I think the growing view that buyers don't need real estate agents is correct most of the time--because most real estate agents do not provide much added value to potential buyers who are familiar with the neighborhoods they are searching in (we recently moved to the Twin Cities and were not familiar with the neighborhoods).  Zeb is one of the very few agents who provides lots of value to potential buyers.  Most people would be surprised by an agent who tells them 95% of the houses they selected off the MLS list are not good investments because of issues that will affect resale value and are not worth looking at.  Zeb also has experience flipping houses, and it is probably this experience which seems to make him more knowledgeable about possible issues with houses than the vast majority of other real estate agents (e.g., jumping up and down in the middle of second level floors in Victorian houses to determine whether the beams are starting to sag, scratching pipes to determine if galvanized steel, etc.). When we looked at houses with Zeb, he would see things that would make him tell us we should pass.  There are lots of houses to pick from, and his view that you may as well buy one that will be also be a good investment was sound advice.  There are not many agents, however, who pass up the opportunity for a quick transaction and try and persuade clients not to make offers on certain houses.  He was also a pleasure to get to know.  Given he works 24/7, I suspect in a few years we will see signs for the Zeb Haney "team", and he may not be working directly with clients in my price range. So work with him while you can!

He advised us on the staging of our house. He also was very diligent about choosing the right pricing on our house. He was very energetic, hard-working and helpful throughout the process. Our house sold very quickly because of his expertise. I would highly recommend him.
