I called to schedule an appointment, which he was able to accommodate my timeline. He is a very smooth talker, a pretty good salesman over the phone. I've been through about 5 prior home inspections over the years, and my comments here are in comparison to the other inspections I've gone through, as I'm very familiar with this process.
I was about 30 minutes late getting to the inspection not that it matters because my realtor was there as scheduled, on my behalf, and I had also called notifying both of my slight delay. It was noted in the inspection report that I wasnt there on time, and I took it as a critical comment, which I didnt care for very much. I wasnt paying him to rate ME, I was paying him to rate my potential new home.
His motto seems to be that ifi he CAN'T SEE IT, HE WON'T INSPECT IT. At the start I didn't think too much about that, but it sunk in AFTER I finally got the actual report. The inspection that Sherlock Home Inspector did, was very generalized. He went throught the house turning.on all the light switches, running the faucets, flushing the toilets, and just visually did a lot of LOOKING......for obvious things. I can do all those things myself, which I had already done anyway prior to purchasing the home
Also, he didn't inspect the roof, which is a big deal as a possible expense. There was some snow on part of the roof, but at least half of it had none, and he didnt go up to inspect it.
But the reason I gave such a lower rating was because I didin't get the final written report as he promised. When a home is under contract, you have dates that have to be met once an inspection is done, to respond to the seller. I think Sherlock needs to be much more cognizant about getting the report to the client as he promises. The inspection was done on a Friday morning, and i was promised the report to be emailed to me by the next morning. which seemed reasonable. When I checked my email the next afternoon and didnt get the report, I called and got a voicemail so I left a message. When I didn't get a call back from that II later went to his website and emailed him. Again NO RESPONSE. The next DAY I left another message, and never got a response. Finally, a few hours later I finally got the emailed report. But he never even responded to give me an explanation as to what was the delay or at least a courteousy phone call apologizing or ANYTHING! To me that is poor communication.
When I finally got hte report, and printed iti out, I found it to be very unorganized. Pictures of items were on one page, and notes and descriptions would be on a different page. It was hard to follow. He promises a big report, lots of pictures and pages, when in reality I found the information to be just spread out.
So I guess the bottom line here is, would I use this guy again to inspect a home.......no, primarily because of the lack of communication and not getting me the report as he promised. I also feel his inspection was to vague.
