We specialize in concrete, brick, stone, and stucco work. At Louis Sebastian Contractor, we make sure that the job is completed from beginning to end and that our customers are happy with the quality and service we provide. That is our promise to you. "We gave you an excellent job by your own admission to the owner, Franco Di Folco, who was there the entire time working with his crew. He went over in meticulous detail what exactly was to be completed for this job during the initial visit/estimate. After discussing in exact detail the scope of the work and confirming this with you in a walk-through, Franco submitted a proposal to you outlining each aspect of the work, and you gladly accepted this proposal and hired us. You were extremely happy with our meticulous and careful brick repair and repointing, stucco restoration, and waterproofing. You noted to Franco how great everything looked and how happy you were. You then asked about the chimney repairs and told him you thought that was included, and he kindly responded to you and said no, repairs to the entire chimney were not included as they were not listed on the proposal and we did not discuss that during the initial walk-through. Also, he explained how the chimney required complex scaffolding to be erected and would be thousands of dollars extra. He further explained that the only repair to the chimney was the one loose brick on the sloped corner that we agreed would be reinstalled. You also asked about waterproofing the chimney and he responded that we did not agree that we would waterproof the chimney. We were only there to waterproof the wall above the sliding doors because that is what we discussed in the walk-through and that is what was written on the proposal. We take offense to the notion that you claim that we left without completing work that was supposed to be completed. We would absolutely never, ever do that to a client. Franco is the second generation owner of this business, as his father started it in 1977, and it has been operating continuously for over 47 years now. We have the highest reputation around for the quality of our work and our service. We always go above and beyond on every single job to please our customers, and that is exactly what we did for you as well. Be well, thank you."
"Hi [Member Name Removed] , The job we performed for you was an excellent installation of concrete steps, as seen in your photos. The "gap" you refer to is the asphalt expansion joint that was intentionally installed to allow for contraction and expansion of the new concrete against the old concrete. It does not go through the entire slab, so there is no actual void. The small crack where the sidewalk and the steps meet is simply an unavoidable stress crack that does in fact happen sometimes, because concrete does indeed crack. Perhaps the concrete walkway installed by another contractor was not thick enough at that corner, as we often see contractors putting less than the 4" required, and oftentimes the edges/corners contain 2" or less, and therefore it wasn't durable enough. The last photo shows a beautiful set of concrete steps that we installed for you, like we always do and have been for the past 45 years. My father has recently retired. When I stumbled upon this disparaging review and mentioned it to him, he did recall the job and you specifically. He recalled how a Maryland Home Improvement Commission inspector visited and stated that there was absolutely nothing wrong with the work that we performed. What bothers me the most about your review is your last comment, which is an attack on the character of my father and our business, which has been serving the Baltimore community with the best concrete and masonry work around for over 45 years & counting. Louis Sebastian Contractor is indeed the name of the business as registered with the MHIC. Luigi Di Folco is indeed my father's name. It's referred to as a DBA, or "Doing Business As" and it's completely legal, very common, and in no way "shady." My father originally had a partner named Sebastian during the first decade, so he kept the name after his partner left since he had already built up a reputation for good work with that name.
