Description of Work: Service provided by workers and materials was excellent. I would recommend All Out Deleading to anyone. I was very happy with work done by them 4 years ago and went back to them for additional work this past month. I had new replacement windows now. Peter's team was prompt and they did great work. The project only took 4 days to complete and we are very pleased with our decision to use All Out Deleading.
Description of Work: Peter replaced 21 windows, 19 of which tested positive for lead paint, in our house built in the 1960's. The lower level windows were all framed and the rest of the windows were scraped to remove all the lead. Peter also scraped our door and repainted it the original color.

This went very well. Mr. Larkin performed the work within the promised time, and there was no problem passing re-inspection. The fee was a tad higher than expected, but I had a coupon which he honored which brought the fee down to a little less than another company (he did not know about it when I first spoke with him and engaged him, so I know the price proposed was honest) He was easy to work with, came up with good solutions to unexpected problems, and also found and eliminated additional lead that had not been found on the first inspection by another company. While all that increased the cost, the cost increase was very, very reasonable, and he was sure to give me the opportunity to see for myself, and to first to get authorization. If deleading can be a good experience, this was it -- it was a very good experience, and I recommend this company.
Description of Work: My rental house had to be deleaded as I was renting to a family with a child under 6, and although I had other tenant applicants first, these seemed like ideal tenants, and it made sense to finally do it.

Description of Work: I called All Out Deleading requesting some information on paint testing. Peter Larkin responded back to me quickly explaining he didn't do the testing but the removal of lead paint. He offered a name of a person who does testing for this in the area. If we do end up having to take care of a problem he will be the first one I call. Thanks for getting back so fast!

Description of Work: Peter was very knowledgeable when he came to our home to provide a lead estimate. During the walk through he provided very good advice and thoroughly explained our options. His price was competitive (around $4000) and we decided to move forward with him. We scheduled the work and agreed on a start date. Peter called us the Thursday before the work was to commence (on a Monday) and said he would not be able to complete the job. This was despite multiple attempts that we made to get in touch with him to confirm the start date. (He was also difficult to get in touch with during the estimate process.) We have a baby on the way and communicated to him multiple times that we had to have the work done by a certain date, which he assured us would not be a problem. We were incredibly disappointed with his response. Given the explanation he provided for his inability to start the work, he should have contacted us much sooner so that we could arrange to have the work done by another contractor. We were very surprised with this outcome given all of the positive reviews; we would have loved to avoided this hassle.

My home had been deleaded about 7 years prior, but several areas (doorframes, baseboards, etc) had chipped and worn. Peter and Brian inspected the home, provided a thoughtful analysis and estimate, and performed all of the work as expected. In addition, I had a very specific scheduling need for when the work would be performed, and they happily accommodated. At all times they were a pleasure to do business with, and my family is happy with the results. We will absolutely do business with All Out Deleading again whenever their services are required.

I would absolutely recommend his services for a few reasons: First, he was knowledgable and prepared to perform all of the required work. Second, he was extremely helpful and thorough in discussing the lead remediation options available, the pros & cons, potential timelines, working with a Condo Association, obtianing reinspections, and every issue we raised. Finally, his price was the best of the 3 companies (all on A.L. and the MA State website) that we obtained bids from. Ultimately we did not complete the de-leading in our unit as the tenants have no young children but if we do the repairs in the future, we will definitely use All Out DeLeading.

The house is 100 years old and none of the corners are square anymore, but they coped just fine. The price was somewhat lower than we were expecting based on an earlier deleading effort in other areas of the house. He handled our special requests at no extra charge (e.g. we wanted "no-VOC" paint used as primer). They were very prompt in returning phone calls and emails, and the whole job took only 2 days once they got started.
Description of Work: Deleaded an enclosed porch with 10 window replacements, sealing windowsills, removing flaking paint and "making intact" the area, hanging a new replacement door (we purchased the door separately from Home Depot).

