about the company and his personal sales experience before we went to look at the problem areas.  Very chatty throughout the visit, asking where we are from, where my husband and I met, where our parents live, where we went to school, etc, etc.  Felt very "sales" rather than diagnostic. Checked out both areas of basement/garage as well as a nearby window well not currently leaking but probably will in the future if not addressed.  Came back upstairs and he worked up the plan, and spent more time going through a  binder explaining all their patented inventions and processes with catchy names.  Spent more effort than I cared for assuring me that they don't hire guys "who just got here from the Rio Grande valley."  Then "So if I can give you the right price on this, when were you wanting to have work done?"  This was our first of three estimates so we have NO idea how much this is going to cost, which will play a big factor in when we decide to do it.  Representative immediately starts talking up their financing plan, while I still have no idea what the number is we're even talking about.  Finally get the estimate "And if you were willing to schedule it soon, I can give you a discount on it."  "How much is that discount going to be?"  "Can't tell you, that's the incentive to schedule."  I told him that was ridiculous and asked how I was to compare our various estimates without knowing the full picture.  "Well, are you choosing on price or on who has the best plan?  Because we have the best plan, but you don't know that yet since you haven't had anyone else out."  Finally when pressed he did say it would be 5-10% off.
He asked if he could call me on Monday the 25th since our last estimate was Friday the 22nd.  Called Saturday the 23rd and got offended when I told him we were probably putting the work off but wouldn't be using them.  When I gave a few examples of the sales tactics that I was put off by I felt like he tried to argue with me to say that I shouldn't feel that way and that he's only saying what he is told to say- I totally agree on the last part, after reading other reviews and talking to a friend who had DB work on their foundation this is just the sort of tactic they use.  He did say that the reason he hadn't been able to quote the specific discount was that it was part of a winter sale that hadn't officially started yet at the time so he didn't know exactly what it would be.  That certainly may be true, but was not the way it was put to me at the time.
Of the three estimates we had done, Dry Basement was the only company who's representative did not ask whether we have doors upstairs that don't open and close properly.  The other two were interested in checking upstairs to see any drywall cracks we might have, Dry Basement did not inquire about that.  Both the others took some foundation measurements, one with an electronic device to check the elevation at various places around the main floor, one used a plumb-bob to measure various points along the foundation wall in the basement.  Dry Basement rep measured the length of the walls affected to come up with "28 feet of our No Water System."  We got the distinct impression they're more interested in selling the system (and their basement remodeling service- which was talked up even though I had made clear that we wouldn't ever be finishing this basement.  "Something to keep in mind for your next house.") than in diagnosing the actual problem.    They try to make you feel nervous about other companies by giving you a website where you can look up legal action against other companies and he showed me a sheet printed out from there with all pending legal action against one of their competitors.

"We are very sorry to hear that this member had a negative experience with our company. It is never our intention to mislead any customer when diagnosing a problem, pricing a solution, or offering a discount. It is the priority of our company that every customer receives a thorough inspection and analysis of any foundation or waterproofing problem they may have. Each estimator has been extensively trained by a local Engineering Firm that specializes in residential foundations. This training allows for our estimators to suggest repairs customized to specific repair needs. It is very alarming to hear that this training was not appropriately used in this instance. With that being said, steps have been taken to insure that this will not occur again. From time to time, we offer discounts for various reasons. These discounts are made available for those homeowners who would like to take advantage of them. Any discounts should be made clear to the perspective customer at the time of the free estimate. We would like to offer our apologies to this member for the unpleasant experience she had with our representative. As mentioned above, management will do everything in its power to prevent this from reoccurring which includes but is not limited to retraining the person involved, reviewing company policy, and making sure that our code of ethics is followed at all times. Thank you, Brad Bowers Sales Manager"

I have a little binky house and I already paid $55,000 for my house so I did not opt to go with them. It's almost a third of what I paid for the house. She was very nice, she explained everything, she explained what all they had to do but it was just too high, I can't do that. She wasn't trying to pull my leg or anything. I didn't use them, I don't know how they would be if they did the job but what they did for me was good, they're just pricey.

