Strongly recommend NOT using 33rd Company. Here are a few examples of my experience: Our Association was new, not a transfer so there was nothing to blame someone else for. 1. Invoices for other associations were paid from our checking account 2. We received two discontinuation notices from our insurance company for non-payment 3. Invoices for Master Association dues were months behind and services were being cut off even though dues were collected 4. Multiple Vendors were never paid including our plowing/mowing vendor 5. Took months for our “portal” to be set up and they were not consistently billing owners monthly 6. Manager never went out to the property for inspections 7. Never received financials until 4 months after they started 8. After all this, they never failed to collect their monthly payment! 9. After we released them, I was told by the President, Tom that it was my fault for not contacting him 10. For 5 months of “service”, they took $450 from our checking account to provide turnover items! There was NOTHING to turn over!

Update! Our experience with 33rd Company has been great! Any time we reached out to their general tenant email address with questions or concerns, we received a detailed response within 24 hours. While we did not have a specific point of contact at the company, it didn't matter, whoever responded took our concerns seriously, which was extremely comforting. 33rd Company was courteous and friendly throughout our tenancy and we never experienced any problems with them. The move in and move out process couldn't have been easier, and they had a nice welcome bag of goodies for us at check-in (water, cookies, a notepad and pen, and a roll of toilet paper and paper towels, how cool is that?!) And we were able to detail any damage from previous tenants (which was minimal, 33rd company takes care of their properties!) to ensure there were no surprises when we moved out. I would definitely recommend going through 33rd Company for your next rental, they were professional, friendly and weren't the type of landlord to drop in unannounced. You can rest assured that you're in good hands with 33rd Company.

I called and was transferred to voice mail after navigating their menu. Stated my issue and asked for a return call. The following day I received an email stating that the late charge was credited and HOA dues were deducted. They did apologize and did take care of the problem but since they are new to managing this building a courtesy call would have been nice.

I HIGHLY recommend 33rd Company. They were so helpful and made the transition to renting new space flawless!! They helped us navigate all the technical aspects of our move as well as assisted in the build-out/construction decisions. They are extremely knowledgeable and up to date with technology and are more than willing to work together to get systems working properly. Mike and Tom were very responsive to any of our questions. Calls and emails were returned immediately!! I can’t say enough about this company. We feel very fortunate to have found 33rd Company!!! Do not hesitate - call them today. We moved overseas on military PCS, and were trying to decide between selling our home, or renting it out. We decided to try to rent it out, and listed the home with 33rd Co. That was over 5 years ago, and we are thrilled that we did not sell it, and kept it as a rental. Our homes value has gone up, and the rental has been uneventful. In fact, every tentant that they have placed has been great. We have never had a delinquency, or problem. Our home also has a ton of large trees, and it rains leaves int he fall. The property manager has always been quick to have a gutter cleaning service there when necessary, they have also taken care of other maintenance stuff, including a bad shower door, that was replaced with a spring rod. I am glad that we picked this company because they have obviously been able to place great tenants and keep the home occupied over the last 5 years. If you are afraid of renting out your home, as there are bad tenant stories out there, well we have never had an issue. I think that having a good management company rent your home is the right thing to do, as they know how to do it right.

When my mother passed away, she left her home to me which I had no idea what to do with. I did contact a few Realtors, but they all said sell and this was during the housing crash. So I decided to try to rent it, and attended a workshop with 33rd Company with does property management stuff. They rented out the home almost immediately, and took care of it for a good number of years. There we're some tenant issues from time to time, but in all they took care of everything and I never missed any rent, or had any damage to the home. So I would recommend them. This was the first time I have rented our a property and I am glad I used this company as they were very good.

They are terrific.  Always respond to emails within a day or same day.  Always follow through on what they promise.  accounting is always accurate.  maintenance service costs are always reasonable.  just so much better than another Minneapolis based firm we used and another we heard nightmares about.  Highly recommended.

it took them several months to get my unit rented, they told me i needed to lower my rent 
even thou it was already lower than my previous management co. had rented it for.
The person handling my unit was based out of Kansas City. Once they did get a renter
the paper get messed up and the HOA fined me, but 33rd did cover it. then when it came 
time to find a new renter they told me they no longer could help me because the HOA was to hard to work with.
So when I tried to show the unit my self during the last two months of the lease they wanted to charge me
50 dollars per showing. I had to wait until the lease was done, so I lost two months of potential renters.

