This company has been managing my rental property in Minnesota for several years. I have had NO problems with them at all. Every interaction with them has been professional, helpful, and valuable. They do it all!! I am an out of state landlord, but have no concerns about my property. I know they have the connections to ensure any repairs are made promptly and at reasonable rates. They recommend appropriate upgrades and maintenance to keep my investment in good repair and protect its value. I have peace of mind knowing that my tenants needs are responded to promptly and my property is protected. Their web interface is easy to use and their monthly and annual statements help me keep track of the financials. They are very responsive to any of my questions via phone or e-mail. This company meets and exceeds my expectations! I consider the very reasonable fees to be money well spent in protecting my investment property. Wishing them continued success!!

Definitely will listen to your concerns and work with you to resolve them in a fair manner. I was impressed.
Description of Work: I provided a deposit on a townhouse I rented from them. When it came time to move out, I made it MORE than clear I wanted to know what I had to do to get it all back. I received a very generic, just clean up the tough areas really good email. Needless to say we ended up in a dispute over the reimbursement of my deposit. BUT, 33rd allowed my air my grievances and document my concerns. We then had a professional and very tactful discussion around misunderstandings, the problems and compromised on a resolution. Very impressed with how a situation that could potentially have gotten ugly was taken care of with a customer comes first mentality and approach. nice job!

33rd Company has managed my former home in Bloomington, MN as a rental property for the past 6 years. During that time they have recruited excellent tenants, collected rents, dealt with Govt. regulations and maintained the property, all to my complete satisfaction.I am retired & spend 5 or 6 months of each year in MN & the balance of my time in AZ. The services provided by 33rd Company have allowed me to treat my former home as an investment without the concerns and worries I would shoulder as a landlord.In any business relationship differences are bound to arise. I am happy to state that not a single issue has arisen that has not been resolved through open communication and / or simple negotiation. What more could one expect?

They are the most responsive, detailed company in the Twin Cities for rental property owners. Night and day difference from another local property management firm that was absolutely terrible. 33rd always calls back or returns emails within a day. They don't screw things up. They don't make excuses for their staff's mistakes (their staff have not made any mistakes). They charge a fair percentage. They do maintenance and repairs and do them for a fair price.

During the course of the time they managed our buildings, it seemed that 33rd Company were somewhat inflexible about their policies around who they would rent to, what was expected of tenants, how involved we could be as owners, etc. While it makes sense for the majority of their properties, it made it difficult for us to fill our openings given the location and market niche we were looking to fill. We tried negotiating with them because we had so many vacancies and wanted to expand the pool of possible renters, but they were not willing to be flexible. Further, there were several inaccuracies in the listings they provided to various websites that didn't get changed even after we pointed them out (i.e. saying we didn't allow pets when we did). We were not allowed on our properties or able to contact tenants, because they wanted everything to go through them. In a way, that makes sense to avoid confusion, but it did feel a little off-putting and wouldn't be a good set up for an owner who wants any hands-on contact at all with the property. Our arrangement lasted a year, and then 33rd Company informed us that they would not be providing service to us any longer. They gave us a reasonable time to find a new management company but never offered an explanation for why they discontinued working with us. All in all, we had a lot of vacancies that didn't get filled as quickly as we'd hoped, and they didn't seem to sense the urgency in filling them (they got to charge their management fee whether the unit was vacant or not). Had they not terminated our contract, we were going to do so. However, I will say that they are very professional, have thorough contracts, have solid systems, hired great contractors and kept our tenants happy. If we were in a different situation (for example, if we had a duplex in the suburbs that we didn't want to have anything to do with managing) they would probably be a great choice. As owners of multi-unit buildings in Uptown, it didn't seem like a good fit.