The initial representative/engineer was punctual, very responsive to our numerous questions.  We trusted the representative to be honest and forth coming...which we believe he was.  We were visited again from another representative from the company who layed out where the piers were to be installed and did the same measurments that the first representative/engineer had done.  He did set down with my wife and I and went into more detail of what was going to happen during the installation of the piers.  The crew showed up right on schedule and were very professional.  I was there the entire time which was not a problem for them.  The lead crew-member made a point of being extra careful digging with equipment around the house.  I had absolutely no damage to anything on the house.  When parts of the footer drain were removed the crew put it back exactly as it was.  The back filling went as expected...clay is hard to manage until it has had some rain on it to settle.  The crew made a point of cleaning the area to return it to the way it was before arriving.

I looked them up on Angie's List before I did it. They did a good job. They got in real quick and cleaned up pretty good after themselves. There wasn’t really anything that I didn’t like. I thought it was kind of expensive. I contacted 4-5 companies and they were all pretty much the same. I think it was probably pretty fair pricing. It was more than what I wanted to pay, but it was one of those things that I had to do. Their price was in the ballpark of everybody. They were so good about explaining everything and not talking down to me because I am a woman. Actually it was a woman who came out and talked to me and explained it a lot better; I think that's kind of why I went with them. They came out when they said they would even though it was rainy and cold that day. They were very honest and upfront about it. I just thought that they were the best. I would definitely use them again in the future.

With dry Basement, they give you a contract and for a lay person it looks like they will stand by their work forever.  The contract is transferable.  It is like a warranty but if they come and fix it, they want more money.  It is no good because they find reasons to have more money.
Response from Dry Basement Foundation Repair
"Dry Basement, Inc has completed work at this property on 4 seperate occasions. Once for a former homeowner in 1993 and 3 times for these members. Our last job, in March 2012, was to reinforce a wall that we had repaired in 1993. The warranty on that job expired 17 years earlier and was never transferred to the current owners. Even so, we gave the current owner a credit of the job - which reduced their cost from $8,384 to $6,872. This repair was treated like a new job in that we used an improved repair method which carries a 36 year trasferrable warranty so the homeowners now have warranty protection. It is worth noting that in 2001 we performed a structural repair in a different area of the property and then in 2005 a waterproofing repair was completed with no noted calls or complaints from the homeowners. It was a surprise to see their complaints on Angie's List as we had no idea they were dissatisfied with their significant discount or their 36 year transferrable warranty. Dry Basement, Inc. has a 97% customer satisfaction rating and works diligently to maintain this rating, but can only do so if contacted appropriately so that we may fairly address any issue they may have."

They were very prompt in contacting me and very thorough in doing the engineering part of it. He was very prompt and through in providing a quote. The sales person was very good about sitting down with me and explaining what he found through measurements and what it was going to cost to make all of the adjustments I needed. The crew that came out was very polite and professional. They would stop and explain each step to me and told me how long the job would take. They cleaned up well after themselves. I would highly recommend this company.

I contacted this company after reading good reviews and checking out their website to get an estimate on waterproofing my 1920's basement.  I was also wanting to get an estimate on finishing the basement with their "basement magic" system.  Having a company that can provide both services was one of the main reasons I contacted them in the first place.  After contacting the company and scheduling an appointment aprox 3-4 weeks prior to my appointment time, they sent me out their information packet explaining the process and who the employee would be to look at my house for the job.  Weeks went by, and two days before the scheduled appointment time of which I took off from work to be home, they called to cancel, basically because I was the only customer in the area that had an estimate scheduled and I was too far from KC apparently to make the trip for one bid.  They then had the nerve to try to reschedule weeks out again "in case they can get another customer" out in my area for a bid.  Granted, I understand that two hours is a long way to drive for a bid, but I am well within their service area as provided on their website.  In addition, this project easily could exceed 20K for the job so it's not exactly small beans and I already have 2 other companies coming up for bids who are just as far and farther away than Dry Basement.  My impression is they do not put their customers first, but only look out for their own interests especially when determining to bid jobs.  Don't have such a wide service area if you do not intend to call on customers at their convenience.....there are too many other companies that would be happy for the business!
Response from Dry Basement Foundation Repair
"The severe drought in our area has resulted in a very high volume of homeowners needing our assistance which means long wait times. Dry Basement,Inc. is working diligently to see as many people as possible in a timely manner. In an effort to do this, it is necessary to organize the appointments in such a way that the estimator has the time to properly asses the issue and give an accurate estimate for repair. This can take several hours depending on the nature of the problem. This makes it imperative that we organize our appointments according to area in order to achieve this quality. It is unfortunate that when this was explained, that this member was unhappy. It is understandable the frustration and disappointment that they have, however rescheduling the appointment was unavoidable. It is of our opinion that this member look at the estimates that they have already recieved and choose a company accordingly."