I WANTED TO RENT MY UNIT TO A FAMILY WITH CHILDREN UNDER 6 AS PER MASS LAW THIS UNIT MUST BE DELEADED I CALLED ALL OUT DELEADING WHO ADVISED ME THAT I NEEDED TO HAVE A LEAD PAINT INSPECTION DONE ON THE PROPERTY FIRST. I THE CALLED ASAP LEAD PAINT INSPECTIONS WHO PERFORMED THE INSPECTION AND GAVE ME A REPORT INDICATING THE AREAS IN THE UNIT THAT HAD LEAD PAINT I GAVE THE REPORT TO ALL OUT DELEADING AND WITHIN A WEEK THE UNIT WAS DELEADED ACCORDING TO THE SPECIFICATIONS IN THE REPORT. I THEN CALLED ASAP BACK TO REINSPECT THE UNIT THEY ALSO TAKE A NUMBER OF WIPES WHICH ARE SENT TO AN INDEPENDENT LAB TO ASSESS IF THERE IS ANY LEAD PAINT DUST IN THE UNIT. THIS TAKES A COUPLE OF DAYS. ALL THE WIPES PASSED INDICATING THAT ALL OUT DELEADING HAD CLEANED THE UNIT TO SPECIFICATION. THE UNIT PASSED ASAP THE LEAD PAINT INSPECTION COMPANY THEN ISSUED ME A LEAD PAINT CERTIFICATE OF COMPLIANCE PLEASE NOTE THAT THE PRICE DID NOT INCLUDE THE COMMON AREAS OF THIS 2 FAMILY HOME AS THIS BEEN DONE PREVIOUSLY IN 1996
Description of Work: DELEADED 3 BEDROOM APARTMENT AS SPECIFIED BY STATE CERTIFIED LEAD PAINT INSPECTOR. REPLACED ALL WINDOWS IN UNIT DELEADING WAS PERFORMED BY SCRAPING, DIPPING. Peter Larkin was very responsive and helped us get nice looking wood windows when we said we didn't like the way vinyl looked. He brought over a sample window and haggled with the window company to get us the chrome window hardware we preferred. And they look great now! The work was done done very quickly. We were out of the house for about 5 days, but only 1 or 2 days was the lead work, the rest was re-inspection and painting. I asked them to repaint the stripped and new wood and that was maybe a mistake. They aren't as meticulous painters as painting companies I have used in the past. For anyone else, I would recommend hiring a different painter. We were just eager to get back in the house before our second baby was born and didn't want to coordinate with 2 different contractors. When the windows settled a bit and developed gaps between the sash and the jamb, Peter sent someone out immediately to adjust the window. As for price, I didn't really shop around. I just picked a high rated deleader from Angie's list. The clean up aspect is a little hard to evaluate without lead kits of our own, but our son's lead levels have gone down since we had the work done, so it was well worth it. Also, our house is warmer with the new windows.
Description of Work: All Out Deleading did lead abatement on our 2 bedroom condo. They replaced 11 windows -- 9 with wood interior/aluminum clad exterior and 2 vinyl. Stripped or covered lead paint on 1 bathroom door, back door, kitchen door frame, enclosed porch railing. Repainted all stripped wood and painted the wood on the new windows.

I decided to contact All Out Deleading following the reviews on this web site. Peter responded quickly to my inquiry. His price was very reasonable. Throughout the process Peter was very responsive and accommodating. He always did his utmost to provide the best service and solve any problems quickly and effectively. His workers were professional and clean. The windows are excellent and we are very happy we now have a safe environment for our children.

Our All Deleading did an outstanding job from start to finish. Peter was on time for our initial meeting at the house. He didn't rush as we walked through the house answering all my questions. (All Out Deleading was one of four companies I contacted for an estimate.) It was immediately apparent he wanted my business and spent the time to understand the scope of the job. At the end of the the walkthrough of the house, Peter spent a few minutes putting numbers together, and provided a quote. He guaranteed that price and asked for payment ONLY after the inspection was complete and passed. (I also contacted the inspector who vouched for his work and the fact that he has a reliable history.) All Out Deleading won the job based on a very fair price and recommendations from the inspector who is on their list on contractors. All Out Deleading also meet a tight schedule for both apartments as they were in the process of being rented out. The workers were knowledgeable and very clean. Both jobs were finished on time and passed inspection the first go around. The finish work where the moldings were removed was done professionally. In summary, the cost of the job was very fair, the quality of the work couldn't have been better and the job was done on time. Peter was very accommodating as he fit our job in to help us meet a tight schedule as tenants were moving in and those dates were fixed. Inspections for both apartments passed the first time. In addition, Peter coordinated the inspection and handed me a certificate on completion and compliance of the contract.
Description of Work: All Out Deleading was hired to remove lead from a two family house approximately 85 years old. Peter came to the house and did a walk through with me to discuss his plan on removing areas with lead paint. His recommendations included removing molding around windows and doors and scraping where it was cost effective. Lead was removed from multiple areas in the house including common areas to the two apartments, all bedrooms in both floors, front porch and all bathrooms.

We had a very good experience with Peter Larkin who did some deleading work on our home. He worked around a tight schedule to finish the job on time when we told him that we needed to complete the deleading by a certain date so that our new tenants could move in. He stuck to the schedule, despite the fact that one of his workers got sick that week. He even worked over a weekend to remedy a problem when the job initially didn?t pass inspection, and did not charge extra for the additional work.

