We had Landmark build us a cedar picket fence around our new home. Dan Caruso (the owner and our point of contact) was was very prompt and professional. Our estimate was prepared once we met with Dan and he understood what we were looking for in a fence. The install was was done in a timely manner and the crew that did the work was neat, pleasant and respectful. The only hiccup we had was a miscommunication between myself and the foreman on the job. This required them to take down some pickets and reinstall them closer to the ground. I could tell he was a bit angry at me, but he fixed the issue without further comment or delay. I would certainly hire them again. The Caruso's run a great family business and deliver a wonderful product.

I noticed the wind was able to 'shift' my fence more than usual - strong winds. So, I called Landmark Fence to see about fixing the post that had become loose from its footing. They said someone would be out - it was summer so they were busy - but in about 3 weeks. The time went by and nothing was fixed, or addressed. So I called again. Then they came and fixed it. It looks great and functions great now too!
Description of Work: We had Landmark Fence install a cedar fence four years ago. It was beautiful. This year, four years later, a post became loose from its footing, the cement part in the ground. I did have to call Landmark twice to ask them to fix it, but because they stand by the quality of their work they fixed it for free. That is very important to me, as I want a company that believes in what they do.

Thank you for being so patient and for your positive report, we really appreciate it. We do take a little longer to do repairs during the early part of the season. We stand behind our work and repairs are included in the schedule weekly, by area. Communicating exactly the parts or tools needed to complete the repair is difficult and will sometimes take a few trips.

We received quotes for a backyard fence from multiple companies; we went with Landmark because they had the best price, were very fast in getting us an estimate, and could do the job within a couple weeks. Overall, we were very happy with the service. My husband is the one who talked with Jim at the initial meeting and went through what we wanted, and he said it went well. We received a quote in our mailbox by the end of that day--which I thought was very nice and quick. The job started within 2 weeks of getting the quote and sending in our deposit. The first day, 2 guys came out to dig the fence posts (about 8 hours). The next day, they came in the evening to put in the cement. It wasn't an issue at all, but I was surprised to see them coming at 5 p.m. instead of earlier in the day; we knew the job would get done either way, so no big deal. Two days later, 2 guys showed up to put in the fence, and I was really impressed by how fast they did it. The fence looks great, and I now have a place to corral my 3-year old and prevent him from running into the alley. I would definitely use Landmark again.
Description of Work: We had part of our yard (backing up to an alley with an ugly dumpster) surrounded by 6' privacy fence, and the part bordering our (very nice) neighbors was 4' picket fence (we didn't want to block them off). We had two gates installed.

We are writing this review to help those interested in purchasing/installing a fence. Following the first winter, we noticed the fence posts were starting to sink. After the second winter, they sank even farther and continued to do so after each freeze/thaw cycle. After extensive research and extreme stress, we believed that our fence was installed by Landmark contrary to the manufacturer’s specifications. For cold climates, an Ameristar representative advised us that fence posts should be in a minimum of 24" solid concrete footers. In August, 2012, we had a reputable fence company re-install 27 of our 50 sinking posts. Our budget did not allow for us to replace all the posts. When they removed the posts installed by Landmark, they had only 3-7 inches of concrete on them (see attached pictures). Two of the posts had NO CONCRETE. They all could be removed physically by hand without the aide of a jack. Besides installing with an inadequate amount of concrete, Landmark also used Quikrete which we understand cracks easily and allows moisture in. You want a contractor that uses real concrete. The installers who re-installed our posts stated that the original installers probably used less than a wheelbarrow of Quikrete on all 27 posts. We believe Landmark saved a significant amount of money installing the fence this way. The company that reinstalled the 27 posts used real concrete and a half wheelbarrow on every post. Over the years, we made several calls to Landmark Fence with calls intermittently returned. Landmark’s representative stated our property was at fault and was unwilling to take responsibility. Landmark was willing to reinstall the fence as long as WE paid for the installation. We decided we wanted a competent installer. We did try to obtain relief in conciliation court in November, 2011. Unfortunately, this was prior to the reinstallation of the 27 posts and had no proof thus our case was dismissed and the judge ruled that we “failed to prove, by the preponderance of the evidence” that the fence was installed incorrectly. In hindsight, we would have had our fence reinstalled prior to the court hearing and brought the pictures you see attached. Re-installation of the 27 posts cost us $3,000.00. When our budget allows, we will replace the remaining posts next year which will cost us another $3,000.00, bringing the total cost of our fence to $16,719.00. This unnecessary reinstallation will be half the original cost of the entire fence. If you are interested in having an aluminum fence installed, ask how the fence company installs fences and what kind of concrete they use, compare that to the manufacturer specifications, get it in writing and be present during the installation to ensure it’s being installed as the manufacturer intended. Ameristar has a great website with detailed specifications including installation. Hopefully this review will save you from the stress, heartache and money loss we have experienced.

