Two Able Concrete employees came to complete the estimated job (leveling our front stoop which was sagging at one end). They drilled one hole and tried to perform the mudjacking procedure. I could see there was a problem because they stopped working and explained that they were consulting their boss for advice. The problem (sagging stoop) had not been fixed and rather the hairline crack that existed prior was now a quarter inch wide and raised from the original stoop concrete. I also noticed that a wooden pole and deck rail that sits between the stoop and the porch roof was no longer firmly attached (as it had been prior to the work beginning). The business owner (Dale) came out to look over the work. I asked him for his opinion on the cause of the problem (hairline crack now a quarter inch wide and raised / no improvement on the sagging stoop); Dale did not know the reason and could only speculate. He did suggest (to be honest it felt like an accusation) that the new crack must have always been there (could not have been caused by his team's work) and that we (the customer) had misled them and patched the stoop previously. Dale did not want to be held accountable for the new problem. We know the stoop has never been worked on during our ownership of the home (since 2009). What we had before they arrived was a sagging end and a hairline crack (nothing noticeable unless you were up close and certainly not raised or something one could trip over).
Dale offered to drill a second hole in the concrete (to try and rectify the problem). After I asked him about the risks (and potential further issues) I inquired whether his business insurance would cover any additional damages to my home. The response I received was that it was not worth it to him (Able Concrete) at a bid price of only $450. This was very discouraging. Based upon the experience to that point (poor workmanship, communication, uncertainty about why the jacking didn't work and customer service), I decided to cease work with Able Concrete. I now have a quarter inch crack / an uneven stoop and the sagging problem remains. We will find an alternate contractor to help us with our problem.
No money exchanged hands and Dale explained that we would not be charged. We are now left with a problem worse than we started with. Based upon this experience we cannot recommend Able Concrete to any Angie's List members.
"The customer called, we were quick to respond to get the bid done and always to actually schedule the work. The crew arrived to do the mudjacking on a already cracked and sunken stoop. After an hour and a half trying to lift and repair the sunken stoop the foreman called Dale (owner) who promptly drove out to the site. Upon meeting the owner who was at that point agitated and argumentative who wanted answers right when I arrived and I let her know that they are always different situations in every job that we don't have they were poured, if they are attached to something if they are siting on footings and that I was trying to come up with a solution to raise the stoop. Customer was still argumentative and questioned if it is unable to raise, and I explained to her that we should not go any further because she was concerned about any damage to house and caulking and asked me that if we went further if my business insurance would cover the damage. After her concern of us stopping the process she was concerned that I was going to just take her money. I told her that I was not going to charge her anything. I then told her I wanted to make her happy and I would try and do the job and if it turned out it would be FREE of charge to her if she took on the responsibility of any damages that may occur. she called her husband and they decided to stop and not take on the responsibility if something happened. I repeatedly told her she was not being charged and she kept asking about my insurance if I were to keep going. At that point I was already not charging her for the job I was not going to take on the responsibility of going forward with my business insurance on the line while she had the option of me continuing the job at no cost if she wanted to assume the responsibility, even though our contract states we are not responsible for cracks that develop when raising. a couple days later she called a competitor for a raising bid for her stoop and they told her they would try but "they would not be responsible for any damages that may occur" and she agreed to move forward with second attempt in raising her stoop, and they where also unsuccessful and left without charging her. I don't know were we went wrong or what else we could have done for this customer. I'm sorry both company's couldn't raise your sunken stoop, but don't feel you should taken it out on us. We are a repair company trying to help you and fix the problem to save you big money in replacement."
"You contracted with Able Concrete Raising to have our company look at your back patio. You received the estimate on 6/3/2014 as follows "Raise the slab at the back patio door as high as possible under the door" and called us 6/30/14 and pretty much demand that we get the job done right away because you were moving out of the country.(Note: When an estimator writes "high as possible" that means as high as allowable- pending any obstructions beyond our control. i.e. the threshold of your door) We did the job on 7/2/14. At the time that our foreman was at your property, he had called and talked to you to explain that the slab was raised as high as possible, per our contracted agreement. There was still a back pitch toward the patio door and the only way to alleviate this is to saw cut back from the patio door which would create a gap but allowing the patio to raise up higher since the threshold of your door was preventing us from raising the slab any higher. The foreman explained to you that if he were to cut that area (which is typically an additional charge that we would charge-but we didn't) that you would be responsible for patching in that gap created with concrete to prevent water from getting in that open area. You said do whatever you need to do to get that slab up as you were having water issues in the basement already and that you just had to make your tenants happy and you were moving out of the country, that you would take care of the patching. On 8/27/14 (over a month later) you contacted us that you were still getting water in the basement and you confirmed with our office that YOU did not patch that area, as you agreed, because you were leaving the country and now it was Able Concrete Raising's problem. In a phone call you had asked us to help you out with your problem because you were out of the country and did not have money to fix this problem, that had been an existing problem over time, which had to do with the slab being at the bottom of your hill along side your house allowing all rain water to filter towards that area. After your threatening emails that you would ruin our company through social media, and because you were living out of the country and were taking care of your new born child on your own after many conversations with Dale, as a courtesy we said we would come out and tear out your patio slab for free, which we did the next day! Able Concrete Raising, we feel, went above and beyond to find a resolution for our customer in a very timely matter. In conclusion, Able Concrete Raising feels that we were taken advantage of due to your hurry of moving out of the country and now being to blame for an existing water damage issue that you have been dealing with over time. We are also still feeling the backlash of your social media reviews after your agreed to this resolution. You placed blame on our company for a water issue that has been accumulating over years."
On 9/13 Able Concrete returned and raised the settled slab. The crew was friendly and professional. In the end my main concern is the lack of communication/responsiveness as to when the settled slab would be corrected. I obtained a commitment to correct on 8/17 but during the next three weeks did not get updates or returned calls for scheduling until 2 days before they came out.
"SORRY WE COULD NOT SEAL THE CRACK IN YOUR WALK. IF YOU HAD SOMEONE SEAL IT WITH A URETHANE CAULKING IT DOES STATE ON THE TUBE THAT IT WILL NOT HOLD UP TO CRACKS LARGER THAN 2 INCHES."