As you know, our Tenant screening policies are based upon 20 years of experience, and are set to ensure that you have the most responsible tenants possible. We also screen tenants using a disciplined process, and established criteria, which was disclosed to you, so that we do not discriminate against applicants unfairly. We are required to do this by MN statute, as well as Federal HUD laws regarding equal opportunity and discrimination, so that all applicants are treated the same. While it is tempting in some cases for individual Landlords to lower their screening standards in the face of a vacancy - our experience over 2 decades has found that holding firm with experienced screening always produces the best result, and that is why we had only 3 evictions on over 500 rentals in all of 2013. There are other things that can affect the time to rent as well including price, features (i.e. Garage availability, room sizes, age of appliances, etc.). Some of these factors we do not have control over. Regarding our decision to return the Multi-plex Property to you, as you know we received the building from you with existing tenants, and leases. When we filed for rental licenses with the city, after assuming management, the city inspector found one of the converted condo units as not meeting rental requirements. As such, the rental license was denied, and we were unable to continue to manage this building under our original agreement. We certainly did make every effort with the city to request a waiver, or find a solution to the problem, which there was unfortunately no viable solution. When we decided to rent out our house four years ago, we interviewed property management companies and chose 33rd Company because of their extensive knowledge, and range of rentals they already managed. We have not been disappointed. Our renters have stayed all four years we've been away, with no unusual problems or concerns what so ever. When minor repairs were needed, 33rd Company took care of them immediately. Whenever we've needed additional information about taxes, adding more rental properties, or anything else concerning rental properties in the Twin Cities area, they have been right on the ball. If you have property you wish to rent, I highly recommend 33rd Company.

It went smoothly It took abouot 6 weeks to get a renter in and they really keep them happy. They handled several emergencies with out my involvlement and the repairs were done to the satisfaction of the tenant and kept me out of the process. I have a 1997 town home that I wanted to rent out but wanted to make sure I would have good tenants and also needed work done such as painting, plumbing and new fixtures and counter tops. I am an Angie?s List member and receive the Angie?s List booklet every month. I saw that 33rd Company was listed in the booklet and on the honor roll. I contacted 33rd Company and from day one they were extremely helpful in meeting all of my needs and making me feel completely comfortable and confident that they would provide quality tenants and would fix up my town home at a very reasonable cost. The entire team was wonderful to work with. I was impressed by their attention to detail, organization, and thorough paperwork to give me peace of mind that everything would be covered and done with great quality. As a single woman who?s never done this before, I was relieved to find 33rd Company and highly recommend them. Their professionalism, detailed system, quality of work, and care was well above my expectations and I have very high standards.

33rd Company has been managing my rental property for 4 years now and I have found them to an extremely good management company. They consistently handle all of the details of the rental (from tenant screening and leasing, to maintenance issues that occur occasionally), to the point that I sometimes forget I even have a rental. They have helped me save money on maintenance when there is an issue by first triaging the issue to see if it cannot be addressed over the phone (i.e. stuck garbage disposal) before they send out a vendor. This of course is very helpful. They also make sure that the city rental license is current, attend the annual inspections, and have a very detailed process for making sure that the move-in and move-out documentation is complete so I don?t have to worry about possible tenant damages. They took care of everything for me when they reconciled the last tenant turnover, and the home was ready to go. Having looked at other management companies, I will tell you that there are some big differences, not the least of which is that 33rd Company has their name on the lease, and not mine name. So I do not get involved in issues, or security deposit disputes or court or anything that could put me at risk ? which is why I hired a management company in the first place. The other thing that sticks out is that they have almost no evictions every year because since the lease is signed by them, they have a much more vested interest in making sure the tenant is screened VERY well BEFORE they get placed in the property. Their leasing fee may not be the lowest of other management companies, but I am sure that my overall return is higher because I have not had any evictions, or unpaid tenant damages, or and significant vacancy between tenants. I have had only two tenants now in 4 years! And so I know that they take good care of the good tenants that they place, and that the tenants renew their leases most of the time ? and so that saves me the vacancy, and re-leasing costs and my return has been much higher than when I tried to do this myself. I have been quite frankly thrilled that I chose them to manage my home. I previously managed this rental myself, and I can tell you from experience that it is a huge time commitment, and the results were nowhere close to what this company has done for me. I have actually made more money using their services even with the management fees, versus doing it myself, because of the better tenants, longer tenancies and shorter vacancies between tenants, and higher rents to boot. They have also save maintenance costs, and their vendors volume discounts on most of the services they provide. Sorry to ramble on, but I have been very happy.

