If you have a choice in Property Management Co's, DO NOT CHOOSE K-T. Their response time is extremely poor for work orders, and they waste a huge amount of time by assigning the repair request First to their own very limited maintenance personnel, Then to the wrong contractors. Both the maintenance personnel and The Contractors they work with are obviously fearful of losing their contract or losing $$$ so they do not share their true recommendations/findings with this Management Co. therefore the work is often just a patch job (creating larger problems & larger $$) at a later time.
I had to wait 6 MONTHS before a siding repair was completed correctly & by then the water had already LEAKED thru the ceiling in the unit in 2 areas!
I've now been waiting 2 1/2 months for any repairs to be completed. I have water seeping thru the ground into my garage floor and into the wall joints as well as water coming in on the walls to the side of the garage door as well as under the garage door. The first work order placed for the water issue was AUG 2009 and only very minor patch jobs were done by K-T maintenance and K-T claimined there was nothing else that could be done. Now the very foundation of the unit is threatened and what repairs have been done in 10 weeks, NONE. K-T sent 3 different contractors out and 2 of the 3 said it was not something they do. The 3rd contractor is busy with other projects and is just now writing up their evaluation of the problem but of course, the pressure is on for the contractor to propose a very abbreviated solution. I have hired 3 different contractors on my own & provided their bids to both K-T and Barclay Condo Board on 10/8/13-two weeks ago and still no work has been done.
Is there discrimination in the way the work orders are handled and resolved as well? I believe so.

Overall, the Board has a good working relationship with their community manager and is generally pleased with the services provided by Kramer-Triad. We are in the second year of our contract, but Kramer-Triad was the Association's managing agent for more than four years prior to the transition of control to the co-owners in Jan. 2012. The cost per unit has been stable since Jan. 2008 and did not increase when we signed the new two-year contract at transition. I am the current Board president and have served continuously on the Board since Jan. 2008.

Response to requests for service from members of board of directors is very good and timely. Response to requests for service from co-owners is generally good but uneven, particularly if the request is for something non-routine. Supposedly when a request causes a work order to be opened, it immediately causes a mailing to the requesting co-owner and then again after the work is completed to gain feedback, but the feedback I get from co-owners indicates this process is not always followed, regardless of whether the work is completed in a timely fashion. As a board member, I think they do a good job at providing multiple suppliers for competitive bidding and making sure the proposed suppliers are capable of providing their service for a community of our size. Cash management, vendor payments and financial reporting have been timely and error-free.
