even thou it was already lower than my previous management co. had rented it for.
The person handling my unit was based out of Kansas City. Once they did get a renter
the paper get messed up and the HOA fined me, but 33rd did cover it. then when it came
time to find a new renter they told me they no longer could help me because the HOA was to hard to work with.
So when I tried to show the unit my self during the last two months of the lease they wanted to charge me
50 dollars per showing. I had to wait until the lease was done, so I lost two months of potential renters.
"The tenancy for this home ended successfully, with an excellent tenant, all rents paid, and the home in excellent condition. The Owner wanted to continue to have 33rd Company® manage this home and place another tenant. During the tenancy, however, the Home Owner Association (HOA) made a false occupancy violation claim against the tenant, and created an environment hostile towards rentals. 33rd Company challenged this claim, and discovered that the tenant had guests during the holidays. The HOA failed to respond to a 33rd Company® request for supporting information. Additionally, the property Owner unilaterally made a mid-lease change to the designated storage unit without first notifying 33rd Company®, requiring the tenant to make an unscheduled mid lease move of their storage items to another location. Needless to say, the tenant did not renew their lease. We find it disingenuous that the Owner, who expressed a specific desire to renew our management services, has now instead elected to vent with this review as a result of our decision not to renew our service agreement with them. 33rd Company’s® property management services do require the collaborative support from all stakeholders, including HOA’s, HOA Boards, as well as property Owners. During the fall of 2014, I, along with the other members of the Bright Keys Board of Directors looked into changing property management companies. From the time I walked in, I was very impressed. Not only did they take the time to address our concerns, but offered suggestions for how to improve our community and we had not even signed with them. Fast forwarding several months and signing a contract with them, they worked with us and our former property management company to provide a seamless transition that went into effect June 1, 2015.
In approximately 5 months, this company has exceeded expectations in every way. Our property manager, Renae has done an excellent job in steering our community in the right direction and often times goes the extra mile to complete various objectives that require the utmost attention. Community members have expressed gratitude in her professionalism and willingness to help complete needed repairs from beginning to end. Also, Tom, who is part owner of 33rd has provided invaluable insight and direction as well. Not only does he have an extensive knowledge base, but he presents it in a way that is easy to understand, even if it's not a subject specialty of somebody. I could write several amazing things about how Renae, Tom, and 33rd in general has helped improve but this email clip from a resident explains his point of view spot on that specifically reflects their hard work. It's really one thing to say how much 33rd has proved to be beneficial from a Board of Directors perspective, but when community members express their gratitude, it proves how much of an asset they really are.
I would recommend 33rd as a property management company to any community out there looking to improve their community. The resources 33rd has to offer has been amazing to this point. When our community is vast improved in the next 5-10 years, Bright Keys will have 33rd to thank!
33rd Company is an excellent property management company. They are extremely efficient and organized. I appreciate the updates on upcoming lease renewals, working with the cities on the many requirements landlords are responsible for post inspection and tenant requests or complaints. They have an very easy to understand billing system and make collect rent easy.
Once the work order was completed by my HOA, 33rd was prepared to cover the cost. The funds were ACH deposited into my account on the 15th along with the tenant's monthly rental payment.
At startup, they provide a checklist outlining required steps for an owner to get ready to rent.
They also provide services to help accomplish that list if necessary.
There is a marketing fee for each month the property is listed and not rented.
I am happy with the service so far and would recommend them to the owner that wants someone else to do the management of their property.
The cost of service was the standard 5.5% for the home sale.
