I would highly recommend and trust Peter for any deleading job. We bought an older house (build in 1928) that had shipped painting on the outside and some lead on the interior. I was weighing options for restoring our original 1926 windows vs replacing them. Peter guided me to what I think was the best decision. Restoration was the more costly operation, but Peter presented both restoration and the much less expensive replacement as perfectly viable options with no hard sell. He even guided me away from more expensive higher end windows. We ended up with an excellent mid-high range window that looks fantastic. Plus we got rid of our ugly 1970s storm windows. Peter and his team started on time and finished a full day ahead of schedule. I'll be bringing Peter and his crew back in the springtime to upgrade the exterior window casings. I can't say enough good things about the experience and highly recommend All Out Deleading.

Peter and his crew did a great job with a long and complicated set of things to do (project was about three weeks). Our house is about 100 years old and any number of bits and pieces needed some work. The main reason I hired Peter was for his de leading experience. He came and inspected the house three times and gave a clear recommendation of what should be done. We had any number of other cosmetic areas that we wanted looked at, fixed, and/or improved. Peter was great....he always wanted to make sure the work was done properly and that we were happy with the results. Without hesitation, I would recommend him for any type of work. He is a class act.

We had a hard time finding wood stain to match the old lead based stain in the kitchen, and he took a lot of time finding a solution. The kitchen looks great now. Very happy with the work. He and his team also were very nice to our tenants and seemed very easy to work with.

It took a long time to schedule All Out Deleading, but they had the best price and did an excellent job. Peter Larkin was very responsive to our questions and minor issues we found. Since we had to move out while work was being done, we really appreciated how quickly the job was completed.

Peter is in a class all by himself. I have never dealt with anyone both so professional and so personable. We knew nothing about lead remediation and Peter walked us through the process. Prior to starting the work he came by the property multiple times in order to make sure that all of us were on the same page as to what the work would entail and how much it would cost. He was extremely accommodating in trying to fit our project into a very narrow timetable as well as discussing various ways in which he could go about the project prior to actually executing it. Found Peter Larkin through Angie's List. He got back to me with a reasonable price and I was able to get him to do the job, which was to de-lead areas of a 2-bedroom apartment that ASAP Lead Inspectors indicated had unacceptable levels of lead. He clearly knows his stuff, and was able to come by and deal with the lead so that the apartment passed on the first re-inspection. He also was conscientious about providing me a competitive price and very scrupulous in his communicating with me when it turned out the price had to be higher than we initially anticipated: dealing with the lead means not only containing the lead in the hazardous areas, but cleaning the entire apartment and halls from top to bottom so that any lead-containing dust is gone, and by the time Peter got to the apartment, it was covered in dust left behind by the movers and the demolition workers who I had scheduled prior to the de-leading. Peter, with a crew of workers, massively cleaned the place from top to bottom so it could pass re-inspection, and I was impressed by how thorough the job was. De-leading is a process, and Peter was diligent in helping me understand how it works, and he was in the end able to do the work within the timeframe I had available for the de-leading. Learn from me and do not schedule other work to happen immediately upon completion of the de-leading, instead allow an extra day or two in case the de-leaders need it, even though this time around, Peter, probably due to his years of experience, was able to get it done on the first try. I will definitely hire Peter again as I get ready to de-lead the other apartments!

They worked consistently and fast. Peter was excellent in communicating timings and making sure everything moved according to schedule. They started on a Monday and by the next Monday there was only a bit of tidying up to do before the post-inspection. They worked steadily through Sat as well as most of Sun. to finish the job for us. (Peter knew we had other work lined up as soon as the condo was certified.) I would definitely recommend them again. The deleading certificate was quickly in our hands.

Peter and Brian were great to work with. Peter was very prompt in returning our calls and was willing to work on a tight schedule. Their work was great and we had a few minor issues that Brian and Peter took care of very promptly. The best part was it passed on the first attempt and we were able to move in on our expected date. They went above and beyond. They had removed the old storms and windows and from the outside you could see that the storm windows covered up a different color paint. they actually painted the part of the window to blend with the other paint. They also repainted our front door that had been stripped. Very clean in their work as well and always willing to give an update.