It turned out good. There were some bumps along the way. You purchase a very expensive de humidifier for the system. The first two were defective but they did fix it and the third now works fine. They continued to work until they got it right.
Response from Dry Basement Foundation Repair
"Thank you for your understanding and patience with the crew who installed your system. Although we take many efforts to avoid "bumps" during the installation process it is construction and sometimes they are simply unavoidable. It is the customers level of patience and flexibility that really makes all the difference to the foreman and crew during those times. Thank you again for your fair rating and kind words, should you need us in the future or have any questions please feel free to contact us."

My experience with Dry Basement Householder Systems was horrible. First they told me it would cost $25000 and after we got an independent opinion they got to $8000. I would not use them in the future.

"It is Dry Basement,Inc's responsibility to give a through inspection and a complete recommendation for repair. Many homeowners choose to address only part of the repair recommended, as in this case. Finances, health and market values are just a few reasons homeowners choose how much to invest in any project. Dry Basement, Inc strives to earn 100% complete satisfaction, by working within budget constraints that will allow repairs to the most needed areas."

The work was fine, however I didn't like how they left my driveway and I found some tool missing after the job was completed.  They were not prompt and was suppose to be there for the job on tuesday but showed up friday and didn't call to let me know they had changed the date of service.
Response from Dry Basement Foundation Repair
"When a consumer purchases a product or service from a company it has always been my understanding that if the consumer is not satisfied with the product or service received, that it is the responsibility of that consumer to inform the company of any concerns. Dry Basement, Inc completed a $12,299 project for this member on April 8th, 2011. Since this date Dry, Basement,Inc has received no phone calls regarding any concerns on the work or that a tool was missing. Had we received such a call, we would have immediately responded and handled the concerns promptly. Dry Basement, Inc has been in buisness for 37 years with a 50% referral rate and over 99% customer satisfaction. It is always a priority to assure that our customers are happy with the product we install and the service we offer. We cannot assure this however, if we are not made aware of customer concerns. To post comments on a blog site a year after the work was done doesn't give the company an opportunity to rectify any customer concerns. It you still have any concerns that you would like to bring to our attention please call the office at 816-741-8500, we would be happy to speak with you."

I suggest getting multiple written estimates from different companies and have a structural engineer look at your house as well.

"In some circumstances we find it necessary to employ the expert opinion of more than one person within our company in order to design the best and most economical solution for a foundation problem. In this member’s case we attempted to set another appointment with our senior foundation consultant of 34 years to verify the findings of our estimator, however our phone calls where not returned."

It took at least 4 hours just to measure the basement alone. We were having the basement and another room addition done. When we decided to go with another company for the room addition and them for the basement, she got really mad and snappy. We didn't appreciate that at all. She had quoted us for something that we know based on our own research and other estimates is 4 times more. The architect that she had with her seemed easy to work with and very smart. We liked his ideas but I bet a lot of business has been lost for having her as the front person for this company.Because of that, we took our basement business to whom we had already chosen to do the room addition and we are very happy with that decision. Would not recommend to a friend.
Response from Dry Basement Foundation Repair
"As a basement design specialist it is very important that proper measurements and details are collected in order to give an accurate estimate of costs,as this type of work is not a "cookie cutter" design, and each basement is custom designed based on the customers wants. When meeting with this customer I spent the appropriate time needed to get all the infomation necessary to give them an accurate estimate, which included calling upon the expertise of the Operations Manager of Basement Magic, Greg Amann and architect John Sankey at no cost to them. The customers wanted part of the project, which was to build a loft, heavily discounted, we were willing to accomodate their request, provided Basement Magic was contracted to do the basement remodeling project as well. They agreed, but then later contacted me and said that they hired someone else to do the remodeling project, but wanted us to still build the loft at the discounted price. I explained that we were not able to do this and the company they hired to remodel their basement should have enough experience to handle the loft project as well. I don't feel I was ever snappy or upset with them, but apologize if they felt I was."
