We do not take over properties in the process of an eviction. We do not take-over vacant properties for the purpose of performing maintenance or repair items for an owner (we will perform work on properties already under management and in-between tenants).
Renters Warehouse Columbia, MD has got to be the absolute worst company I have ever dealt with. They charged us 1 and 1/2 times the rent to place people in our beautiful home. These people absolutely destroyed our house, failed to pay rent rent which eventually took us took years to get them evicted. They failed to pay any of their Bill's which has now led to a lien being placed on our house by Baltimore County water. The house is now infested with roaches and other bugs. on top of the $2,200 we paid Renters Warehouse to place these people we paid $119 a month for them to do absolutely nothing. And now that we finally have these disgusting renters out, The tenants RW "vetted" for us broke their lease 9 times in 2 years and we were told there is nothing you can do about it, I now know that was just one of the many lies from Renters Warehouse. We are now out thousands of dollars, stuck to fight it in court and their only answer was well sometimes you get bad renters. Renters Warehouse had the nerve to ask if we want to use them for future tenants. I would never recommend this company to anyone EVER. If you are currently using Renters Warehouse get out now. They are terrible.

I work from home internet and cable never goes out. Randomly. With out any warnings or notifications. There was construction on the roof of the townhome. The workers knocked dust and roof debris all over the vzw box outside. I called renters ***** *****.. and they blamed vzw directly. When the internet and cable was working fine till construction began. Number 2 vzw internet may go out... which is rare ...but their cable services NEVER GO OUT PERIOD. SO after they blamed vzw. And I asked well if its vzw fault why the **** am I looking at roof debri all over the backyard on the vzw cable box. Renters then blamed hoa.. after telling me to go **** my self and hang up. I drove to renterswarehouse directly.. everybody in the office scattered like roaches when u turn the light.. when I asked for the manager that said go **** ur self.. who came out scared shitless. Asked him let’s see if he had the same confidence over the phone like u do in person.. to which he was sweet as pie when I was two feet from shoving my size as 12 jordan 8s aquas up his ***. Dudes heart was beating in his throat he was so nervous lmao...The manager then said he would contact hoa... This company habitually ***** up. Then get mad when you call in to complain about their **** up.

I signed a management agreement with Renters Warehouse in November of 2015. Their management fee was cheap and looked appealing to me so I decided to have them manage one of my properties in MD. It took them a couple months to find a tenant, and when they did, I thought everything would be okay. These are my complaints: 1. Before the tenant moved in, the property manager recorded two videos, one for the garage condition (basement) and the other for the second floor of my house, but she didn't record a video of the first floor. This would become a problem later. 2. When the new tenant moved in, they were not told from the get go to take care of the utilities (water and electric). It took them more than a month to transfer the electric to their name (which caused issues with my final bill), and since they weren't instructed by Renters Warehouse to do a meter reading for the water bill, I had to have my personal assistant do calculations for the prorated amounts the tenants should pay, and we had to handle all the back-and-forth communication between the tenants and the utilitity companies (Pepco and WSSC). Ultimately, after the tenants "bargained" their way out of their actual pro-rated amount (saying I should pay more than what the calculations suggest), I ended up paying for their utilities and the tenants agreed to reimburse the amount I paid on their behalf (which they did). These issues took a few weeks to get sorted, which shouldn't have been the case. 3. Renters Warehouse never inspected my house during the tenant's lease term. If they did, they would have known that the tenant had a DirecTV satellite dish installed in my condo's balcony and had wires run in the walls, all without my knowledge and consent. Their lease stated that these installations require the landlord's written approval. Later when they move out I would pay around $800 to have a handyman uninstall the satellite dish and repair the walls that had had wires in them. 4. Some time in October I received an overdue water bill and I had my assistant contact Renters Warehouse to tell them to let the tenants know that their water service will be stopped if they don't pay on the due date. Renters Warehouse did try to contact the tenants, but suggested to me that they can pay the tenant's water bill for them. I never really approved of this, because it's the tenants responsibility to pay their utilities as their lease states, but if Renters Warehouse wants to pay it, it's up to them. Stan Scholl, one of their employees, paid the water bill using their company credit card. Then Renters Warehouse accounting, again without my approval, decided to deduct the amount ($162.26) paid by Stan Scholl for the tenants' water bill from my November rent income. I demanded that they pay me back this amount because a) it was their decision to "help" the tenants with their bill, I never approved of it; and b) they never told me they would deduct the amount from my rent income. 5. It took them two months to reimburse the amount, but when they did (in January 2017), their system deducted a $95 late fee from my rent income. I brought this to Sheila Scholl's attention immediately, and she admitted that there was an error and promised she would have it fixed, but until the tenant's lease term ended in February I never got the $95 deduction back. 6. When I got my first paycheck from Renters Warehouse (March of 2016) it didn't have the income itemized in a way that I would understand why I made the money I did. Apparently they included the deposit in my ledger as "Owner Payment". From February 2016 up until March 2017 no one from Renters Warehouse had been aware that the deposit had been credited to my account, and since I wasn't made aware, I never knew until after I emailed them a few weeks ago telling them I would file a lawsuit against them if they don't send me the tenant's deposit back (I had terminated the management agreement with them 1.5 months prior). Their accounting department only "discovered" that the deposit had long been credited to my account when they read about the lawsuit email. This has caused a lot of unnecessary back-and-forth communications between me, my assistant and Renters Warehouse, and a lot of time wasted. In addition, they made a decision (which again I didn't approve of) to refund a portion of the deposit to the tenant even when the management agreement and the lease stated that I should be the one to deal with the tenants as far as the deposit. Now they're telling me that I owe them the money they paid the tenant which they shouldn't have paid in the first place. 7. I spent around $2,500, way over the amount the tenant paid as deposit ($1,975) after they moved out because when they left my property, it was dirty, some of the light bulbs were missing or busted, the carpet was full of stains and dirt, the place was filthy, the blinds were broken, the dishwasher was broken and there were bugs and roaches all over, not to mention they installed a DirecTV satellite dish without my approval. I decided not to reach out to the tenants directly because all the time, Renters Warehouse had me think that they were holding the deposit and they were the ones communicating with the tenants. If I knew that I had the deposit all along, I should have been able to inform the tenants that they will not be getting any of their deposit refunded to them because of all the cost of repairs. Overall, Renters Warehouse staff are careless and tend to make bad decisions that aren't good for their landlords. They never did a single inspection and they didn't follow up with my tenants on utilities transfer. They also don't provide a proper breakdown of items on their owners' ledger. And worst, they're never friendly over the phone or text or email. I could feel Baljit's irritation when I read some of her replies to my assistant's text messages (I had my assistant follow up with her several times a day for weeks on end regarding the utilities and deposit issues). With all the headache I had to put up with, to say it's exhausting dealing with them is a gross understatement. I will never, ever, recommend them to anyone. My advice to anyone considering hiring Renters Warehouse to manage your rental property for you: don't skimp out on your budget for leasing/management fees. As with anything else in life, you really do get what you pay for. Go with cheap companies like Renters Warehouse and you'll only get frustrated all the time.

