Things started well. When change orders came in, we weren't shocked and paid for additional work. We were disappointed in his strong arming by requiring we pay everything up front unlike the 1/3 installments with the original contract. He kept bringing up that we were getting a good deal and that he needed the cash for the supplies. He started disappearing for weeks at a time in February and constantly missed appointments with the condo association. These are only a few of his excuses for taking time off from the project.... * Brakes didn't work on his truck * He was rear ended and couldn't work for a month * His alternator died * He had food poisoning * His daughter had food poisoning * His grandmother in Florida was sick. (I'm not trying to sound cold-hearted here, but coincidentally it was at the same time as school vacation and he disappeared for 2 weeks) * Had a death in the family (disappears for a month) * Takes a month long vacation in July after not coming at all in June due to bad weather * He comes to the house on July 31st to tell us the job will be completed in 2-3 weeks. * On August 5, when he was supposed to start work after his vacation, he tells us he won't finish the job for "personal reasons" and thanks us for understanding. I have tried repeatedly to get a hold of him leaving messages, emails, etc asking for a refund and he has been ignoring my attempts. Also, when I asked for copies of invoices for plywood and the skylight, he always said they were at the office and he kept forgetting them. He said the skylight manufacturer messed up the order and was running behind. I highly question that given how little work building material suppliers are in the current economy. Needless to say, we've had a horrible experience with the roofer and would recommend anyone with a large job to think twice about it and go with a company that is more professional and has more capacity. You might get a better quote from a small operation like the one we chose, but there was no execution capability.
Description of Work: I live in a 2 building condo association and we had a large roof job to do. We chose the roofer because he was the most reasonably priced and told us he could start soon. This was in December. He delayed the work until the first week of January because he was overwhelmed with work in Central Mass due to a massive ice storm. Fine we thought. Not a big deal. The scope of the work was pretty extensive. Given that we live in a 2 building association, he had quoted the following work: Building 1 - removal of shingles, rotten plywood, and replacement of plywood and shingles on 3 sides of mansard. Replacement of gutters, full replacement of old rubber membrane roof and tar and gravel underneath it. The rubber roof is about 800 sf. Building 2 - removal of shingles, rotten plywood, and replacement of plywood and shingles on 1 sides of mansard. Replacement of gutters, full replacement of old rubber membrane roof and tar and gravel underneath it. The rubber roof is about 1200 sf. The total quote was for $24,600 which was more reasonable than others we received. Work started out okay in early January. The roofer had a helper that did all the work while he was gone apparently going to get supplies. We had some heavy snows in late January so the work was delayed a bit. Through February, the mansard on Building 2 was 95% done (remaining finishing and punchlist work to be completed). The mansard on Building 1 was in the same shape with 2 of 3 sides 95% complete. The third side of mansard which abuts a neighbor's property was never completed because the neighbor wanted proof of insurance and also wanted the roofer to get walk through scaffolding in that area. However, the scaffolding was apparently not available from the building supply rental company so it was delayed. Work was delayed for reasons outlined below, so I'll continue with the services performed. We were told that the job was going to get a lot more expensive. When the roofer uncovered the roof on Building 1, he noted the plywood was rotten because of all the water leaks. We had a feeling this was likely given the nature of leaks in the building. After all, you can't determine what lies beneath the exterior. The same issue applied for Building 2. Additional costs were $3900 and $5000 for Buildings 1 and 2 respectively. We were also convinced that the skylights needed replacing since (another $3000 charge) they were the wrong kind for the roof. Another roofer we met with afterwards said this was not necessary. The roof on Building 1 was replaced; however, there are sheets of rubber hanging over the edge that were never completed. Also, since the roofer delayed work, he removed the original skylights on Building 1 and never ordered new ones. The old skylights are literally resting on the roof, being held together temporarily (3 months and counting) with tape. Roof replacement was to begin on Building 2 but after an hour of work on a hot day, the roofer decided he needed to go buy a blade to cut into the roof. That was the last of the work he did. In summary, we paid 1/3 of roof work up front for the original quote ($8200). When more work was completed, he asked for the second 1/3. Then came the additional costs (plywood at $3900 and $5000 for Bldgs 1 and 2 and $3000 for skylights we never needed.) We were required to pay these all upfront since change orders couldn't be paid in one-third installments like the original contract had for some reason. At the end of the day, the $5000 payment for plywood and $3000 for shingles disappeared. He never finished the job. Additionally, Building 1 is a work in progress and looks like a bomb went off up on the roof. Building 2 smells like tar inside since the roofer decided to cut into the asphalt and rubber roof by the A/C intake and never finish the work. Finally, we have no gutters either since he removed our old ones and never installed new ones. All in all, we paid $28,300 for a partially completed job. I also nearly forgot to mention that there were nails left behind everywhere, his ladder and junk is still here on our grass after we've asked numerous times to remove it. Also, a tree was broken, and there were some marks to the paint on the house all of which he promised to repair but didn't.