We had previously engaged the services of another highly marketed leasing and management company in town with completely unacceptable results. We subsequently terminated the agreement and hired 33rd Company to lease and manage our property. Frank, Laura and the rest of the team have been professional and very easy to work with and got our property leased in a timely fashion with qualified tenants. As a VP for AAA, I have a rather high standard for customer service and 33rd co. from the beginning kept me well informed, and the due-diligence they performed on the tenets background was extremely thorough and reassuring. The decision to list versus sell was made easy when my accountant considered the Tax advantages I would enjoy. My home has been entrusted to them and their dedicated staff for over five years and at no point was my property without a tenant. In addition when a lease expired, they inspected the home and where needed refreshed the rooms, etc. prior to the next tenant moving in. Their maintenance team is responsive, professional and reasonably priced when compared to others. I highly recommend this company and their commitment to providing a value proposition on both ends of the transaction.
Description of Work: After a meeting with Tom, I had him list my property on their robust website, he networked with other resources to attract a tenant for my Eden Prairie property. To my surprise, we had more than one interested party and within days, an agreement was reached and tenants moved in within before the end of the month.

My property has been managed by 33rd Company since Summer of '08. It is in an Associated Community and this brings some additional requirements to stay within the HOA compliance. Within weeks of my contract with 33rd Company, they quickly and professionally handled a scam that involved my property. They have secured tenants that were and are credit worthy, keep the property in good order and stay for more than 1 year. 33rd Company's Team has fielded lots of dialog from tenants regarding painting of interior of property, purchase of property, additional cleaning services for tenant's specific needs and other items. They communicate with me and keep me in the loop as to what is going on and being requested by tenants. In 5 years, the team at 33rd Company have worked on the following general maintenance and upkeep items of the property which include: Troubleshooting and repair of A/C unit, Garage Door Maintenance, Outdoor Sensor Lighting diagnostic and repair, Cracked Window from Rock Thrown up by HOA Lawn Maintenance, Dishwasher Repair, Washing Machine Repair, Microwave Replacement. Additionally, there are other maintenance items that were requested by tenants or needed to be addressed, because of issues to be in compliance with the Home Owners Association, and they took care of getting these items done quickly and with limited disruption to the tenants and my schedules. These include: Fireplace Cleaning, HVAC Cleaning and Check-up, Wall Paint, Patch & Repair, Manage Insurance Compliance and Repair for Melted Siding by tenant, Air Duct Cleaning, Deck Washing & Painting, Lawn Repair from Winter Kill and Pets. With any rental property, there are items that need to be repaired and issues that come up. As a leader in their field, 33rd Company utilizes their process driven structure, web service and knowledgeable team to manage your property with good tenants. If you are interetsted in renting your property, and are willing to accept the fact that tenants living in your home willl view it differently than you do, and take care of it in their own way, then, I highly recommend 33rd Company to be your property management firm.

Description of Work: We hired 33rd Company as our property manager in 2010 after meeting with Tom, one of the owners. Tom was very knowledgable, thorough, and professional. Our house was rented almost immediately according to the terms we agreed upon. There have been some bumps in the road throughout the years (not due to 33rd Co.) and they were handled effieciently and completely to our satisfaction. We have contacted 33rd Company on occasion, and they have always been professional and timely in their communication. 33rd Company takes care of everything! We have really nothing to do but receive our rent check each month - their services are all inclusive - meaning that they not only screen potential tenants and collect rent, but also arrange for repairs, inspections, etc. We couldn't be happier with 33rd Company and have, and will continue to, recommend their services to anyone looking for a quality property management company.