Please reference profile photos labeled "photos for the review dated 9/20/12" They were taken in 2011, 6 years after original installation. This customer has so many facts wrong it’s hard to get started. They have taken Landmark to court on this issue and since the decision was not in their favor, they are using Angie's List to vent. Angie's List is the only resource that allows this type of misinformation and slander. Let me state that I take this accusation very personally. If I felt that Landmark had installed the fence incorrectly, I would have personally remedied the situation. This customer’s fence is not sinking. The ground around the fence is swelling due to poor drainage and this has been documented with the city of Woodbury. The complaints about the concrete are from a competitor fence company and against a proven product. Since Angie’s list does not bother to check if information is accurate or true, incorrect and incomplete information was published. The fence was installed to the grade of the property in 2005. In 2011, photos were taken to show that the top of the fence is as perfectly straight and in line as it was originally installed, with the exception of one post that heaved by the drainage ditch. If the fence was sinking, the top of the fence would be irregular like the bottom. The pictures also show the distance of the bottom rail to the ground and how uneven that distance is where the ground swelled and didn’t swell. Clearly the grade of the ground is what has changed, heaving up and around the fence. There were several documented complaints by this customer to the city of Woodbury about drainage problems. There are work orders on record dated May of 2010. When investigating the drainage problem, the city engineer flat out told me “The problem is not with the fence, it's a drainage issue, but city employees are not allowed to participate in court cases”. For that other fence company to say that Quickcrete is an inferior product for post setting is another statement completely unfounded. Quickcrete is a product made in Minnesota for that purpose, and has been used here for many, many years. Quickcrete is a pre-measured-just add water-product with strict quality control. I question what they mean by "real" concrete and that it is better. The quality of hand measured concrete, mixed on the job site, is dependent on installer accuracy. Installers must accurately control how many scoops of each ingredient are counted, size of scoops, and never run out of any of the ingredients on the site. Landmark chooses the consistency and quality of Quickcrete even at the higher cost, and uses 80lbs for each post. Frequently concrete is cracked off in order to take posts out of the ground. They are simply lighter and easier to get out. The customer’s pictures do not show how much concrete was originally installed, nor was installation ever analyzed by an objective party. The posts were taken out by a competing company that was paid by a disgruntled customer, who did not get what they wanted in court. The customer said they did extensive research. The research was stressful because they did not find information that Landmark’s installation procedures were at fault. Both the Judge and Landmark have asked this customer several times to follow through with their own suggestion to meet with an objective, qualified expert or engineer to find out what was happening to the fence. They repeatedly refused, and chose only to get opinions from competitor fence companies. The Ameristar rep they spoke with was never out to this property to analyze this unique situation. We are still not sure the logic of more concrete preventing the fence from sinking. I told the customer and her attorney that I would completely pull out the fence and reinstall it for no charge, if they would agree to reimburse me when the ground swelling happened again. They would not agree to this. I was asked by the attorney "How much would you pay to have this go away?" I was at first surprised by that remark. I later found out that the attorney is also the next door neighbor who did his landscaping after the fence was installed. His yard is graded above our customer’s yard, allowing rain to settle closer to the fence, aggravating the swelling problem. Since they paid to have new concrete poured around the posts we hope it satisfies them. The money would have been better spent on solving the drainage problem.

Almost three years ago, the company was hired to tear down the old fence and construct a new one. The tear down and fence post setting went well enough but the fellow who constructed the gates installed them so that the gate cross members had zero clearance to the posts. In one case, in closing one of the gates, the cross members were so tight against the post, it kept the gate from closing fully and put stress on the post, making it twist to accommodate the gate. The severe winter of 2010 - 2011, snow and ice got between the cross members and prevented the gates from closing completely. When I asked the owner Dan why you have your workers construct the gates this way his response was, “We always do it this way.” I had Dan come out that winter and showed him the gate closing problem in addition to a fence post they had set at the northwest corner of the house that a frost heave caused to lean a good 15 to 20 degrees, keeping the gate from locking at the post. Dan suggested that they build a cross brace above the gate and attach it to both of the posts aside the gate. I’ve called him several times since then. He responded by telling me he is eight weeks behind schedule because of the weather. I don’t know if he had any intention of fixing the post warrantee issue much less the gates.Almost two years have passed since that time, I've built a cross brace and fixed the problem myself. Never have heard from him. I would recommend never using him or his sarcastic worker who said I was nuts with my critique. Incidentally, the fence they replaced is the one my friends and I built and had lasted for twenty years.

