It seemed like a pretty big waste of money. Mike crawled under the addition and noted a couple items. He also checked under the deck and noted some joist hangers that were rusted. But on these inspections no one wants to take ownership, so in the end we didn't get much out of it.
When it comes to the report, it took way too long. We had the survey at 8am on Monday morning and didn't get the report until nearly 2pm on Friday afternoon. Debbie Spurlock was pretty rude when responding to our inquiries about when we would get the report. When we did receive the report it didn't have any information we didn't already know. But it was full of fluff about the weather in Cincinnati and how the freezing and thawing makes foundations shift. In the end we wasted a whole week of negotiations for nothing.
I wouldn't use or refer Cole Engineering in the future.
I had earlier had the same engineer(Rick Graman) come to my house because I had received 3 different recommendations about what kind of piers to put in ($5000-$7000) from 3 different foundation repair companies regarding a stair step crack in my brickwork. Rick recommended that I just observe the crack rather than any repair at present. Over the next 4 months after rains, the crack has almost completely closed.
He did however point out another area of the foundation wall on the other side of the house that was bowing recommending that if I put in some support now in order to avoid problems in the future.
Mr. Cole was on time, very professional and did a fabulous job! He gave me a full report in a expedited timeline considering our deadline for inspection. He was able to give me very clear information which helped us to know exactly what we were purchasing and what needed to be done to bring the home up to standards put in place by engineering standards. This gave us negotiating room to be able to allow for future improvements that are needed. We did decide to purchase the home and will be doing the suggested improvements necessary. Thank you for the great service. It was the best service I received during the whole home purchasing experience no question about it.
Rick recommended 3 companies to do the repair. The company we chose was very familiar with Cole's work and it was helpful that they have a working relationship.
The drawings were clear and concise.
I would definitely use this firm again in the future and would recommend them to anyone.