Initially, after I'd contacted them, they were swift in replying and I overlooked an email from the rep reaching out to me. They were initially very prompt to connect with me. | |After I signed up to have them help us find renters, I did not hear from them for some time. After we got going the rep was very helpful in terms of clarifying what the marketing plan should be, and I was glad for the common sense approach by the rep. However, the rep only referred one applicant to us. We did not accept this applicant, in spite the rep's strong recommendation. We also asked for additional referrals, but the rep had none. Instead, after we'd delayed in responding to his request that we reconsider the sole referral he'd made, the rep told us he was withdrawing his services and I should pick up the keys.

My wife and I relocated out of state. After deciding to rent our home, I had been in search of a company that had high ratings and enough good reviews that I'd be comfortable working with. I didn't want to trust our home investment to just any Property Management company, especially being out of state. In effort of assisting in my search to make the best possible decision, I decided to use Angie's List. Renters Warehouse had "a lot" of good reviews for service and reasonable pricing. But I didn't jump aboard right away because I wanted to look around. My friend and his wife had then informed me of their intentions to move out of state and rent their home as well. Surprisingly, their recommendation came from their friends who had personally used a particular company. It was Renter's Warehouse. So I gave them a call to employ their services. Joyce is my contact there and she is absolutely phenomenal!!! She provided me with all the information that I needed regarding the process, the fees and etc. She also is extremely knowledgeable of the industry and knows her clients; and her stuff! She is definitely top notch and an asset for the company. She provided me with recommendations but left the final decisions up to me; which was great. I really like being well informed so I can make knowledgeable decisions. I have been extremely happy with my choice to use Renters Warehouse not only because of they do a great job and thorough process of getting the paperwork filed and etc.; but especially because of the outstanding service and support of Joyce. I cannot say enough good things about the whole experience. Any company can strive to be the best it can be; but if it doesn't have true professionals on the forefront that illustrate a passion for the work and who interact with it's customers; the customer will never benefit nor see the company in a good light. I've personally worked in many facets of customer service and know for a fact that the representatives of a company are the company. Great company + poor quality representatives = poor company standards from a customers perspective. No if's and's or but's. It's the absolute bottom line. In general, the fee is the first months rent after an applicant is placed and I believe its $80 a month if you want them to manage the property. They do offer other options to cover things such as handling evictions in their monthly package that can raise the base $80 monthly fee, should you elect them; but if you reside outside of the state where your home is being rented as we do, it is well worth every single penny to have piece of mind knowing that your home is being managed professionally. Factor in the cost for simple periodic travel to and from the property and notwithstanding the cost of any potential general maintenance issues added on to that; for us, is a justification enough for their service. As long as their prices remain reasonable and they keep employees like Joyce around, they've got our business for sure!