"The tenancy for this home ended successfully, with an excellent tenant, all rents paid, and the home in excellent condition. The Owner wanted to continue to have 33rd Company® manage this home and place another tenant. During the tenancy, however, the Home Owner Association (HOA) made a false occupancy violation claim against the tenant, and created an environment hostile towards rentals. 33rd Company challenged this claim, and discovered that the tenant had guests during the holidays. The HOA failed to respond to a 33rd Company® request for supporting information. Additionally, the property Owner unilaterally made a mid-lease change to the designated storage unit without first notifying 33rd Company®, requiring the tenant to make an unscheduled mid lease move of their storage items to another location. Needless to say, the tenant did not renew their lease. We find it disingenuous that the Owner, who expressed a specific desire to renew our management services, has now instead elected to vent with this review as a result of our decision not to renew our service agreement with them. 33rd Company’s® property management services do require the collaborative support from all stakeholders, including HOA’s, HOA Boards, as well as property Owners. Our high standards for honesty, ethics, and professionalism apply not only to every tenant we screen, but to all of the other stakeholders involved with each property. Thomas R. We moved out of state on relatively short notice and wanted to keep our Linden Hills home as a rental.  We interviewed 3 companies and hired 33rd as the largest and most experienced one.  On the expensive side but very well worth it so far.  They have handled everything and are very professional.

During the fall of 2014, I, along with the other members of the Bright Keys Board of Directors looked into changing property management companies. From the time I walked in, I was very impressed. Not only did they take the time to address our concerns, but offered suggestions for how to improve our community and we had not even signed with them. Fast forwarding several months and signing a contract with them, they worked with us and our former property management company to provide a seamless transition that went into effect June 1, 2015.


In approximately 5 months, this company has exceeded expectations in every way. Our property manager, Renae has done an excellent job in steering our community in the right direction and often times goes the extra mile to complete various objectives that require the utmost attention. Community members have expressed gratitude in her professionalism and willingness to help complete needed repairs from beginning to end. Also, Tom, who is part owner of 33rd has provided invaluable insight and direction as well. Not only does he have an extensive knowledge base, but he presents it in a way that is easy to understand, even if it's not a subject specialty of somebody. I could write several amazing things about how Renae, Tom, and 33rd in general has helped improve  but this email clip from a resident explains his point of view spot on that specifically reflects their hard work. The email follows an interior leak repair that was repaired:

It's really one thing to say how much 33rd has proved to be beneficial from a Board of Directors perspective, but when community members express their gratitude, it proves how much of an asset they really are.


I would recommend 33rd as a property management company to any community out there looking to improve their community. The resources 33rd has to offer has been amazing to this point. When our community is vast improved in the next 5-10 years, Bright Keys will have 33rd to thank!

33rd Company is an excellent property management company.  They are extremely efficient and organized.  I appreciate the updates on upcoming lease renewals, working with the cities on the many requirements landlords are responsible for post inspection and tenant requests or complaints.  They have an very easy to understand billing system and make collect rent easy.

I have been using 33rd Company to manage my rental properties for the past 4 years.  The entire staff has provided excellent service and continues to go above and beyond when managing my properties.  They do a terrific job of ensuring both the tenant's and owner's best interests are in mind.  Outside of just the normal property management activities, they have recently helped me with a couple unique situations.  First, helping to manage construction fixes while the tenants were in the property.  They stayed in contact with the HOA, contractor, tenant, and myself to ensure everyone knew what was happening and when.  Additionally, when a tenant's plans recently changed, they worked w/ me (as the owner) and the tenant to provide a couple options to either terminate the rental agreement or find a new tenant.  I would recommend 33rd Company to anyone that is planning to rent their property.  They have a personal touch that leaves me comfortable and confident renting out my home.  In my opinion, there is no other option!

I have a rental property that they manage.  They state that their screening process is very thorough and, so far, I have not had any issue with the tenant.  They collect rent via bank transfer, remove their percentage and any incidental costs and transfer the balance to my account.  There is a small percentage of rent charged per month, a leasing fee for a new tenant, which does not repeat if the tenant signs another lease, and a small charge on top of any service they perform.  They require the owner to be hands-off.  
At startup, they provide a checklist outlining required steps for an owner to get ready to rent.
They also provide services to help accomplish that list if necessary.
There is a marketing fee for each month the property is listed and not rented.
I am happy with the service so far and would recommend them to the owner that wants someone else to do the management of their property.

We don't live in the area and inherited a rental property.  We were in need of advice.  Frank Parsons was excellent.  He helped us make the rent vs. sell decision (sell) and was invaluable in all aspects moving forward including tenant relations.  He went above and beyond in helping to deal with tenant's discarded property.  Frank and Michele Novotne listed the property and found a qualified buyer almost immediately.
The cost of service was the standard 5.5% for the home sale.
