Inspector Chris M was very flexible on timing, and was able to schedule us during the same time as our home inspection, even with very little notice. He did a great job of working his way through the house, and was excellent at breaking down the findings to me afterwards. He was clearly knowledgeable, and provided some insight into possible realistic solutions to consider for each area.
They followed up quickly with a full written report and a receipt of my payment. From beginning to end, Excellent Service!
When I called ASAP Environment, they provided me a clear description of what would be involved in the inspection process. They answered all my questions sufficiently and even answered some questions I didn't directly ask. What impressed me the most was the fact that they usually can schedule inspections within 1-2 days, whereas I wasn't expecting the wait time to be 1-2 weeks.
For a 2-story, Colonial, 1500 sq ft home (and the 0.12 acre property), I was told the inspection would take 2.5 hours and run about $425. The inspection actually went faster than expected (it only took about 2.25 hours) and they adjusted the price of the inspection accordingly to $375, which I really appreciated.
On the day of the inspection, Chris arrived on time and - after going over a few general notes - started the inspection.
He told me that I should wait until the end of the inspection to ask questions, so that he could focus on the work and get things done efficiently. I was concerned that meant Chris wouldn't give me any feedback during the inspection - but that wasn't the case.
As he proceeded through the property, he gave me a quick summary of his findings (e.g., I detected lead in the window sill and frame, but in the paint on the porch floor.) He also answered questions as he worked (though I did ask him to tell me if I was asking too many during the process), so I felt like I knew the areas of the concern as he moved from room to room.
In terms of the inspection, he was very thorough. He also took some additional readings (that weren't part of the standard form requirement) to make the lead abatement work go more efficiently.There were two cases where he put in his report notes indicating that, the area of the wall that was mouthable or prone to damage did not have any detectible lead and therefore may not need any work to keep it up to code.
After he completed the inspection, he went over the draft report with me and answered the initial questions I had. In greater detail than my initial phone consultation, he explained the process to have the house reinspected after any lead abatement work was done. He also provided me with a list of contractors that their customers had had success with, which (in addition to Angie's list) was another resource we used while looking for someone to do the work.
The inspection was completed on Friday afternoon and - before the end of the day - Chris had sent me the full report.
Chris also answered a few additional questions I emailed him about after going over the report - he didn't just give me the report and consider his job done.
We arranged to meet at 9:30 am. When I arrived at the house at 9:30, the inspector was already there, and stated that he had already finished his inspection of the outside of the house! He took some time to explain exactly what he was looking for, as well as the method that he used. He provided a packet of information stating Massachusetts Lead Laws, as well as information on options for deleading, if it is needed.
We didn't follow him around to every room, but from when we were with him, he seemed to be doing a very thorough job, which also was followed up by a report detailing the results of every surface on which the test was performed. An added bonus was that the total cost was slightly under the original estimate! I would definitely recommend.
