I had initially hired him to replace my front steps, and a 20 ft walkway. He recommend that we don't replace the entire steps and just take the bricks out that were damaged. He said they would flip the bricks over and replace the mortar. That was going to be about $2900. I agreed to that and he started out really doing a nice job. He got eh bricks flipped and everything was looking good. I went away on Easter weekend and came back and it was like a different person had been here. He damaged our 100 year old home and gouged the wood. When I pointed that out to him he laughed and said that was collateral damage. There was other things as well, the sealant he used dried a milky white in areas and I didn't want it to be white and was told it would dry clear. The few areas that the sealant did dry clear, you can see the mortar is streaked underneath on the bricks. I emailed him to let him know that I was not happy at all and I wanted it redone. He responded back with a response that was laughable and basically called it a product defect. He also didn't do a good job on the walkway. Jim didn't put down a base under the bricks, and he didn't match the pattern of the bricks at all. The herringbone pattern should be done at a 45 degree angle and it was not. The fact that he didn't put down a base below the bricks is causing the bricks to sink and become uneven in places.

Instead of moving the cement up to meet the house, he left a gap and filled it in with globs of clear caulking that have subsequently pealed off.

At the completion of the job, Jim gave me a review form to send to Angies List. On the section that it requests the cost of the job, he filled in "Private", as if it was his choice not mine, to leave out.

"Fist let me say that I walked the clients through every procedure of masonry before proceeding with it. to which they agreed to accept. also I'd like to add that she refused to provide me with the normal 1/3 cost payment up front so I agreed that she could pay at 3 intervals of the job as they were completed. she was happy with all 3 phases and paid me accordingly.I will submit a written response to my case manager concerning the 7 allegations of negligence and will not enter them here, but let me explain that they are totally unsubstantiated. I have 95% positive reviews, have A rating with Angies List. and a 2013 super service award. thanks for the support. of the clients who still keep me very busy.Jim S.j"

Not well read above. Obviously we will get several more estimates before we spend just under 3000.00 on contractor that did not even go to house but just used pictures, even though he said it was slow season?

Jim was a pleasure to work with.  He responded via email immediately, gave me what i think was an excellent price for the job.  He did exactly what he had promised, was punctual, and followed up with several phone calls.  The job he did was excellent, he was courteous and personable, and he and his assistant cleaned up nicely when the job was done.  As far as i could tell, he's an excellent mason and I wouldn't hesitate to call him again.

I called and purchased my Big Deal coupon and was excited to find a local vender because the guy who built my Fireplace is long retired. The next day, I received an email from Jim Sullivan asking for information concerning my project. I informed him that this was not a rush or emergency job and would schedule the work after the winter wood burning season was over. I indicated that my work initially would consist of repair/restoration of the firebox back wall as well as the whole damper control system.

I would also need an inspection and recommendation for any additional future work. Much to my surprise, I received an email response stating that the vender viewed this as a simple service call and the purpose of the his promotion was to generate work in the minimum $1500 to $2000 range.

THEN THE REAL SURPRISE CAME WHEN HE TOLD ME THAT THE PROBLEM WAS THAT ANGIE'S LIST TOOK A THIRD OF THE PROMOTION FUNDS. This is my biggest disappointment with the process. I joined Angie's list in order to avoid unethical contractors who would engage in bait and switch tactics, or not live up to their commitments. NOW I FIND OUT ANGIE'S LIST IS A COCONSPIRITOR IN THIS SCAM!! NOT GOOD!! Regards, J.K.

Jim responded quickly and came right out to give me an estimate. Unfortunately it seems that I misunderstood the purpose of the coupon. I thought that I had a very small repair job that would be close to the $300 value I purchased. Jim explained to me that the coupon was really to be used in a bigger project, and he wasn't really interested in a small repair job. Perfectly understandable that a provider would choose to work only on large projects. I guess I needed more of a handyman than a mason, because I wanted the wall repaired and not rebuilt. I think perhaps that the description of this "big deal" could be more explicit to prevent this type of misunderstanding.

"I absoloutley did not refuse your job or refuse to accept the coupon from Angies List. I explained that the work you requested was in the range of $800 and you would need to pay $500 using the coupon to cover the balance. your stone column was damaged from a collision and needed to be dismantled then rebuilt from scratch. you also requested for me to perform pointing to rest of the wall another 50 foot secton. I contacted Jim on Thursday, March 6th and explained that a plumber fixing my hot water heater indicated that my flex pipe from the furnace/hotwater heater was pointing down the chimney instead of up and that it needed to be repositioned. I was told by the plumber and confirmed by Jim that this would mean removing 2 rows of bricks, redirecting the flex pipe upward, and reinserting the bricks below the T pipe. Jim quoted me for a service call. We made an appointment for March 7th between 9:30-10:00 am.