We had our house tested for the presence of lead paint once the decision was made to rent it. Lead paint was found in many areas including entire enclosed front porch, exterior of basement windows, garage windows and door trim. Based on the reviews here I contacted Peter Larkin of All Out Deleading. He requested a copy of the inspection report and, after reviewing it, was able to give an estimate over the phone that was within $200 of the final price. We met at the property for him to finalize the cost and plan the job. I told him we had people interested in renting the property and he was able to start the job within three days. The work consisted of replacing all basement windows, encasing the exterior trim with aluminum, scraping old paint off of porch interior, covering garage windows with storm windows (this resulted in a $300 savings over installing new windows in garage). Also, the door trim of the garage was encased in aluminum. We are very happy with the appearance of the aluminum trim work. The job was completed in less than a week and included a guaranteed re-inspection of the property, which was coordinated by Peter and made for a great convenience. We highly recommend this company.

Peter, Brian, and their crew were great a year ago, and I just called Peter again, today, to look at a new project. I got three competing bids, and the other two weren't even close. Combined with the reviews here, and meeting and discussing things with Peter, we hired All-Out, and are very happy. We weren't looking for the fanciest finishing, and f or the price, they did solid "A" quality work. I'm sure we could have paid twice as much and gotten somewhat smoother finishing, but Peter and his crew MORE than gave us what we paid for. We were on a tight schedule, and they finished EARLY, even considering that the first inspection did not pass. Peter paid for the re-inspection (as he said he would) and STILL finished days ahead of time. Everything checked out the second time, no problem, and that's all that matters and all I can ask for. There was one billing snag at the end (an honestly explained mistake, I believe), in which we ended up paying a bill that was $500.00 over what we had agreed. It was partially my fault for not double-checking the math, and I felt awful when I realized it-- I was dreading trying to claw back $500.00 from a hard-working guy with employees to pay. I think it took Peter a couple of days to get back to me, but when he did, he apologized, and INSISTED that he drop off the $500, WITH AN ADDITIONAL $50 for our troubles! I didn't think he necessarily owed us that, but it was a very nice gesture. [ update-- it definitely contributed to my reasons for calling on Peter again, one year later.] Peter and Brian were easy to work with, and did good work with no need for my active involvement. They had good suggestions on lead-remediation, flooring, and other projects, and I appreciated their expertise and willing attitudes. Brian drove to our apartment (about one mile from the jobsite) more than once to show me samples, confer, or to pick up or drop off paperwork-- that was also a big time-saver. They also installed approx. 20 "Mercury" vinyl windows for a fair price. I might not choose the same Mercury windows again, but that's not Peter's fault. [ update- I am, in fact, asking Peter to quote some additional window replacements, one year after the 2012 work. While I thought the Mercury were too light and cheap last year, I may reconsider if there aren't any clear alternatives in my price-range.] All things considered, I feel like All-Out Deleading is everything I can ask for, in the price-range.

It went very smooth and according to plan. Peter, Brian and their crew are great to work with - nice, honest hardworking professionals. I coordinated everything with Peter and while he's not the most computer savvy person he did his best to respond to my numerous emails. He was always responsive and easy to get a hold of via phone. Like some other reviews have said, their estimate was not the most professional looking or most detailed but I put my faith in the previous reviews and I was not disappointed. I got a total of 5 estimates and All Out's estimate came in significantly less than the other two companies that I would've trusted to do the work. Their estimate for the time necessary to do the work (ie, the time we'd have to be out of the house) was also less than most of the others and they started and finished exactly when they said they would. The quality of their work was excellent, I even had them do a few extra, smaller things that weren't related to the deleading. Most importantly, the lead inspector was impressed with their work and said that the dust wipe results came back "exceptionally low" meaning they did a great job of containing the workspace and cleaning up after they were done. There were a few very minor cosmetic things I wanted addressed after the work was completed and Peter took care of them quickly and without any problems. I can't say a bad thing about my entire experience with All Out Deleading, they are one of the best contractors I've ever worked with.