After we moved to our new house and picked 33rd Company to be the management company for our previous house- the process was smooth and extremely easy. Tom and Lynn and their team went immediately to work, marketing our house in a variety of ways- the pictures and marketing material they came up with were very impressive and within days, they had found us a family that wanted to rent our house and make it their home. 33rd company also made the inspection for a rental property a breeze and were right there when the inspectors came. After our renters moved in, all we had to do was to sign up for an account on 33rd company's website and since then it is as if the management of our rental house is completely invisible to us. The only interaction we have is the monthly statement that comes to our online account and the rent that is directly deposited into our bank! Who can beat that? Given that our house is a beautiful early 20th century home, there have been instances where maintenance has been required- for example, our fence needed some repairs. 33rd Company always makes it a point to call to get our approval before performing any maintenance so we could review the issue, the cost and approve the work. 33rd Company either has the workers in their employment or have a list of contractors that they have long standing relationships with for all kinds of work- big or small. For this fence repair for example, the repair was done promptly and we were sent before and after pictures for our review. All this due diligence on their part has certainly gone a long way in increasing our level of trust and confidence in Tom and Lynn and their team at 33rd company. Also, few months ago, and a few months before the 2 year current rental agreement was over, the family that lives in our house, inquired through 33rd Company if we would extend the rental agreement for THREE more years! That was music to our ears- not only do we have a rental management company that we trust but we have a family living in our house that pays the rent on time, takes care of our property and the whole process is hassle free. I credit 33rd Company for all the above- the experience with them has certainly converted me to the viewpoint that renting a property is a very viable way to go- in order to preserve your home and in our case- create a legacy for our children, right here in Saint Paul! I would venture to say, if you have a house in the great twin cities area that you are looking to rent- and you truly want to have a management company that knows what they are doing, has integrity and is a local MN business- you need to look no further.
Description of Work: We have used 33rd Company to be the property management company for our beautiful single family home in the upscale neighborhood of Highland Park in Saint Paul for the past 3 years. Being a busy professional couple , we wanted a full service management company that would be hassle free and provide exceptional service to us and our renters. We heard about 33rd Company from a friend who was using them as well and Tom Sedlack offered to come over to our house to walk through the entire process with us- free of charge! Tom was very detailed oriented and toured the house from top to bottom while taking detailed notes. This was the first time we were renting a house (we were moving to a bigger house due to our growing family) and we were understandably full of trepidation and questions. We were also carefully weighing the pros and cons of selling our beautiful house vs. renting it. With Tom's help we were able to focus on our top criteria if we decided to rent- finding great renters, ensuring oversight and upkeep of our home and having minimum hassle to us after the renters moved in. Tom brought a detailed folder and walked us through the tax implications and took almost 2 hours in discussing the rental option and in answering our questions. It was due to this in-person meeting and how Tom showed up, that we decided to rent our house. The impression that Tom created in that first meeting has remained unshaken in the last 3 years of having 33rd Company be our management company. They are ultra responsive, very customer friendly and have taken good care of us and our renters. Having a management company that is local and with their main office a few miles away gives us the confidence that they are on top of things- and by being there in person and not over the phone. Also, I always put premium on supporting local businesses who know the local area, culture and have solid relationships with other businesses and contractors in town.

Tom met us at our rental house. He was quite nice, professional and had a lot of energy. He seemed very passionate about his company. He talked extensively about the strong marketing programs they have? the search engines, the visibility, etc. He said we could get $XXXX/month for rent. He talked about the strict background checks, etc. We were excited. We listed our rental house with him that day at a cost of $99/month. He came back a few days later and took great photos of the house and yard with a nice camera. We were assigned a property agent, one point of contact for all concerns of the house ? this was nice. We received weekly stats on website clicks, showings, etc. ?but no tenants. We decided to drop rent, then drop it more, and more. We dropped it nearly $300/month. We kept trying to get feedback on why the house wasn't rented ? the assured me the house shows well, people love it, it's shown several times a week ? still no tenants. One day, I happened to be at the house when it was being shown by the 33rd Company representative. Although the 33rd Company agent was very nice, but there was no excitement or urgency. He didn't seem much like a people-person. He had no enthusiasm whatsoever. This made me realize that 33rd is getting paid REGARDLESS if the house is rented. So what's their incentive to get it rented? We've had several bad experiences with renters in the past? so finding good tenants is key. At first, I was very pleased with the way 33rd screened applicants. But I also know that not everyone is going to have exceptional credit, a high income, etc., and sometimes a judgement call may need to be made. 33rd wouldn't even discuss the possibility of looking at applicants that weren't "perfect" on paper. Long story. 7 months. $700 in fees. $7,000 -$10,000 in lost rent. Then after our agent got snippy with us when we asked her about our pet policy, we decided to hire a new company. 33rd Company didn't ask why. They didn't apologize that it didn't work out. Nothing. In the end, I felt taken advantage of. We hired the new company and the house was rented in less than 2 weeks to a great, young military family. And we are finally collecting rent again.
Description of Work: We had our rental house listed for rent through 33rd Company for 7 months. They charge $99/month to advertise it and show it to potential tenants. After 7 months of vacancy, we decided to go with another company.