Jim called when he was about 10 minutes away. When he arrived, Jim assessed the situation and called me to indicate that he would also need to move the chimney liner up and add a few bricks to the top of the chimney for an added cost of $75 which I deemed very reasonable. I also mentioned to Jim some cracks (Jim also noticed them) in the lower part of the chimney and he said he would fill them at no charge.

Jim was very professional, he explained everything that needed to be done (both to my mother who was on-site and in to me via phone), completed the job on time and cleaned up all debris.

I would definietely hire and recommend Jim to anybody that needs masonry/chimney work.

Mr. Sullivan and his team worked under very challenging worksite and winter conditions and built EXACTLY what we wanted!
With only a picture of what we hoped for and few very short discussions he built a fireplace that perfectly fit our new home. His suggestions regarding materials were spot-on and may have saved us from a serious mistake.
His communications and daily status reports were the best of anyone working on this project.
Post construction discussion with the town building inspector confirmed that the work was up to par and passed all requirements. The inspectors in our town are very strict, so we were very pleased to hear them praise Mr. Sullivans work.

I moved into my house a few months back. The systems were in theory cleaned and checked to meet fire code. After several attempts to use one wood stove and smoke backing into the house, I decided to call someone to check it all out. Jim was very quick to pick up and discuss my situation. He happened to be coming my way the next day and was able to complete a job early enough to stop by my house. So in less than 24 hrs, I had him working on my stove. He discovered that the smoke shelf was fully covered with ash to the extent it was blocking the chimney. After a thorough cleaning, he tested the system and showed all was working. He also checked the associated chimney to verify it was clean, then checked a second stove and additional fireplace to ensure everything looked good. Jim and his assistant did a very good job and were very personable. Cleanup was decent, though I had to do a little more cleaning after they left only because I have small children and didn't want them around some of the ash, etc.
Overall I'm pleased and would use Jim again.

Longer-term update: Jim has been fantastic in his support via email. As I'm attempting to use wood as a primary heat source for the first time, I'm having to learn quite a bit. He has been incredible responsive and very helpful!

Our old chimney had been painted over to try and hide some of the rotting masonry before we bought our house 3 years ago. The previous owners had also tarred over the old flashing and there were cracks starting to appear in the tarred over crown After a couple seasons we started to see a leak in our son's bedroom. No doubt the previous, hasty repairs performed were attempts to stop the same thing we saw after moving in.
I spoke with several masons and chimney guys about repairing our chimney and I was staring to become concerned when each one stated something different than the next. Many of the bigger roofing/chimney companies were quoting several thousand dollars to just re-flash the chimney but weren't addressing the other possible water entries (cracked crown, damaged stucco). Others wanted to do a total tear down for well over $10,000.
It was a breath of fresh air when I met Jim Sullivan. He seemed to summarize what all of the other contractors were saying, but addressed the problem as a whole and was confidant that he could fix my chimney. With over 30 years experience he correctly diagnosed the problems (he's seen it all) and was able to come up with a reasonable plan. He was honest in his assessment and timely with a reasonable quote.
Jim works with a 2 man crew. He is always on-site for the work and is literally seconds away with an email or a call. They worked for ~ 2 weeks, weather permitting and left my roof and yard in pristine condition. Another reviewer mentioned Jim is a "character" and I agree, but in the best way. He was always quick with a joke to either my son or my wife, some might call that unprofessional but I considered it personable. It doesn't look like easy work but Jim takes great pride and enjoyment from his work and interaction with customers.
A few small problems arose, to be expected with such a large project, but I was more than satisfied with Jim's responses. He had to replace 2 liners that cracked/shifted in the demo and there were a couple shingles that were damaged from the staging. Jim went out of his way to find the exact matching shingles and get them replaced free of charge.
All in all I was completely satisfied with the work Jim and his team did. No leaks, great responsiveness and the chimney looks great, all at a fair price. I would have no hesitation to use him on future projects.

Jim is an upright guy, he did what he said he would do for the price he quoted. He had to move the date a couple of days due to bad weather (working on a roof in a storm is not a good idea) but he communicated with me promptly on the delay and even worked the weekend to lessen the delay. Both men are very personable and I would definitely hire him again. As a matter of fact I have already referred him to a friend of mine that needs a couple of chimneys repaired.