It went great. We were out of town for a week and Peter and his team were able to finish the job (that was estimated to take longer) before we returned. Peter also honored the Angies List discount, saving us almost 20% of the cost of the work. Highly, highly recommended. Updated 11/5/10: We still have a small amount outstanding work that needs to be completed, and Peter has been totally unresponsive. Very disappointed. Suspending review until the work is complete. Updated 4/21/11 - Finally called the inspection agency in early March to see if we could finish up the work, fortunately the agency has a good working relationship with Peter. They were suprised that he had been as uncommunicative as he had been, and was able to schedule the outstanding work. The outstanding work was completed in about half a day, and then we had the inspection the following week, everything passed and we are now certified. I liked Peter, was very satisfied with the work he did, and would recommend him to others, however in our experience the process itself took longer than it should have, and we were disappointed in the lack of communication.

Excellent. Peter Larkin was truly a pleasure to work with -- he is down-to-earth, honest, diligent and constantly willing to work with you to make sure you are satisfied with his work. He values each of his clients and really takes the time and effort to make sure the project runs smoothly. We had bought our house in January 2010 and wanted to move in by the end of May, after extensive remodeling and then deleading. I hired a general contractor to do the remodeling work, which was supposed to be completed by April; and hired Peter for the deleading, which was to begin as soon as my contractors were done. Unfortunately, the remodeling work went completely past deadline and I still needed to move in at the end of May. Peter constantly checked in with me throughout this period and was so understanding of our situation. He was ready to jump in to get the deleading work done as soon as my contractor could clear out -- and he did. He exceeded both my husband and my expectations by going the extra mile to bring in extra crew members and work on weekends in order to finish our project within a few days. I was impressed by Peter's flexibility and acumen. Unlike any other contractors I've worked with, Peter was extremely intelligent and thoughtful about how to proceed with the project given the circumstances. Because we needed to move in within an extremely short period of time, Peter prioritized the critical items needed to get an initial lead inspection to allow us to move in; painting the windows white and completely the exterior work was done afterwards. This allowed us to move in and avoid both staying at a hotel and finding a storage unit to store our stuff. In addition, because we had a newborn I wanted all of the painting to completed with zero-VOC paint. Peter understood this concern and proceeded exactly as we requested with Benjamin Moore's zero-VOC paint. The project was a big one and involved a significant amount of communication, and I can honestly say that I was constantly impressed by Peter's responsiveness, positive attitude and eagerness to help or make sure that I was satisfied with the work. His crew members were also extremely pleasant, knowledgeable and hardworking. I paid Peter in three installments -- his price was very reasonable and his wonderful service led us to feel like we really got more than what we paid for. My husband and I highly recommend Peter Larkin.
Description of Work: We had our 1930 colonial completely deleaded by All Out Deleading. This included replacing 12 grid windows, 3 basement windows, and encapsulation work on doors, baseboards, and exterior surfaces.

We had a great experience with Peter from the very beginning, as he was very good about calling back and keeping us informed. He was very accommodating in working with our schedule and gave us a thorough estimate. We were working with a pretty tight deadline and he got the work completed very quickly and to our complete satisfaction. Peter is a pleasure to work with and does exactly what he says he's going to, when he says he'll do it.

We sought out All-Out Deleading after discovering that the windows we had been planning to replace had lead paint all over them. They were able to offer us lead safe practices and full clean-up without the hefty price tag of a full abatement (one company estimated the job at $30k). Peter worked with us to develop a plan that was affordable and dealt with several other small projects we hadn't been to get anyone else interested in doing. We had a rather large hiccup when the duct tape used to tape down the plastic sheeting took the finish off of our floors. But Peter willingly hired someone at his own cost to refinish all of our floors. We were out of our house a few extra days but the floors look better than they did before. All in all we are very happy with the work and think a company that is so willing to fix a problem is worth a lot! We'll hire them again when we need to do work.

I am extremely pleased with the deleading/restoration work performed on my condo. After attending a one day training seminar sponsored by the City of Boston, I opted to find a licensed deleader. Thanks to Angie's List I found Peter and All-Out Deleading (the City inspectors also vouched for the quality of his work). Peter initially explained the lead inspection report and discussed the work to be preformed. He was upfront on when the work could be started and the estimated length of time to complete the job. Upon completion my wife could not identify what was replaced or changed. The final paint job was immaculate and every room was spotless. More important the condo passed received a Full Compliance letter without any issue. Peter also checks email and phone messages regularly and is quick to respond to them. For my first Angie's List report, I strongly recommend Peter's services.

Peter was very reliable and always answered phone messages, usually within a few hours after receipt. He was accommodating in scheduling times for his estimate and other meetings, which was helpful as my husband and I both work long hours. His price was reasonable compared to other leaders. He did not require a deposit for our smaller job and finished work promptly after we signed the contract with him. The work was well-performed. It is difficult to tell where the woodwork was replaced. I highly recommend him.