I found All Out Deleading on Angie's List and would highly recommend them for deleading services, painting and other general carpentry work. The reviews I read on Angie's List were spot on! It is also worth mentioning that when I had an inspector in to perform the lead paint inspection I asked him if there was anyone he would recommend to perform the de leading services. He recommended a few companies but All Out Deleading was the only one that also popped up on my Angie's List search with such high marks, so my decision was made pretty easily. I called All Out Deleading and Peter Larkin quickly got back to me and scheduled an appointment to see the place. He also asked that I send the lead paint inspection report to him via email prior to the appointment so he could review it in advance and be efficient with my time. We made the appointment on a Friday morning and Peter was already there when I arrived. We walked through the house and exterior to talk through the areas that needed to be addressed, and Peter gave me options for each issue. I felt very comfortable about his knowledge and experience right away. I told him I needed the work done ASAP since this was a recently vacated rental property and I wanted to get it back on the market for rent as quickly as possible. He told me he would put together an estimate over the weekend and call me. On Sunday he called me and we discussed his estimate and each phase of the job to make sure we were on the same page. The price sounded reasonable so I agreed to move forward with him. He said he had a hole in his schedule and would be able to start work the following day, which was terrific! He estimated the job would take about a week. They started on Monday morning and the job went great. They finished up on Thursday, in less time than the original estimate, and I am very happy with the finished product. I am a detail-oriented person and very picky so I had some comments and questions along the way. Peter always picked up the phone to take my call or called back immediately and was attentive to my needs and requests every step of the way. I even added a couple small jobs along the way and Peter performed them at a very reasonable add-on cost. Peter and his crew are all very professional and courteous, and more importantly took great care of my property. I would highly recommend him for deleading services and I plan to call him again in the future for other work at my other properties.

I asked 4 lead removal companies to provide estimates. Of the 4, I actually got price quotes from 3. All Out deleading and one other firm provided bids that were very close to one other (within $1K). I decided to go with All-out because I liked their recommendations a bit more and their bid was the lowest. Keep in mind that when you evaluate proposals, every firm will have different ideas about scraping, encapsulating, replacement, etc. You will literally have dozens of decisions to make to even get a proposal! I felt that All-out's philosophy blended well with what I was hoping. Some places will suggest replacing virtually everything. If you have an older home with nice moldings, trim, etc. that will have implications on potentially losing value. All-out had a nice balance between replacing and scraping/encapsulating. I'm very pleased that I made this decision. I was on a tight schedule and they worked very hard and flexibly to meet my deadlines. Each unit took just under a week to do, and Peter Larkin would call me probably every other day to let me know how things were going. I appreciated the frequent communication given my tight deadline. Peter, Bryan, and their team completed the entire project on time and on budget (a rarity in today's world!). They worked hard and were very responsive. I plan to hire them again to do exterior work.

We purchased an investment home and uncovered lead paint during the inspection. Peter came out on short notice to review the inspection report, explain the work in detail, and give us an estimate. Peter's estimate was significantly lower than the two other deleaders that we received estimates from. Cheapest isnt always the best but Peter had a lot of very positive reviews on AL so we were comforted that in his case, cheap didnt mean shoddy. Once we closed on the house, Peter was able to get his team out on short notice and spend 2 days encapsulating the entire house. Peter coordinated the post-encapsulation inspection seamlessly - in fact, i was pretty surprised at how quickly and easily the whole process worked. Peter was very responsive to phone calls throughout the entire process and would call to give me status updates from time to time, which really set my mind at ease. Peter was one of 3 Angie's List deleaders with whom we discussed the job and received proposals. While his proposal was the least professional "looking" of the 3, the price was very reasonable (within $500 of another and $10k less than the third). And while the "old school" personality might have concerned some, both my wife and I seemed to agree that we liked and trusted him to do a good job. Some holiday miscommunications (and major hassles with the tenants) to the contrary, once it came time to start the work, Peter and his team were the model of quick, thorough, and communicative efficiency. Even with multiple wrinkles thrown at them, like needing to do work on one unit at at time, managing a rabid type-A overprotective mother, scheduling all of the required inspections, and weathering a solid week of frigid cold... the entire team jovially went about replacing a whole house worth of windows and carefully completing a moderate amount of deleading work as if it were a picnic. Oh, and the windows... locally manufactured, triple-pane, low-e, argon double hungs with a .22 u-factor. For the basement, nice slider (rather than hopper-style) windows. Our house is 10 degrees warmer now without even having touched the thermostat. We couldn't be happier with the product quality. Our experience with All Out has taught us an important lesson about contractors: Shiny, stenciled trucks and smooth, well-dressed salesmen may be reassuring, but they aren't always a prerequisite for getting a tricky job done and done right. We'll definitely be bringing them back out this Spring/Summer to complete the outside work.