I first contacted Renters Warehouse BW Metro via email on Wednesday, 10/14/15. I received a call back and voicemail message the next day, Thursday, Oct 15. I returned the call the same day and left voicemail message. I didn't hear back so I called again Friday 10/16. I didn't expect to be contacted over the weekend, but I did expect a return call Monday. No return call on Monday. So I called back yet again on Monday, Oct 19 and left another message asking to be called back. As of this writing today, Thursday, 10/22/15, no return call. Clearly, Renters Warehouse BW Metro does not want my business nor the business of the previous Angie's List reviewer. I only contacted them because of their cheap rates and A rating. However I was reminded by my friends, "You Get What You Pay For". On Tuesday, October 20 I contacted three Property Management companies not listed on Angie's List. They all called back within two hours. After interviewing all three, I chose what I considered to be the best of the three. Yesterday (Oct 21) the agent came to my home, took pictures and went over the details. As of this weekend, my property will be on the market.

It looked very promising until they bailed when our existing tenant resisted access for showing, declined to sign a lease renewal, and said they were moving, then refused to commit to a date to vacate despite the valid lease requirements met including 60 days notice to renew or terminate, and refused the certified letter. Renters Warehouse did not want to help us hold them to the lease provisions to show the property, and to vacate with adequate notice. They left us in a lurch because they were only interested in managing the property with a tenant they screened and placed. We needed help dealing with difficult people which was a major reason we sought to hire a property manager. We ended up hiring another company that said they would help us with our current situation, then find a new tenant whom they would manage.

Renters Warehouse does not begin managing a home until we have either completed the property management take-over process with current tenants, or placed a new tenant. Unfortunately if a tenant occupying a home that is not under Renters Warehouse management refuses entry, our company cannot enter without permission. Renters Warehouse does not currently offer a management take-over service for properties with tenants vacating or going into eviction. We can offer advice and direction on the process, but recommend hiring an eviction service if assistance is needed in removing a tenant from a home. However, once a Tenant has vacated, we help owners find new Tenants through marketing and using our thorough screening and background checks to reduce the chances that a tenant that will default on the lease.

I initialy contacted them to get information after finding them on Angie's List. I was called promptly discuss their services and what I was looking for. They offered a free rental analysis online so I completed the information. Unfortunately, I did not get this. When I called back to set up an appointment for them to come out to the property and list the property, I was promptly given an appointment that fit my schedule. I met with Joyce at the property. I got the times mixed up but she was there ontime. She was professional and had experienced with other properties in the neighborhood. They listed the property 2 days later. I was expecting to have difficulty finding a tenant since other properties in the neighborhood were also listed and had been on the market for some time. To my surprise, they found a couple potential tenants within a week. I was a little skeptical initially since they do not list on MLIS. Joyce helped guide me thru the process and stayed in constant contact with me while going thru the application process etc. I am very pleased with my tenants (especially after the nightmare from the previous tenants). Joyce met with me and the tenants on the day they moved in. We did a walk thru. I was encouraged to set up inspections for future dates. I did decide to use them for property management as well. They have helped with a few maintenance issues for the property. They appear to quickly to respond to the tenants and keep me in the loop. I have been very pleased with their services thus far. You do get a discount of the rental listing fee if you sign a property management agreement. The monthly property management fee is a fraction of what others charge.

What initially attracted me to Renters Warehouse was that they are exclusively property managers, unlike many other real estate companies with a smaller (and often less focused) property management department. David and his team have been wonderful in taking care of our property in Silver Spring. I was not accustomed to relying on others to take care of my biggest investment but David was able to put me at ease from our first meeting. All formalities are streamlined into a simple and easy to understand process, contracts are clear and easy to understand, and monthly statements are automatically emailed. I was most appreciative of the support David provided, particularly during the early months of the tenancy when we faced some unexpected major challenges with flooding in the basement and a very unhappy tenant. David was able to calmly and professionally work through the issues with myself and the tenant, resulting in fewer headaches for us all. I am very satisfied with the management services provided by Renters Warehouse and would recommend them to anyone considering renting out their property.

Renters Warehouse provided us with great service. Considering we had a terrible experience with our last renters and property manager, we found RW to be a breath of fresh air. The agent and property manager was very understanding of our past rental situation and very pleasant to work with. They were thorough with the tenant search. They advertised the property and while they had lots of inquiries, they did background checks, verified employment, and provided all the other due diligence for us to select the best qualified tenant. RW found us a tenant within one week! We could not be pleased with the tenants they found for us. The tenants maintain our property well and they have never been late on their rent. They are also very pleasant and we've had not complaints. A landlord's dream! Not to mention that the fee RW charges is very reasonable considering most real estate companies charge 10% of the rent for a monthly fee to manage the property after they collect the standard first month's rent (RW also charges this). RW charges a flat monthy fee which is nominal compared to the other companies. We strongly recommend RW to anyone who desires to rent their property and/or would like to have it managed hassle free!

We do not take over properties in the process of an eviction. We do not take-over vacant properties for the purpose of performing maintenance or repair items for an owner (we will perform work on properties already under management and in-between tenants).