I was impressed with the presentation and level of detail regarding their operation and helpful tax information. I have called Tom for additional information as my target date gets closer and so far he has answered my questions and provided helpful information. I have yet to put my house on the market but I definitely plan on listing through 33rd Company.
Description of Work: Based on Angie's ratings, I asked representatives from 33rd Company to come to my residence and review possibilities for selling or renting my house. We ended up focusing on the rental aspects and property management services that 33rd Company provided. I was way ahead of the curve here since plans for rental were more than a year away. Nevertheless Tom Sedlack made an excellent presentation.

I used 33rd Company to manage my condo. I almost went with another management company, but I was very impressed with 33rd Company's presentation. The owner came to my property and met with me to explain everything. I really liked the lease and building rules they use. He also explained the potential tax benefits of a rental property which I had not thought of. I also really like their online Owner Portal. It makes it very easy access your statements, maintenance request, and documents associated with my property. Another reason I like 33rd Company is their professionalism. I had an issue with my HOA and a tenants pet and they handled it very well. They worked very hard with my HOA and me to get the situation resolved. I had countless communications with the staff at 33rd Company and they were always very friendly and easy to work with. They made dealing with the situation a lot easier. In the end, 33rd Company was able to resolve the situation with a win-win solution for everyone!

We have recommended this company to many others that are unable to sell their houses right now. We will know more when we actually hire them to manage our property in May.
Description of Work: We had 33rd company out for an estimate for managing our property. We currently have our house on the market, but if it does not sell in the next month we will be renting it out. The 33rd company owner answered all of our questions and told us things we didn't even think about. They have a lot of good policies in place that will make renting out our house easier for us.

Overall our experience with 33rd has been very good. I have friends who rent without the use of a property management service and they've had to deal with headaches like leaking water and other maintenance stuff at various times of day and night or one renter calling about the other (they have a triplex) being too loud. To us that just wasn't worth the headache. From my experience 33rd's management fees are fairly competitive and they've been pretty responsive to any inquiries I've had. When we first met with them they seemed very professional. And in fact we decided on 33rd after a couple other friends recommended them to us. The one pice of advice I have is to make sure your house meets all the rental codes before using a service as from what I've seen most (including 33rd) make you use a contractor approved by them + add on a fee. Understandable that they want quality work done, but you can get similar work done for less from contractors not approved by them.
Description of Work: 33rd Company provides property management services for a house my girlfriend owns. As such the completion date and money spent aren't entirely accurate; the service is ongoing and there management fee is the approximate monthly amount. Basically they did advertising, interviewed renters, did a background check, etc. so that my girlfriend and I won't have to deal with them directly.

Like I said 33 rd company located renters for our home in about 6 weeks.The new people only needed it for 6 months, which we agreed to,starting the first of the year .Around April of 09, 3RD company put our home out for rent, as the first couple would be moving out. They found us a new renter that moved right in July 1st, so we had zero lapse in rent. This renter resigned again this year for another full year, which makes everything super smooth and easy. We have highly recommended 33RD company to many of our friends and neighbors. They do a wonderful job, screening applicants, keeping your property fully occupied, and the most important, the billing and payments are seamless. Tom and Lynn and company do a wonderful job! I also know, we the economy turns the corner and we want to sell this property, we will turn to 33RD company to be our realtors. Thanks for the great job you do, Jeff & Christy Goss