Response from Landmark Fence
We were very surprised to recieve this letter on Angies List. We installed the customers Fence over 3years ago. It should be noted that after completion of the fence I met with the customer to discuss some issues he had with the fence. The customer said several of the panels were touching the ground in his garden. I explained that to maintain a even line across the top of the fence, which was their priority, that his ground was irregular and at some points it was the correct procedure. The customer didn't want the fence touching the ground. I personally laid in his garden of Rose bushes and cut an inch off the bottom of 40 feet or 120 pickets so they were not touching the ground. My point is we made every effort to satisfy the customer. 2 years after the installtion of the customer's fence we had a difficult winter of Ice and snow buildup. The customer has 1 gate post that was within inches of his downspout from his rain gutters. I explained that he had to reroute the downspout. and that the one post had heaved from all the rain and ice. I informed the customer that there was little we could do in the winter, because everything is frozen. I informed him that frequently the post settles back into it's original setting and the problem can solve itself. I told the customer to call me if the issue had not resolved itself. I explained that we may have to build an arbor over the gate to help stable it. I reminded him again he had to reroute his downspout and that would solve the problem. This was 1 post that was heaved 2 years after original installation. The customer may have called the office and asked for me personally, which may be the reason his call was not reported as a workorder. I will accept the resonsibility for lack of communication or procedural breakdown. This issue is not a warranty issue. Post heaving can happen and no company can garantee it won't in this State. We would have reset his post at no charge to accomidate the customer. But this report is not a fair representation of our company. I have called and visited the customer to explain that I had not recieved his call and had assumed the post had settled back to it's original setting. We apologised to his wife(he wasn't home) and explained our situation. She was gracious and said she would relay the message. We have not heard from the customer since. Sincerely Dan Caruso

I called and set up an appointment to get a quote for a new fence in our yard. The salesman came out and did a measurement. Instead of using a measurement tool that one person could use, I had to go out and help him hold the tape and trudge through the snow. I did not mind but my wife would have hated it (and he was the only sales person who I actually had to assist). When we were finished he asked me who else we had a quote from. When he realized the company I had called was probably cheaper he left somewhat quickly and stated he would send me a quote. The salesperson did not know the guage of the fencing the company used. Did not know what the pricing for 2011 would be (every other company offered me 2010 pricing if I put a deposit down quickly). Never provided a quote. I will not use this company. If I cannot get good service when they are trying to earn my business how will they do when they already have my money?

We at Landmark would like to apologize to the member for any inconvenience cause by our company. We do ask customers to be present when we are walking a fenceline for accuracy purposes and to discuss property line locations and potential obstacles. There was a 25 foot discrepency between our measurements and the other bid. Wheel estimators are less accurate than a tape measure, especially in terrain covered in snow. Under normal conditions we would give an estimate based on last years numbers, however there have been 3 price increases in steel since the end of last season. I pulled last years prices until we could get a handel on our costs. The other bid the member recieved was from an unlicensed subcontractor. I do not know if they would honor a bid that was based on last years costs. If we do not have those specific materials in stock, that price would have to be adjusted. This estimate is less than 2 weeks old and we are just getting our 2011 costs from our suppliers. Again we apologize to the member, but we try to provide accurate proposals honor our bids. We wish him well. Sincerely Dan Caruso, Landmark Fence

The initial work Landmark Fence did was good but, some of the follow up we had was strong. We had to do some repair work. I would not call it shoddy but, it was a half-half work done by them. The price was reasonable. It was little more than average. I would explore the options first incase I need to get the job done again.

The owner came out and gave me a prompt estimate the same day I called. About two weeks later 2 guys came out and did the repair. They appear to have done a good job and got it done in one day. It was hard finding a fence contractor willing to do repair work so I was pleased with the price (although my insurance company paid for it so I didn't bother getting other quotes). They only thing I didn't like was the fact that the owner didn't come out at all inspect the job after it was done. But it seems as though everything was done well so no big deal.

The estimator came on time. He knew his products and gave us the best price of the three estimates I got. He said he would get back to me the next day with a price for new back steps and a price for a custom gate. He never called. A week or so later, I emailed him with some questions. He never answered the email. I informed the company that I chose a different company to do the work and it was because of the estimators lack of follow-up. The estimator called the next day to see if I had any questions. I found that to be very funny. The other company did a fine job and their estimator I'm sure enjoyed his commission.

Landmark was very flexible with scheduling to give us a bid, and in getting the work done in a short time frame, so that the fence would be installed before we moved in. Their pricing and produce were comparable to the other bid we received, but Landmark was more up front about checking the property lines for us, and for having the posts go down further for stability. They were able to complete the job in half a day, and did a good job cleaning up after the work, and piling the left-over dirt where I asked them. They made the whole process easy, and we love the look of the new fence.

It went poorly. We planned well in advance to have work done before a high school graduation gathering, and were assured it would be done weeks before that. They were 3 weeks late on that promise, and had to re-do crooked sides on gazebo. They forgot to build a planter box we requested and the stairs are now slightly crooked. The deck rails had to be reinforced. The concrete mixer was washed out in the gutter, which then stuck there for about a year. Overall, it was stressful ( they forgot to get a permit ) and sloppy. They did eventually fix the worst of it.

They are knowledgeable. I also got several estimates. They came out on time and finished the work in two or three days. I also had them build a new gate. They matched everything up and I was satisfied with the job. They stayed in contact and even the office called to make sure that everything was going alright.
Description of Work: I've had them repair my fence from start to end.
